The house is ideal for large families, groups of friends and family reunions. The villa can accommodate up to 16 people, and consists of 6 bedrooms, 3 bathrooms, large common areas for eating and socializing. Outside you will find a private pool, a well-kept garden, an outdoor dining area, a BBQ, and an annex. Its location is perfect for exploring Tuscany. Florence 80 minutes. ========================= DESCRIPTION OF THE HOUSE: GROUND FLOOR: Entrance, dining room, hallway, study and kitchen. In the ground-floor studio, it is possible to add 1 bed upon the guest's specific request, if there is a guest who has difficulty climbing stairs and prefers to sleep on the ground floor. Request this option at the time of booking. The kitchen is equipped with fridge, freezer, stove, oven, microwave, dishwasher, Italian coffee mocha, kettle, cups, glasses, plates, cutlery, crockery and various utensils, pots and everything you need to cook. FIRST FLOOR. ============= Living room with sofas and TV 2 bedrooms with double bed full bathroom washbasin,bidet, bathtub toilet. THIRD FLOOR: ========================== 2 bedrooms with a double bed and a single bed, 1 bedroom with 3 single beds Maximum capacity 16 beds. IMPORTANT: Room 5 is accessed through room 4 as you can see from the photo. For the little guests, there are 2 baby cots for which you are kindly requested to bring the linen, including waterproof sheets. IMPORTANT: THE THIRD BATHROOM IS LOCATED IN THE ANNEX OUTSIDE ADJACENT TO THE LIVING AREA. OUTDOOR SPACE DESCRIPTION: ============================= Parking inside for your cars, garden with above ground octagonal wooden shaped pool 5.00 x H 1.20 , barbecue, annex with washing machine and bathroom with shower. At your disposal near the kitchen is a large table with chairs for lunch in the shade of the old wisteria. A high wall surrounds the property giving you total privacy. The outdoor space lends itself to welcoming your pets in total safety as there are no escape routes. Guests are kindly requested to communicate if there are pets, as there is a cleaning fee per stay. Please always indicate the exact number of guests to verify the actual cost, as there is an increasing price above 13 people. Guest access IMPORTANT: The parking lot mentioned above is intended for 4 cars. Van, minibus, etc. can be parked in the village square on Viale Gambacorti, (Free parking) a few meters from the house. Other things to note POOL OPENING AND CLOSING. ============================ from May 1 to September 15 depending on the actual weather conditions. the pool is for the exclusive use of guests. Beach or pool towels are not included in the bed linen and bathroom, please bring your own. AIR CONDITIONING AND HEATING. ======================== Air conditioning in the 6 bedrooms only available for the summer. Electricity consumption is not included in the rental price, as well as heating gas in the winter period, consumption can be detected by the house meter and must be paid separately via Airbnb. UTILITIES ================== bus stop to Pisa is a 5-minute walk from the house. Ripafratta station train station for Pisa/Lucca and, therefore, other destinations, a 20-minute walk from the house. Recommended car, rent at Pisa airport. LOCAL REGULATIONS: HEATING ==================== According to local regulations, the heating in the winter can be turned on for a maximum of 11 hours per day. TUSCANY REGIONAL LAW Turning on the heating takes effect from November, and ends in April. In the winter, the heating gas is not included in the price of the rental and must be paid separately, consumption detectable by the house meter THE FIREPLACES THAT APPEAR IN THE PHOTOS ARE ALL DECORATIVE.
