The kitchen is equipped with fridge, freezer, stove, oven, microwave, dishwasher, Italian coffee mocha, kettle, cups, glasses, plates, cutlery, crockery and various utensils, pots and everything you need to cook. FIRST FLOOR. ============= Living room with sofas and TV 2 double bedrooms and full bathroom washbasin,bidet, bathtub toilet. SECOND FLOOR: ================== Double bedroom full bathroom with washbasin,bidet, toilet,and shower. THIRD FLOOR: ========================== 2 bedrooms with a double bed and a single bed, 1 room with 2 single beds Sleeps 14. IMPORTANT: Room 5 is accessed through room 4 as you can see from the photo. 2 baby beds are available to small guests, please bring linens including waterproof towels. IMPORTANT: THE THIRD BATHROOM IS LOCATED IN THE ANNEX OUTSIDE ADJACENT TO THE LIVING AREA. At your disposal near the kitchen is a large table with chairs for lunch in the shade of the old wisteria. A high wall surrounds the property giving you total privacy. The outdoor space lends itself to welcoming your pets in total safety as there are no escape routes. Guests are kindly requested to communicate if there are pets, as there is a cleaning fee per stay. Other things to note POOL OPENING AND CLOSING. from May 15 to September 15 depending on the actual weather conditions. the pool is for the exclusive use of guests. Beach towels or pool towels are not included in the bedding and bath, remember to bring your own. Electricity consumption is not included in the rental price, as well as heating gas in the winter, consumption can be detected by the house meter. Ripafratta station train station for Pisa/Lucca and, therefore, other destinations, a 20-minute walk from the house. Recommended car, rent at Pisa airport. LOCAL REGULATIONS: HEATING ==================== According to local regulations, the heating in the winter can be turned on for a maximum of 11 hours per day. TUSCANY REGIONAL LAW Turning on the heating takes effect from November, and ends in April. In the winter, the heating gas is not included in the price of the rental and must be paid separately, consumption detectable by the house meter THE FIREPLACES THAT APPEAR IN THE PHOTOS ARE ALL DECORATIVE.
