The villa is arranged over two floors and offers 8 bedrooms (3 double rooms and 5 twin rooms) and 6 bathrooms, making it ideal for large families or groups of friends. Each floor features a comfortable living area: on the ground floor, sofas perfect for reading and relaxing; on the first floor, a lounge with TV and coffee table for shared moments. The large frescoed hall, furnished with antique pieces, is perfect for elegant and convivial dinners. The modern induction kitchen, spacious and well equipped with a large refrigerator, is designed to comfortably cater for larger groups. Outside, the private pool area offers a relaxing retreat with gazebo, chairs and sun loungers for all guests. Just a few steps away is the BBQ area, equipped with two large grills and a convenient outdoor dining table; from here there is a direct view of the pool, especially practical for families with children. A villa that combines generous spaces, privacy and comfort, where Tuscan tradition meets the pleasure of truly feeling at home. Guest access The villa is entirely for the exclusive use of guests and features private, non-shared entrances, designed to ensure both privacy and convenience. Access is directly from the private parking area, located next to the villa: once parked, guests immediately reach the pool area and one of the original noble entrances, with no shared paths. There are four entrances in total. Two are the historic main entrances, leading directly into the main hall and allowing natural ventilation throughout the house. One entrance provides direct access to the kitchen, particularly convenient for daily use and outdoor dining, while a fourth entrance leads to the internal staircase serving the upper floors. The private garden, partially bordered by hedges, includes the pool area with furnished patio, the exclusive barbecue area and a covered outdoor dining space, all reserved for guests. A private, unattended parking area is also available for the villa. A layout that combines simple, private access with well-organized spaces and the authentic charm of a historic villa. Other things to note The villa offers generous indoor and outdoor spaces, designed to allow everyone to enjoy the stay in complete freedom and comfort. The large interiors and private garden make the property suitable for families with children, who can move around and play safely. NO EVENTS. The villa was a summer house and therefore has no heating, and is available only from the first Saturday in May to the first Saturday in October. To ensure a relaxing stay for all guests, we kindly ask that quiet hours from 11:00 pm to 9:00 am are respected. When travelling with larger groups, special needs may arise: in these cases, we are always happy to discuss and find a shared solution. Free Wi-Fi is available throughout the property. We provide bed and bath linens, as well as pool towels, so you can enjoy a carefree stay. In front of the villa lies a beautiful, authentic cypress-lined avenue, one of the few still intact in the area, offering a truly Tuscan setting and a memorable sense of arrival.
