The space Stay in this approximately 400 sq. ft. ensuite room with private bath in a custom built 1961 Atomic Ranch home with its own entrance during your stay. Located within the City Palm Springs in the Little Tuscany neighborhood, the home is perched above Palm Springs with sweeping views of the surrounding mountains, the tram, the windmills and the valley floor. The home is approximately 1.5 miles from the shops on Palm Canyon Drive in Palm Springs and convenient to many of the area attractions. It is a great retreat. An evening walk around the neighborhood or just standing on the property offers wondrous views of the stars and the city lights. In February 2017 two homes up the hill from The Perch were on the Modernism Week tour and published in Palm Springs Life Magazine while several other homes in the neighborhood have been on tour as well for several years in a row. "The Perch" situated adjacent to the open desert and believe guests should experience the desert environment and how we live. "The Perch" is part family home, part desert camp. The studio / room itself is attached to the main house and therefore not completely soundproof as what you might experience in a hotel or when renting an entire house. The entire suite itself is yours but common outdoor spaces may be shared. We as the owners live on the property. Pool and spa heating is an added charge payable before heating. A 1 day notification is required in order to heat the pool. Guests can contact host after booking to purchase pool heat for the home. Spa heating is $35 a night after 5 pm. No refunds on pool heating. Access permitted to backyard with, pool, lounge areas, decks and gardens. Sunbathing au natural is permitted. If there is availability, guests can arrive early or stay late for an added $35 charge to enjoy the grounds. The room is set up primary for 2 adults with a king bed and a couch. 2 children under the age of 12 are also allowed. Several people have asked to bring extra people, so we have allowed up to 4 adult guests on the property with the extra people, renting a second room. If you have up to 4 adults in your group (plus kids) there is an adjoining room for rent that has its own bath as well. Each room has a king size bed. Guest access Private Entrance, Private Room with Private Bath, Kitchenette Amenities, Patio and Access to Backyard with pool. Sunbathing au natural is permitted. There is a common wall with the adjacent guest room. This is a home share rental versus a whole house rental so common areas are shared. RULES & REGULATIONS AGREEMENT All Airbnb's in Palm Springs including this one are required to do the following: Upon or before arrival. ALL gusts will be required to sign the City of Palm Springs Rules and Regulations form and abide by all City rules, regulations, and requirements including but not limited to providing a copy of a valid government ID for all guests, signing and abiding by a contract. renter must be at least 25 years old per City law. City of Palm Springs (PSMC 5.25.070). Guest required to provide email address allowing the host to email the guest the required documents prior to check in. Noncompliance with signing the forms or any aspects of the City requirements for equates to denial of your entry to the room with NO REFUND or a $700 charge against your security deposit. The City's Rules and Regulation form basically states you have read the good neighbor policy which is on the City's web site and can be fined for not complying. It mostly relates to noise and parking as vacation rentals are in residential neighborhoods. Please visit the City's web site for more information. All vacation rentals in Palm Springs must comply whether they list it on the AirBnB posting or not. CHECK OUT Unless a prearranged agreement is made, please vacate the property by 11 AM on your last day. By City law we need to check you in. If available late check out can be arranged for $35. Please let us know when you check out. ADDITIONAL GUESTS Please do not bring additional guests onto this property unless previously approved. All guest must be register and provide ID. HOLIDAYS & SPECIAL EVENTS For Coachella Festival, White Party, Modernism Week, Stagecoach, other special events and holidays, a 3 night minimum stay is required. SECURITY DEPOSIT The security deposit is refundable by AirBnB if upon departure the home is in a clean rentable condition, there is no damage, there are no violations of local and other laws, the house rules were abided by, and all taxes and fees have been paid. Guests are expected to wash all dishes used and put them away, take trash to the outside bins, put anything back they used and leave the home the way you found it. The standard cleaning fee takes care of the laundering of all the bed linens, towels, wiping down and dusting of all surfaces, bathroom cleaning, and cleaning floors and windows. The owner may withhold all or part of the deposit if any of the house rules are broken. Cause for withholding deposit funds include, but are not limited to, the following: **Damage to the premises or contents **Missing items requiring repair or replacement **Excessive cleaning required **Lingering smell of tobacco smoke, incense, etc. **Staining of linens **Charges for mailing personal items left behind **Evidence of more persons using the property than were authorized **Evidence of persons other than the RENTER checking in **Evidence of a pet or animal that wasn't authorized **Unauthorized late check out **The City's Rules & Regs and a contract were not signed or not abided by. **Violations of the signed contract between AirBnB guest(s) (renter) and owner **There is more than one vehicle per room rented. **Violation of laws LIABILITY You are using this house, pool and hot tub at your own risk. There is no lifeguard on duty and there is no physical barrier between the house. You swim at your own risk. Please monitor your children at all times. By renting this property you are fully responsible for occurrences or accidents that happen to yourself or anyone with you and by making accepting this AirBnB reservation you hold the owner and agents harmless. RENTER recognizes and acknowledges that there are certain risks of physical injury to RENTER and or their guests which may occur on the premises, including but not limited to injuries associated with the use of the land and pool. RENTER agrees to assume the full risk of any such injuries, damages or loss, regardless of severity, which RENTER, RENTER’s child/ward, and/or RENTER’s guest, may sustain as a result of participating in any activities connected or associated with any such use of the facility. RENTER waives and relinquishes all claims RENTER or RENTER’s child/ward or guest may have against The Perch, agents, servants and employees as a result of personal injury suffered while on The Perch’s premises. RENTER hereby fully releases and discharges Dennis Woods and others from any and all claims from injuries, damage or loss which RENTER or RENTER’s child/ward or guest may have or which may accrue to RENTER, Renter’s child/ward or guest on account of RENTER’s utilization or the utilization of RENTER’s child/ward or guest in any of the The Perch’s facilities.
