Chicco di Grano is the most intimate and romantic of our apartments, designed for two but also perfect for three. White and blue, fresh, bright, and thoughtfully styled. Private pergola with colorful flowers, jasmine and wisteria, with dining and lounge areas overlooking endless countryside—the Italy people dream of. Living area with fireplace, equipped kitchen, new bathroom and bedroom. Pool: mid-May–mid-September, opening earlier or staying open longer if weather allows. A place for the soul. The space La Panoramica Gubbio is a small, human-scale property with just three apartments and two cottages — a place for a few guests only, never crowded by choice. The pool is reserved exclusively for guests and offers generous space and privacy. The garden is large and varied, with quiet corners for solitude and others to share: a hammock among the trees, shaded gazebos with seating, a barbecue with dining area, a bocce court and a solarium. Each unit also has its own private garden, with a furnished outdoor area including a lounge and dining space. There is no television, by choice. Instead, a small open-air library, hidden among the ivy. Wi-Fi is available throughout the garden. The location is particularly pleasant: set at around 600 metres above sea level, on top of a hill with wide views over the medieval town and the unspoiled countryside. It is naturally ventilated, shaded by mature trees, and in summer it stays noticeably cooler than the valley below. Often chosen by thoughtful and interesting people, La Panoramica Gubbio is a place where time seems to slow down — a break from everyday noise, or a meaningful stop on a longer journey through Italy. What you find here is not a hotel. It is a place that becomes yours — to live as you wish, at your own pace, in your own way. No restaurant, no reception, no schedules. Just your apartment, your garden, your time. Everything is entirely self-managed — and that is exactly the point. Those who arrive often find it hard to leave, and wish they had booked a longer stay. Guest access Guests have access to the entire property, with respect for others present. The pool is reserved for guests only. The garden is spacious and varied, with several relaxation areas (gazebos, hammocks, barbecue, pétanque court, sun deck) available for use. Each apartment also has its own private outdoor space, furnished with a dining area and lounge. There are no hotel services (restaurant, reception): the stay is self-managed. Other things to note Pool: generally open from mid-May to mid-September, with the possibility of earlier opening or extended use if weather conditions allow. In the Umbrian countryside, within a rural property, the presence of animals is natural. Some are delightful, such as deer; others may be less familiar, like small mice or ants. In an authentically natural setting, their presence is normal and in no way related to a lack of cleanliness, nor entirely avoidable. The property is self-catering: breakfast and meals are not provided, while bed linen is included. It is changed weekly. Early check-in and late check-out are possible upon request, subject to availability. The fireplace can be used; firewood may incur an additional cost.
