Description

A private gate takes you directly onto the South Downs with some lovely foot and cycle paths on your doorstep. Close to the beach and city, Chichester, Portsmouth, Southhampton, Winchester, Goodwood and Witterings beaches are in easy reach while Liphook station takes you to Waterloo in an hour. Ripsley is a place to get away from it all. Great for cyclists, walkers, couples and families. The pool and tennis court are available from May to end Sept/early Oct, Mon- Sat 9am - 1 pm. The space The Cottage has a private entrance and parking for up to three/four cars. It is a 30 second walk through the grounds to the private gate that takes you onto the South Downs, as there are no roads to cross walks and cycle rides are easy with children . Guests have exclusive use of a private patio area with BBQ and a large garden outside of the cottage leading up to the main house (there are garden games, football posts, swing ball, Badminton, croquet etc). Guests also have use of the azalea grove where the fire pit is located - a great place to relax in the evening and logs are in full supply from the log shed. There are two sitting areas, one in the kitchen/dining area upstairs and downstairs in the main sitting room/games room where French doors lead onto the patio, garden and azalea grove. In the sitting room/games room there is a 52" smart TV with Netflix, great for cosy nights of film watching, a woodburning stove and DVD library that includes some of the latest releases as well as a large double sofa bed, downstairs w/c and table tennis and pool table. There are also garden toys/board games and indoor toys available for children of all ages. Apart from central heating there are two woodburning stoves - one in the sitting room/games room, the other in the master bedroom. The kitchen has a dining table for seven (a high chair is available) , an American fridge freezer and kitchen amenities including a dishwasher, cafetiere and blender. To ease your way into your stay with us we supply a starter 3 day supply of goods , including: coffee, tea, sugar, dishwasher tablets, washing up liquid, toilet roll, rubbish bags and basic cooking ingredients - oil, salt/pepper/spices. We also supply a basket pf logs as well as matches and firelighters. There is a shower room upstairs with power shower and w/c, a w/c downstairs and an ensuite bath to the master bedroom with a roll top bath and basin. In the master bedroom there is a woodburning stove and king size bed. In the second bedroom there is a double bed and a French sleigh/day bed that can be used as a bed for a child up to aged 9yrs. For a seventh and eight adult guest there is room in both bedrooms for two additional single bed truckle mattresses. We know babysitters we can recommend for your stay, housekeepers for extra help and a masseur who will make home visits. We supply a PDF of the area, including recommended places to visit/ walks, local recommended pubs/restaurants and things to do. Guest access The entire cottage, patio and lawn outside of the cottage leading up the main house is available to guests. The gate that leads from the grounds directly onto the South Downs is a thirty second walk from the cottage through the grounds. The cottage has a private patio area with a BBQ and space for sitting outside. Children are welcome to play in the azalea grove and on the sunny garden area leading up to the main house where football posts are situated. The pool and tennis court are available from Monday to Saturday, 9 am-1pm. The garden available throughout the week and weekend has a tree swing, swing ball and football net and we leave outside toys in the cottage. If two/three guests would like to use the two bedrooms and the sofa bed/ truckle mattress there is an additional payment of £30. If you require extra bedding during your stay for a changeover of guests staying with you, there is an additional payment of £20 . Due to family life the cottage is not recommended to guests who would like to entertain visitors. Other things to note We have a family dog, a 5 yr old chocolate labrador called Maddie. She has no access to the cottage. but if she set you she may come up and say hello. We offer a housekeeping service. Our housekeeper will wash and press clothes for £13 per hour. Otherwise there is a laundromat and laundry service available. For guests staying longer than a week, linens/towels are changed weekly and there is a weekly £30 ( 2 hr) cleaning fee paid directly to the housekeeper after the first week. Sorry, legalese, but if you do wish to use the garden games/fire pit, you use them at your own risk and are solely responsible for the health and safety of your guests and other party members during the stay. There is an ordinance survey map at the cottage and links in the PDF sent prior to your arrival for you to plan walks/trips prior to your stay. We also recommend local pubs/restaurants and send contact info. for local things to do. The cottage is a shoe-free zone, thank you!
