*** Cornwall Tourism Awards Self Catering Accommodation of the Year, Silver winners.*** Award winning attractive stone converted 4-bed barn in Tamar Valley providing superior accommodation for up to 8 people with stunning large open plan modern kitchen / dining / living space, private securely fenced garden with a hot tub for your exclusive use, access to tennis court, and extensive grounds including orchard, woodland and shingle river beach. The space Kingfisher Barn is an attractive stone converted barn which provides superior accommodation for 4-8 people staying at Lower Marsh Farm. Set over two floors, the top floor boasts a large open plan lofty beamed ceiling kitchen / living area (approx 5m x 10m) with oak flooring, dining table and a fitted kitchen with all modern conveniences. Outside there’s a private securely fenced garden area including a hot tub, table and chairs for al-fresco dining, a tree perfect for kids to climb on and herbs for adding to your dinner. Guests have full access to all the amenities here at Lower Marsh Farm – including tennis court, orchard and picnic area, basketball hoop, woodland and private shingle river beach (around high tide swimming, SUP etc is possible). Also, we are Cornwall Wildlife Trust Members which gives our guests access to their wildlife education sessions for children which include mini-beast safaris, rock pooling events and bird box making. You can also purchase discounted tickets for the Lost Gardens of Heligan. Children and babies are welcome and we have a cot, high chair and stair-gate available by prior arrangement (plus, we can provide baby bath, toys etc). We have ample parking and storage areas for bikes and surf boards. Dogs are also very welcome. Your garden is securely fenced and there are plenty of walks straight from your front door (and a hose pipe for washing them down if needed!). There is free roaming poultry at the farm so your dog needs to be kept under control around these and if you allow your dog on your bed, please bring blankets to protect the bed linen. After a day of exploring the Farm and nearby areas, relax with a drink in front of the roaring log burner – you are welcome to use wood from our wood store. There are so many things to do here and out and about, but for any rainy days, the barn comes complete with a 49″ wall mounted satellite television, Blu-Ray/DVD player and 5.1 surround sound. You can even connect your iPod / iPhone wirelessly to the sound system to play your favourite tunes whilst you cook or eat. There are books, magazines, board games and DVDs here for your use. There are a number of bookable experiences and treats here at Lower Marsh Farm including private wild food foraging workshops, stand-up paddle boarding tuition, wine or gin tasting evenings, spa treatments, afternoon tea, suppers and more. Please note that this is a peaceful tranquil location suitable for families and groups looking for some quiet time. This property is not available to hen / stag groups, groups of young people under the age of 30 years old, or groups wishing for a party location. Music is not allowed to be played out of doors and noise is to be kept to a minimum after 9pm. - Sleeps 4-8 people in 4 bedrooms. 3 of the bedrooms can be set-up with either a king size bed or twin singles. The fourth bedroom has a bunk bed. - Ample off street parking (for to 2-3 cars by prior arrangement). - EV charger available at the farm (request a tag when booking and you will be charged for the amount of electricity used at the end of your stay). - Fully Fitted Kitchen with full self catering facilities including a good sized fridge / freezer, dish washer and washing machine. - Wood burner. - Free Wi-Fi. - DVD / Blu-Ray Player. - Large flat-screen Satellite Television. - 5.1 Surround Sound with AirPlay Streaming. - Ground floor entrance to the 4 bedrooms, bathroom and second WC. A flight of stairs up to First Floor which is open plan with kitchen, dinning area, sitting room area, wood burner. The is also a first floor entrance reached via 2 half flights of stairs. - External and internal doors are all of a standard width and height. - Kitchen work tops are of a standard height. - Luxury Egyptian Cotton bed linen, fluffy cotton towels, complementary toiletries and heating (via efficient storage heaters) included. - This is a NO SMOKING property - both inside and outside in the farm grounds. The same applies to vaping. - Storage available for bikes, surf boards etc. - If you have members of your party that have accessibility requirements, we have additional ground floor accommodation available so please do contact us to discuss. - During the months of Nov, Dec, Jan, Feb & Mar, there is a daily charge of £20 for the hot tub to be switched on and ready for your use. - Early check-in (up to 2 hours at £15 per hour) / late check-out (by 1 hour at £30) can be booked - availability will be confirmed on request. DOGS Your dog is most welcome (at an extra charge of £20 per stay, maximum 2 dogs can stay). However, we have resident chickens, ducks, geese, dogs and cows so dogs need to be well behaved and kept under control at all times. If you want to bring your dog, please let us know when booking. Your garden is securely fenced and there are plenty of walks straight from your front door (and a hose pipe for washing them down if needed!). We provide a dog hamper with essentials like towels and a blanket (if required, a dog bed is available). A pet sitting service is available by prior arrangement in the village. We welcome Registered Guide and Hearing Dogs, at no extra cost. Guest access All of Kingfisher Barn including its private garden and hot tub, plus shared grounds of over 40 acres with games room, tennis court, woodland, orchard, Salt Marsh nature reserve, river frontage and beach. Other things to note We are blessed with a great deal of space in which guest can wander largely undisturbed. We have a river frontage location, as well as woods, meadows and an orchard. We can provide excellent quality produce, which has been well grown and is available for delivery to you. Items such as locally sourced fruit and vegetables, milk and dairy produce from local farms such as Green Cow and Tre, Pol Pen. We also grow our own vegetables at the farm. If you need working space, a 'hot desk' is available in the Estate Office and has an adequate internet speed.
