Wroxham holiday home with boat & hot tub sleeps 10

My place is on the River Bure located in the Norfolk Broads National park, We are one mile from Wroxham centre. Outdoors is your own 5 seater boat and a hot tub (included in the price) Also a fishing platform. This stunning Arts & Crafts property has every home comfort with wi fi BBQ & private parking. Also a games room with pool table & table top football. Sleeps 10 (with 4 bathrooms) so perfect for large families or celebrations and all ages. The space It's a 1909 arts and crafts house on steel stilts over the water. There is a 5 seater day boat, a canoe and a hot tub available for your use all year round. There are 5 bedrooms (3 en suite) all at ground floor level. We also have a proper cot and high chair plus a games room (connecting to the boat house bedroom) with fridge, pool table and flat screen TVs for x-box etc . The really large living room is in the centre of the house with an open plan & very well equipped kitchen. Four of the bedrooms and three of the bathrooms are on the same level overlooking the river on three sides. The fifth bedroom is adjacent to the boathouse and also has an ensuite. We provide a tea tray and a small kettle in this room. All bed linen & indoor towels are also provided. Guest access The whole house is yours to use. Other things to note Southover – Holiday Booking conditions From April -September (inclusive) the minimum stay is 7 nights and changeover day is Friday. Outside peak periods, minimum booking is 3 nights & we can be more flexible on arrival & departure dates. Arrival is at 2.15 pm and departure by 10am. Please show proof of ID on arrival Boat Safety briefing - in order to use the boat at least one responsible adult mustarrive at 2.15 pm to receive the boat briefing. If it is necessary to reschedule the boat briefing to another day or time there will be a call out charge of £25. After booking and around one month before your arrival we will send you your arrival information with house rules to make your stay an easy and pleasant one. There is ample parking outside for around 6 cars although charging of electric carsis not permitted on the premises. Inside the house, please no smoking, no glitter, no confetti, no candles, no slime, no banners etc Please leave our property as you found it including refilling the fuel tank in theboat & leaving it free of mud, fishing gear etc. Pets are welcome although please do not allow them on the furniture & make sure you clean up after them. Maximum occupancy (10 people) should not be exceeded, so please state number of guests adults & children (and dogs) when making your booking. We can provide a proper full size cot and highchair if required although not cot bedding. All other bed linen including towels & tea towels is provided with beds made up for your arrival. However, we do not provide towels to be used outdoors so you may want to bring your own. We reserve the right to charge for extra cleaning if the property is left in an unacceptable condition such washing up not done, rubbish & food not disposed of, boat not re-fuelled, dogs not cleared up after etc etc Travel Insurance:- Guests are reminded they are responsible for their own travel insurance (for cancellations, flight delays, loss/damage to baggage) and also for their own health insurance. The owners are not liable for injury or damage to personal belongings during the stay. The owners also cannot be held responsible or natural disastersor any other events outside their control, including, without limitation, pandemic, flood, fire, explosion or accident.
