A renovated, bright 2 bedroom suite on the lower level of a split level home. Conveniently located 3 minutes from the University (U of L), minutes from shopping, restaurants and golf courses, in a quiet west side neighbourhood. The new kitchen is fully equipped with all the amenities of home that you might need for a comfortable stay. The kitchen has all the dishes, utensils, pots, pans, coffee, condiments etc. that you would expect. If anything is missing I am happy to try and supply! The space This beautiful, bright suite has a/c, WIFI, cable, Netflix and a gas fireplace to help you unwind after exploring Southern Alberta. There is shared laundry just outside the suite and separate secure entrance with off street parking for one vehicle in a quiet west side neighborhood. The house is on a large lot and backs on to a park and playground with one dedicated parking spot in a private driveway. Located close to playgrounds, Nicholas Sheran lake, grocery stores, walking trails, public transit, pubs, golf, shopping and the U of L. This renovated 2 bedroom suite has a completely separate entry ensuring your privacy, all kitchen amenities complete with a pantry stocked with the basics, a cozy gas fireplace and plenty of street parking for vehicles. The laundry room outside the suite is shared with the upstairs. There is an upstairs Airbnb suite that may be occupied during your stay but the suites are completely separate. You may hear some additional noise during the day, but there are specific quiet times as well for both suites. Please be aware that the suites are not completely soundproof so you must be ok with some normal noise transfer. Guest access There is a separate private and secure entrance to the suite, with a lockbox for your key pickup for self check in and a shared common laundry outside the suite for you to use. For liability reasons, there should be no unregistered guests on the property or in the suite without prior approval. Other things to note Laundry is in a shared area just outside the suite. There may be other Airbnb guests staying in the upstairs suite during your stay but the two suites are completely separate and private, although not completely soundproof. I ask that you try to keep noise to a minimum when using the laundry and hall space and retrieve all laundry as soon as possible. The house is quiet but not sound proof! You may hear each other from time to time. Please be respectful of this and only book if you are ok with some normal daytime noise. Quiet time for both suites is from 11pm-7am. There is a big backyard that looks onto a park and playground directly behind the house. The yard is a beautiful spot to unwind with a cold drink in the summer. Please make sure the back gate to the yard is closed behind you and the outside door to the house is locked at all times. There is no smoking of cigarettes, vapes or e-cigarettes anywhere in the house and no smoking of marijuana anywhere on the property. Absolutely no illegal/illicit drugs. Please dispose of cigarette butts carefully in the provided container behind the air conditioner unit. No pets or parties allowed anywhere in the house or on the property. Quiet time is 11pm - 7am. For liability reasons, there should be no unregistered additional guests at the property without prior approval.
