Just about 40 steps from the property, you will enjoy free and direct access to one of Cancún’s most beautiful beaches, ideal for relaxing and experiencing the Caribbean Sea in a privileged setting. With approximately 360 m² of bright and spacious interiors, the villa has been designed to provide comfort and functionality throughout every area. It features a large living and dining room, ideal for sharing time with family and friends, as well as a recently renovated fully equipped kitchen designed for complete convenience during your stay. The residence offers 4 bedrooms, all with full en-suite bathrooms, ensuring privacy and comfort for every guest: • Master bedroom with king-size bed • Second bedroom with two queen-size beds • Third bedroom with two queen-size beds • Fourth bedroom with two single beds In addition, the TV room includes a queen-size sofa bed, providing extra accommodation capacity. All areas of the house are equipped with individual air conditioning, allowing each space to be adjusted independently for maximum comfort. The house is delivered fully equipped with kitchen utensils, bed linens, bath towels, and beach towels, covering all essential needs for a comfortable and worry-free stay. The condominium offers 24-hour security, two swimming pools (one for adults and one for children), a tennis court, and beautiful tropical gardens, creating a secure and pleasant residential atmosphere. If you require tennis rackets and balls, please request them at least 24 hours in advance. Guest access The condominium features 24/7 security, two swimming pools (one for adults and one for children), a tennis court, and beautiful tropical gardens. To use the tennis court, a prior reservation must be made with the security staff. Tennis rackets and balls are available at no cost; we only ask for 24 hours notice for their delivery. The property is located in the heart of the Hotel Zone, allowing guests to walk to excellent restaurants, shopping centers, marinas, and a wide variety of activities and water sports. There is a bus stop on the corner, operating 24 hours a day, with service throughout the Hotel Zone and downtown Cancún, an easy and economical transportation option. We have another house available in the complex, which also features a private swimming pool. Other things to note Cleaning Service: Additional cleaning service is available upon request, subject to availability, and has an extra charge. If you wish to arrange this service, please request it in advance. Visitors: Any visitors must be reported beforehand by providing the name(s) of the person(s) who will be arriving so that security can be properly notified. Electricity: Electricity costs in the area can be high due to the use of air conditioning. For this reason, the owner covers USD 10 per day of electricity consumption. At the time of your arrival, a photo of the electricity meter will be taken and the initial reading will be provided to you in writing. At the end of your stay, a new photo of the meter will be taken to determine the electricity consumed during your stay. If the USD 10 per day allowance covers your consumption, the cash deposit provided at check-in will be returned in full. Otherwise, the difference will be deducted from the deposit. If air conditioning is used responsibly (for example, not leaving doors or windows open while it is running), the included amount is usually more than sufficient. We recommend turning off the air conditioning when leaving the house or when it is not needed. Supplies: The property is offered under a residential concept and therefore does not include hotel-style services. For your comfort, the house is provided with a selection of basic starter items in the bathrooms, kitchen, and laundry area, intended for the beginning of your stay.
