The space Hacienda Punta Vista is a one of a kind property central to all that Cabo has to offer. It is a 1/2-acre oasis boasting amazing views of the marina and downtown Cabo San Lucas. This spacious, open-concept villa is well maintained and includes your very own large walk-out patio with private pool, hot tub and grill. It has 3 bedrooms with 3 en-suite bathrooms, with two including ocean views from your super comfy king-size beds. You will love all that the property has to offer; relaxing by the pool, enjoying happy hour, drinking your morning coffee, singing, dancing with the LED light karaoke machine, playing yard games, watching whales breaching, gazing at cruise ships in the bay, viewing Cabo city lights and fireworks. Many of our guests also enjoy poolside massages and private chef services. The hacienda is CENTRALLY LOCATED WITHIN 5-10 MINUTES OF EVERYTHING CABO HAS TO OFFER. You can quickly and easily get to Costco, Wal-Mart, Fresco (grocery story), the famous Medano Beach, and the downtown marina tourist area. There are also at least 5 other beaches and adventure parks within 10-15 minutes of the hacienda, and nature and hiking trails just outside the property for those of you who like to adventure a little. There are also two convenience stores walking distance from the property. The hacienda is ideal for anyone wanting high end accommodations with the comforts of home. It is enjoyed by couples or families travelling together, honeymooners, and girl/guy groups. As an added bonus the rental includes the use of a Ford Explorer for use during your stay. Super convenient to explore Cabo and run errands to the surrounding stores. It can transport 7 people. Transportation from the airport to the house still has to be arranged separately. We have everything to make your trip amazing. - approx. 3,000 sq ft with enormous patio - direct walk-out private heated pool and hot tub with great views - outdoor dining for 8 - two king bedroom suites with ocean views and direct pool/spa access - one queen bedroom with large en-suite bathroom - fold out sleeper sofa - fully equipped kitchen with stainless steel appliances and granite countertops. - central A/C (unusual for Cabo) with a separate thermostat for each bedroom - high speed WIFI throughout house and pool area - 60" flat screen TV - large outdoor bluetooth speaker with microphone & LED lights - ironing board, iron and clothing steamer - blow dryer in each bathroom - pool loungers and plenty of patio seating for everybody - pool & beach towels - beverage cooler - corn hole yard game - board games - books - playing cards This listing is for the main level of the house ONLY. The second level is NOT available to rent separately. If you book the main level you WILL HAVE private access to the pool, hot tub, property grounds, etc. Note: El Tezal which is part of Cabo San Lucas is a developing community - there is a possibility that you may hear some construction noise during your stay. Please note, the current list price reflects compensation for any inconvenience due to construction noise. Guest access Guests stay in a private residence of approximately 3,000 sq feet including a direct walkout to a huge private patio, pool and hot tub area with knockout views of Land's End. Only registered guests are allowed at the residence unless previously approved. The visiting family/friends need to be approved by owner and the total guests on the property at one time cannot exceed 10. Generally, an email letting us know of a private chef, in-home massage, maid, etc. is sufficient. Once your reservation is confirmed, you need to provide the names of all registered guests. Other things to note Below is additional information Guest agrees to as part of their reservation : The rates reflected on the calendar reflect the nightly rate and also includes the required sales(IVA) tax of 16%. 1. Any changes to reservation must be made via email and confirmed before arrival. 2. Once your final payment is made you provide your personal email address so Owners can send helpful information ahead of Guest's check-in date for transportation information, directions to the house, House operational details and activity/restaurant suggestions. (Airbnb does not provide the ability to include attachments on the site) 3.The number of guests will not exceed the amount indicated in the reservation. Any change to this number and make-up of guests may result in an extra charge. Any change requests need to be approved by Owner at least 2 days prior to the check-in date and any additional costs need to be paid prior to the check-in date. 3b. Names of all guests will be provided by Guest upon reservation confirmation, including ages for any guests under 25 years old. 4.MAXIMUM OCCUPANCY – The maximum number of guests is eight (8) persons. However, the contract and pricing is for the number indicated at item 3. above and for the registered guests only. 5.No UNREGISTERED GUESTS ARE ALLOWED ON THE PROPERTY, without prior approval. A charge of $100.00 per day, per unregistered guest will be automatically charged if no prior, written approval is received. The charge may still apply even with prior approval, depending on agreement between Owner and Guest. No more than 10 Total people, including no more than 4 unregistered guests, may be on the property at any given time, excluding service providers such as private chefs. 6.The total rental cost includes sales tax, but not the Airbnb collected occupancy tax. It does not reflect any booking fee charged by booking websites. Damage deposits and incidental charges, and penalties are separately reflected. 7.Guest will provide credit card information (Visa or MC only) for any incidental or vehicle charges that may be incurred during the stay. Any charges will automatically be made to the credit card provided until Airbnb damage deposit funds are issued to Owner. 7b.At time of final reservation payment, Guest will provide a copy of the driver’s license that matches the name on the credit card and the name of the reservation. 8.CHECK-IN TIME IS AFTER 4 pm CSL time AND CHECK OUT IS 10:00 am CSL time. An earlier check-in or later check out time may be possible if previously arranged and confirmed via email. Guest is welcome to drop off luggage prior to the 4:00 check-in. Due to the amount of time it takes to clean the home for our next guests, unless late check-out is previously approved, Guest will automatically be charged $50 for each 30 additional minutes. 9.We do not rent to vacationing students or singles 25 years of age or less, unless accompanied by an adult guardian or parent. NO SPRING BREAK STUDENT GROUPS OR PARTIES ARE ALLOWED. 10.This is a NON-SMOKING property. Smoking of any kind (including vaping) is absolutely not allowed anywhere on the premises. A penalty of $500.00 will be charged if smoking occurs. In addition to the penalty, the cost of cleaning and repair will be charged at cost plus 30%. No exceptions. The charges will be automatically charged to the credit card provided. 11.No GLASS is allowed at the patio and POOL areas, including but not limited to drinking glasses, beer or wine bottles, etc. A penalty of $500.00 will be charged if any glass is used in the stated areas. In addition to the penalty, the cost of cleaning and repair will be charged at cost plus 30%. The charges will be automatically charged to the credit card provided. 12.Pets of Guest are not permitted on the property. A $500.00 penalty will be charged if any animal is brought onto the premises either by you or your guest(s). In addition to the penalty, the cost of cleaning and repair will be charged at cost plus 30%. The charge will be automatically be charged to the credit card provided. 13.NO PARTIES are allowed on the property. Use of property in such a fashion that causes excessive wear and tear to the property or disturbs neighbors, shall be deemed grounds for immediate eviction. The credit card provided will be charges for any and all related costs plus 30% fee. No refund of rental cost or any other fees will be paid if eviction occurs. 14.PAYMENT – must be received by Airbnb per their requirements to book the reservation. This rent payment is not a damage deposit nor does it include the damage deposit. 14.b Credit Card. You must provide a credit card (Visa or MC) and details before check-in. A $500 HOLD WILL BE PLACED ON YOUR CARD 2 days before check-in, PLEASE PLAN ACCORDINGLY. If a hold is unable to be made, you will not be allowed to check-in. The hold will be released within 48 hours after check-out once Owner has time to review the property for damages and determine no charge is needed. If a damage and/or penalty claim is made by Owner, this hold will remain in place until any claim is resolved. By signing this agreement you authorize Owner to place the hold on your card and make charges in accordance with the terms of this agreement. 15.DAMAGE AUTHORIZATION- An Airbnb damage authorization of $3,000.00 is required. Airbnb does not put a hold on your registration card for this amount; however. it is the amount Airbnb can charge your card if Owner makes a damage claim. The authorization is intended to cover any costs for loss, theft, damage, and related acts to the Owners’ real or personal property. Charges will be made at full replacement cost (including labor) plus 30%. No charge will be made if the following provisions are met: a.No damage is done to the property or its contents. b.No charges are incurred due to contraband, smoking, pets, glass in the pool area, unregistered guests on-site, etc. c.All debris, rubbish & discards are placed in the blue refuse container outside the property’s wall. d.Dishes and cooking items are properly cleaned and put away and counter and stove tops are wiped clean. e.All A/C units and fans are turned off. f.All exterior doors are locked, all windows are closed and locked. g.No linens or contents of the property are lost, stolen or damaged. h.No early check-in or late check-out without written approval made ahead of time. 16.CANCELLATIONS – Before any cancellation or request for refund of any kind is made through Airbnb, Guest is required to notify Owner before contacting Airbnb. This allows Owner the opportunity to resolve any issues beforehand. There are no refunds for Guest cancellation, except if Guest booking site reflects an alternative policy. Owner may allow rescheduling if the revised dates are available. A rate adjustment will be made if new dates are greater than original contract, but no reduction will be made. If for any reason, Owner must cancel Guest’s reservations, all rental payment amounts previously paid by Guest will be 100% refunded via form of payment it was originally received unless Owner and Guest agree otherwise, excluding any booking fees not refunded by Guest’s booking site. Owner will not be responsible for any expenses incurred related to any cancellation, including, but not limited to, airfare, transportation or alternative housing or rental costs previously or subsequently booked. 17.Guest acknowledges that they have been advised by Owner to arrange adequate personal insurance coverage for all members of his/her group to cover all travel, personal risks/injuries and liabilities, lost or stolen property, any cancellation or any other similar event. Owner is not responsible for any costs related to any of these instances and no refund of rental amounts will be made due to any of these instances. Guest expressly acknowledges they will not pursue a refund via their credit card company for any of these reasons, acknowledging the payment to Owner is for rental services only. 18.LOSS OF PROPERTY OR HARM. The Owners are not responsible for the loss, damage or theft of personal belongings of the guest. The Owners are not responsible for and Guest expressly acknowledges Guest is assuming the risk of any harm or loss arising from Guest use of the premises or others whom Guest invites to the premises, including service providers. 19.NO DAILY MAID SERVICE – A supply of bed linens, bath and kitchen towels, trash bags, toilet paper, paper towels, dish soap, and hand soap are included in the rental residence; however, daily maid service is not included in the rental rate. A nominal charge is reflected in Guest's total reservation cost. The fee reflected on the site also includes the nominal vehicle charge reflected above. 20.TERMS AND CONDITIONS OF BOOKING SITES. The terms and conditions of your booking site supersede any contradicting terms reflected herein. Guest is required to contact Owner with any issues with these terms or any other concerns within 5 days of finalizing the reservation and before contacting their booking site for any other reason before, during or after Guest’s stay. Airbnb expressly reflects that they allow for an Owner’s supplementary contract; accordingly, in no instance can Guest request a cancellation, refund or any other sort of action be taken due to Owner requesting Guest to sign an agreement. Guest acknowledges they have read all details of the booking site’s listing for this property and cannot cancel or claim any refund, without owner prior written approval, for any reason due to failure to read or understand the details. 21.FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in and no refund will be given. Reservations paid for with American Express are considered by Owners to be a falsified reservation. Reservations made by an individual not actually staying as a guest on the property during the reservation dates is a falsified reservation. 22.PARKING – Parking is limited to four (4) 2-axle vehicles. Vehicles are to be parked in designated parking areas. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Any campers, trailers, motor homes, or boats being parked on the property will be subject to an additional charge of not less than $30.00 per vehicle per night and must have prior written consent by Owner. 23.STORM POLICY/ROAD/CONDITIONS/CONSTRUCTION/ UNFORSEEN EVENTS – No refunds will be given. We do not refund due to illness, business needs, weather, road conditions, on or off-site construction, political or military issues, city services issues, or any other reason or event. To protect against cancellations or early departure caused by unforeseeable events, we recommend that guests purchase trip cancellation insurance. Please note, reschedules may be possible. The rent payment is still due based on original reservation dates. A reschedule fee may be charged depending on the situation. 24.The Owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Guest is responsible for their safety and that of their children and other guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premises. 25.Dispute Resolution - Guest and Owner agree that any dispute, claim or controversy arising out of or relating to these Terms or the breach, termination, enforcement, interpretation or validity thereof (collectively, "Disputes") will be settled by arbitration or other legal proceeding. Any arbitration pursued will be administered by the American Arbitration Association ("AAA") in accordance with the Commercial Arbitration Rules and the Supplementary Procedures for Consumer Related Disputes (the "AAA Rules"). 26.The registered guests and all others invited onto the property by you or your guests are bound by this agreement. 27.WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
