If you are flying in, or have a full vehicle already, you'll like that we provide high-quality beach chairs with backpack-style straps, beach wagon, toys, and beach towels. No need to buy them just to toss out before leaving and no chair rental fees. Note we do not provide umbrellas - they break much too often. The unit has 2 bedrooms; a King Master (18.5'x12') with ensuite bathroom, and 2nd bedroom (12'x10') with a queen and twin bed (not bunks). A second full bath is in the hallway. It is an ideal layout for a family vacation or a friend-cation. MARGARITA VILLA A has a well-equipped kitchen with an elegant coffee bar and a comfortable living area with sofa, chairs, and HDTV. You will enter and go up the flight of stairs into the kitchen area which extends to the living/dining area. To the right of the kitchen will be a short hallway with a laundry closet and a full bathroom with a tub/shower. The first bedroom has 2 beds, a twin bed and a queen bed, and a closet. There is also an exit door to the front balcony. At the end of the hall is the Master bedroom with a king bed, closet, and ensuite bath with a shower. It also has a door to the front balcony. To the left of the kitchen is the dining area and the living area, all wide open. From the living room, another exterior door opens onto the lakefront deck with an outdoor conversation set with sofa. The beach gear and chairs are also stored on the deck and in the deck box. MARGARITA VILLA A has its own water heater and a dedicated HVAC system with a smart thermostat for your comfort. ► To be very clear, there are no shared spaces with the lower unit. —— LAKEFRONT —— The rear of MARGARITA VILLA A is directly on the shore of gorgeous Four Prong Lake. There is a spacious deck with outdoor sofa and chairs to relax and enjoy the Florida beach weather and the view of the lake. We have included a large off-set umbrella to help provide shade when you need it. This fresh-water lake is generally so clear that you can see the bottom for quite some ways out from shore. Watch the waterfowl and fish in the mornings, then the turtles become active in the afternoon and evening. There is a lakeside walking path. No swimming or fishing is permitted in the lake though. Fishing is allowed on the beach, with a fishing license. If you bring kids, make a quick stop at the nearby pet store to buy a container of turtle food. Using this, you can feed the lake’s resident turtles from the edge. They shouldn’t be fed anything else. In front of MARGARITA VILLA A, the balcony has a cafe table set that offers partial views of the Gulf waters. Doors from both bedrooms offer access to the balcony. MARGARITA VILLA A is tastefully decorated and comfortably furnished throughout. The bedrooms and the living area each have ceiling fans. HDTVs with Roku streaming capability are throughout the home. With Roku Guest mode, just use your logins from your favorite streaming services or from your cable/satellite account. Roku offers a wealth of no-cost options as well. —— KITCHEN —— The kitchen at MARGARITA VILLA A is well-equipped with the glassware, dinnerware, serving ware, and cookware needed to create meals for your group. There is even a coffee bar area with a drip brewer, a k-cup machine, and an electric water kettle. With a garbage disposal, microwave, dishwasher, oven and cooktop, and a larger refrigerator, it is a perfect setting to prepare your meals. The dining table seats 6. And, of course, there are Margarita glasses. Sorry, but Margaritas are not included. Take a dip in the sparkling swimming pool located less than 50 steps from the entrance door! The pool area includes an outdoor shower, restrooms with full-showers, as well as plenty of seating. Pool hours are generally 8:00 am to 10:00 pm. Children must be accompanied by an adult and there is no lifeguard on duty. —— WORK-CATION —— Get some work done, attend virtual meetings and online school, and/or participate in video-conference meetings while visiting! MARGARITA VILLA A has high-speed Internet service with the latest mesh Wi-Fi technology. This lets many devices be online without interference. We also provide a small desk and chair that can be wheeled to the best room to work. —— PARKING —— We provide free parking for up to 2 vehicles in the private parking lot. Spaces are not assigned, but parking passes are provided and are strictly required. If you choose to rent a golf cart during your visit, it counts as one of the 2 permitted vehicles. ► Permits *must* be displayed or vehicles will be towed. Due to being right across from the beach, the community vigorously enforces this to ensure there is sufficient parking for residents and our guests. No app to download, no account to create. ・ A cleaning fee is automatically added in your total. If AirBNB fails to add it at checkout, we will collect it through the AirBNB Resolution Center. ・ There are no resort fees, insurance fees, etc. Our only fee is the Cleaning fee. ・A refundable security deposit of $300.00, arranged directly with us, is required. This is done by placing a "hold" on the credit card you provide. The hold is released after departure and inspection, if all is as it should be. Airbnb does not refund their service fee after the free cancellation period ends. ► Check-in time is 4 PM or later and check-out time is 10 AM or earlier. Failure to depart by check-out time will result in a penalty as stipulated in the renter agreement. ► We are unable to accommodate any requests for early arrival, late checkout, or luggage drop-off. Guests have access to the whole upper unit, with the exception of the locked owner storage areas. Access to the pool and the beach are also included. Swimming and fishing is not permitted in the lake. The lockout door between upper/lower units lower level will be double dead-bolted. Each unit has its separate entrance, deck, water heater, HVAC, kitchen, etc. There are no shared spaces. We do not impose on your stay with us! You're coming to relax and we won't be messaging, calling, or dropping by -- unless you ask us to!. That is just not our style. After your check-in, we will reach out to be sure all is going well. Other than that, we leave you to your own beach adventures! From the home, you can walk to the beach in only 4 minutes, and it is just 50 steps to the community pool! Margarita Villa is also lakefront on Four Prong Lake!! On the beach is The Crab Trap, a favorite restaurant with locals and visitors. There is a kiddie playground on the beach there. A few minutes drive East will bring you to several other great places, including Kenny D's, Pompano Joe's, and Capt. Dave's. Destin Commons, Grand Boulevard, Baytowne Wharf and Silver Sands Designer Outlet Malls are all within a few minutes drive from this home. Each of these attractions offer retail stores, restaurants, movie theaters, splash pads for the kids and more! It is only 1 mile to popular places such as Whole Foods, Starbucks, and Chipotle. The entire 30A area from Pensacola to Mexico Beach is setup to host and entertain vacationers. Within a short drive of the villa, guests can visit Destin Harbor with its boardwalk, dozens of restaurants and bars, and activities for kids. Destin is known as "World's Luckiest Fishing Village". It is also home to one of the largest charter fishing fleets in the USA. Hop aboard for an excursion with an experienced Captain and crew, or just rent a boat. You can also surf fish at many locations along the shore or visit one of the popular spots on the bay. A variety of watersports options are available up and down the coast. These include jet ski rentals, paddle boarding, surfing, snorkeling, diving, wake boarding, sailing, and water parks! You can even rent a pontoon boat with built-in waterslide and head into the Gulf or to Crab Island to enjoy the clear emerald waters. You can find a large selection of mini-golf, go-karting, arcades, shopping, outlets, bowling, rides & attractions, and other such activities. Okaloosa Island is just a short drive away and are unique destinations that provide great outdoor fun. Much of this is included in our Margarita Villa digital guidebook which will be sent after booking. There are multiple airports in the area. Pensacola is about an hour west and Panama City Beach airport is about 35 minutes to the east. Destin/Ft. Walton airport, a smaller airport, is also an option about 20 minutes away. You will find most carriers have service to the area. Destin is conveniently located close to Interstate 10, a main East-West national highway. This puts the area within easy reach of metro areas such as Memphis, Nashville, Atlanta, Tampa, New Orleans, Birmingham, Shreveport, Houston, and many other cities. Margarita Villa is located right on Scenic Highway 98, the main beach artery in the area. —— NO COST ACCIDENTAL DAMAGE COVERAGE —— We cover your stay for up to $500 of accidental damages. This is "no-hassle coverage" that protects against breakage and other accidental damage. There is no need to pay for this coverage from the listing site and there is no cost to you. Guidelines for the accidental damage coverage are: ・Guest must report any damage, with photo(s), at the time it occurs to be covered. This is generally the only thing a guest needs to do. ・Damage reported/discovered after departure cannot be covered. Guest will be charged, along with any service and rush fees that may be incurred. ・Linens and towels are excluded from this coverage. Guest is responsible for loss and damage to linens and towels. ・Coverage is only for “accidental” damage. ・This will not cover any services needed to address the damage, such as shipping/delivery fees, rush charges, extra cleaning, etc. Costs for damages that exceed the coverage limit are excluded and will be charged against the security deposit, then to the card on file or through the online booking site if necessary. —— TRAVEL INSURANCE —— ► We *strongly* encourage you to get travel insurance if you have any concerns about needing to cancel for any reason, including inclement weather. You will be presented with potential options at checkout, from our service provider. You can, of course, find many online sources of travel protection policies. There are time limits on certain types of coverage and policies, especially the Cancel For Any Reason (CFAR) policies, so please do not delay. —— OUR TOP RULES —— We have been hosting for several years. We've received hundreds of 5-star reviews, frequent letters from guests expressing appreciation, and have many repeat guests. But, we do have firm rules that cannot be broken and, if they are, will result in immediate eviction with no refunds and possible remediation charges. These rules are: - We do not accept any animals under any circumstances. HOA prohibits it. - Events or parties are prohibited by the HOA, by AirBNB, and by us. - No smoking of any kind inside the home or on decks/porches/balconies. - You cannot exceed the number of people on your booking at any time. - Drugs or other illegal activities are not welcome and will be reported. - We cannot accept third party bookings. ► We use multiple interior and exterior noise monitoring devices to ensure that we, or our guests, do not violate City of Destin noise ordinances and the prohibition of parties and events. If the noise level exceeds acceptable levels, you will be contacted. These monitors have also protected our guests against false noise complaints. ► Video cameras are actively recording the front and entry side of the home for compliance verification and the protection of the property. There are no interior views. ► Remember that you are not staying in a hotel, you are staying in our home. - Please respect it, the rules, and our neighbors (City of Destin quiet time is 10pm to 8am). - The lower unit may be occupied so please be mindful of "floor noise". - While there is no "front desk" at MARGARITA VILLA A, we are available by email, text, or message from 8am to 7pm.
