Welcome to our beautiful, smoke-free lakefront home! Enjoy a peaceful escape in our cozy 2-bedroom apartment with a private entrance and full kitchen & laundry in our walk-out basement. Accommodating up to 6 guests, Experience outdoor fun year-round—swim, kayak, build snowmen, or gather around the fire pit under the stars. We're close to shopping and just 10-30 minutes from Frankenmuth and Flint. Our friendly family respects your privacy while being here to assist. The space Welcome to our beautiful, smoke-free lakefront home! Nestled on one acre on a serene, private, all-sports lake surrounded by woods, our 2-bedroom apartment in the walk-out basement offers a peaceful escape from everyday life. Your Space: You get this entire private apartment, not the entire house. Owners live upstairs, and guests rent the 2 apartments in the walkout basement. Cozy 2-bedroom apartment, fully equipped with just about everything you need. Private entrance with an electronic lock A well-equipped kitchen includes all new appliances, cookware, and essentials. A full-size washer and dryer for your convenience (please bring laundry supplies). Sleeps up to 6 with 2 queen beds, a couch (not a pullout), and a single cot Free on-site parking for up to 2 vehicles. Pets are welcome. Please review household rules. Outdoor Fun: Experience the beauty of nature in every season. Swim in the summer, and kayak in the spring, summer and fall, build snowmen in our winter wonderland. We have a fire pit for bonfires year-round—perfect for roasting marshmallows and sharing stories under the stars. Our natural shoreline on the living lake features a dock with a kayak launch, and we have 3 kayaks, 1 paddle boat, and inflatable tube rentals available. Relax on the dock, watching stunning sunsets and listening to the sounds of nature, while the gentle lake breeze soothes your spirit. Our quiet community ensures a peaceful stay, with plenty of opportunities to connect with nature. Convenient Location: We’re ideally located with shopping, parks, and eateries nearby, and just 10-30 minutes from Frankenmuth, Birch Run, and Flint. Perfect for both short stays and longer monthly rentals. Friendly Hosts: We’re a welcoming family of three and respect your privacy while being available for any assistance you may need. Guest access You will have your own private entrance with an electronic door lock. I will send you the lock code shortly before your arrival. There is room for 2 vehicles. Others may park in the gravel overflow parking along the road to North of the driveway. Other things to note Important Information & House Rules: (For the most updated information, check the website) **Smoke Free/Fresh Air** Our house is a smoke-free environment. There is NO smoking or vaping in or near the house. If you want to smoke, please go to the designated smoking area/sitting area near the parking spaces. Place all butts in the butt bucket provided and all trash in the trash cans. IMPORTANT: Give yourself a few extra moments to air out afterward before entering the house. The smell really gets into the fabrics and upholstery. Please do not burn incense or use any other strong, lingering scent in the house. Do Not cook seafood or fish in the house. You may use the grill outside. $250 extra cleaning fee for violations. **Quiet Time** Others are living here as well. So out of respect for all, we ask that noise be kept down at all times and quiet time be observed between 10 PM and 8 AM. We don’t expect silence, but we also don’t want others to be disturbed by ya. : ) **Toilet** Absolutely nothing except normal toilet paper and tissue is to be flushed! Absolutely NO: Wipes, Feminine Products, Facial Cleaners, Toys, Q-Tips, etc. Even if it’s advertised as flushable or if you think it is flushable. Flush ONLY normal toilet paper and tissue. If the sewer is backed up after your stay, we will charge for plumbing services. **Items for Owners Only** There are areas with items for owners' use only. These are clearly marked. They are not to be used by guests. We will have to charge you if you use these "owners use only" items. **Security Cameras** We have security cameras on the exterior of the house. These are positioned to view the parking, entry, and/or yard areas. **Long Stay Cleaning Fee** If your stay is 28 days or longer, you will be charged an extra cleaning fee to do a deep cleaning on the space. This can be paid directly through the guest portal link that will be sent shortly after your reservation is confirmed. **Room Cleaning** We will clean the space after each stay. You are welcome to wash the sheets, etc. as needed during your stay. You will find a vacuum, broom/dustpan, mop & bucket in the entry closet. There is cleaner under each sink. These are provided for your use to keep the space clean. **Paper Products** We provide a starter supply of paper products. If you need more, you will need to buy them. **Priority Check-in/Late Check-out** We can sometimes accommodate a priority check-in or a late check-out. We need time to clean and prepare the space in between guests. We may be able to prioritize the cleaning schedule for a $50 fee with pre-approval. Thank you for understanding. **Lost/Left Items** Sometimes guests leave items here. Who hasn’t done that, right? ;) However, we are not responsible for lost or left items. If you have forgotten something, please let us know. Often, we can mail items out, at the guest’s expense. **Cancellations/Refunds** There is a 10% processing fee for all cancellations/refunds. We have cancellation policies in place and will follow them without exception. We suggest that you get travel insurance to protect against disruptions to your plans. **Air Conditioning** A/C is owner-controlled. Here’s why … We have central air, so that means just one setting for the whole house. The temp is set to suit most people (~75⁰F upstairs = cooler downstairs). There will be no adjustments for individual preferences. It’s naturally nice and cooler in the apartment, plus there are 3 fans for extra circulation. We run the A/C usually only on really hot, muggy days. The rest of the time, we enjoy the fresh air. To keep it cooler in the apartment, simply close the windows & curtains before it gets hot, and re-open when it cools back down. **Heat** There is a fireplace in each room. The main living room fireplace is controlled with the thermostat on the wall nearby. Don’t adjust any knobs, etc. on the fireplace itself. The controls for the bedroom heaters are on the back. **Dehumidifier** There is a dehumidifier on the kitchen counter. It needs to run at all times. This controls the humidity creating an even nicer environment. There is a tube that drains into the sink. Keep it there to prevent water damage. **Pets** • There is a $60 pet fee for the first 2 pets. Extra pets may be permitted with prior approval for an additional $25 each. • You are responsible for your pets at all times. They are not to be left here unattended (alone) at any time without prior approval. In other words, they go with you when you leave the property, play on the lake, etc. • You are required to use protective furniture covers on living room furniture. Some are provided in the living room closet. • There is a high probability of other dogs being on the property. So please use common sense in restraining your dogs. Leashes are strongly recommended. Not all dogs get along with other dogs. Not all owners want other dogs near theirs. Better safe than sorry. • If you let your pets swim in the lake, please bathe them with the hose & shampoo and dry them VERY well before going inside. • Clean up any messes. Cleaner and tools are provided. They are located in the kitchen and closet. • Dog Poo – You are expected to pick up after your dog outside. No one wants to step in poo. :( **Grill** Our outdoor grill is attached to the fire ring in the fire pit. You are welcome to cook your food directly on it or line it with tinfoil. We have wood available for sale. Enjoy the fun experience and flavor of food cooked over the open fire! **TV** There is a smart TV in the living room. The remote is on the shelf in front of it. We don’t have cable. Some apps are free, others can be used when you log in with your account info. Don’t forget to log out before you leave. See the channels pages here in the guide for more information. **Parking** We have free, on-site parking for each rental area. Please park in numbers 2 & 3. **Lake & Firepit Fun** • All lake fun is at your own risk, there is no lifeguard on duty. We are not responsible for injury or lost/damaged property. • I never thought I would need to say this, but Watch Your Kids! We want everyone safe and happy. • Dock: Guests are welcome to use the dock. The water is about 5 feet deep off the far edge of the dock, and it gets deeper from there. • Fishing: You are technically required to have a fishing license. We haven’t had a problem so far, but I’m just letting you know that DNR does come out on the lake sometimes, and could request to see your license. • Boats: Guests are welcome to moor boats alongside the dock. • Kayaks: We have 3 blue kayaks available for rental. They are $25/Kayak/Day. • Paddle Boat: We have a 4-seat paddle boat available for rent. It is $25/Day. • Tubes: We have 4 inflatable tubes available for rent to float around on the lake. There are no oars. They are $10/Tube/Day. • Life Vests: We also have life vests available, included in rental fees. • All rentals are first come, first serve. We will likely have other guests in other areas of the house. • Firewood: For your convenience, we have firewood available for sale. • For your convenience, all boat rentals and firewood can be purchased via your guest portal or cash. **Laundry** You are welcome to use the washer and dryer. Please bring your own supplies. The washer is a high-efficiency unit, so you only need a tablespoon of soap/softener per load. Double-check that all your socks, little items, etc. are going home with you. They can get caught in the rubber seal around the tub inside the door. There is also a clothesline on the support posts outside your entry door. The white cabinets above the laundry machines are for owner use only. **Check Out** • Check-out is no later than 11 am. Late checkout will result in an extra day fee unless pre-approved. • Place all used towels & washcloths in the laundry basket. • Rinse all dishes, put them in the dishwasher, and run it before you check out. • Return the TV remote to its place in front of the TV. • Remove All trash and drop it in the garbage cans in the parking area beside the garage. • Share about your stay in our welcome guide.
