Description

Experience the charm of a refurbished 1842 country cottage in North Conway, NH. This landmark B&B offers 12 guest rooms with private baths, fireplaces, and Jacuzzis, accommodating up to 26 guests. Enjoy a chef's kitchen, large dining room, two gathering rooms, and direct access to cross-country ski trails leading to a sandy beach on the Saco River. Close to attractions like Storyland and Mount Washington, it's perfect for family gatherings and retreats. The space The large Inn has many attributes and amenities and was featured on Chronicle's room's with a view (11/2021) and happy to send a link. The main level offers a grand foyer, cozy guest living room with fire place, dining room with built in hutch, chef's eat in kitchen with commercial stove and outdoor deck, pantry, two refrigerators, a library with small den and 3 guests rooms, 2 with fireplaces and one with a jacuzzi tub. The lower level has a great space we call the "Gathering Room". Large Fireplace, wet bar with small refrigerator, Smart TV, game table, puzzles, small bistro table and a walk out to a patio, hot tub, fire pit, out door dinning and a tennis court. This level also has four guest rooms, 2 with fire places and jacuzzi tubs and a other with custom queen over queen bunks. The Laundry room in located on this level. On the upper level you'll find five guest rooms, 3 with fireplaces. Most of the floors throughout are hardwood. The property is close to all major ski resorts. You can also x-country ski or snow show from the back door, as the trail system to the Mt Washington Valley Ski Touring Center is easily accessible. In warmer months, you can take a stroll down the adjacent path to the open fields for breath taking views of the Ledges and Presidential Mountain range with access to a private sandy beach on the Saco River. TENNIS AND PICKLE BALL EQUIPMENT & SNOW SHOES INCLUDED. NO PARTIES or EVENTS, NO ADDITIONAL GUESTS, PETS, WITHOUT APPROVAL. Must have a good neighbor policy and follow community regulations. Since we are in a highly season destination , have many different groups and sizes, and use pricing software to help price our stays, we may need to adjust our rates, cleaning/linen fees and require minimum stays prior to booking as we do prefer 3 nights stays for peak periods and booking in advance. please check with us prior to booking to confirm rates and availability. From June 15 to Labor Day, checkout is at 10 AM to allow enough time for cleaning and same-day turnovers during our busiest season. With high demand and limited cleaners, this helps ensure the property is ready and up to standard for incoming guests. Check out Procedures include 1. Bringing trash to the dumpster 2. We ask that you wash and place in the dryer any used towels you do not need prior to checking out (we suggest to do that the night before) 3. Run the dishwasher and clean any used pots and pans. We may also require an additional pre stay form filled out, that would include additional information, a copy of your ID and a community Deposit. Guest access Property an grounds, grill, outdoor space, tennis courts, sandy beach, public access via a walk behind the Inn and large fields next door at the 1785 Inn. Other things to note Town and State have noise ordinance that must be followed. PETS NEED PRIOR APPROVAL and agreement to our pet policy. You must send us a message if you are bringing a pet and will need to pay a pet fee. Our property doesn’t have charging capabilities for electric vehicles however you may be able to use the outdoor outlet. Please make sure to get our approval prior so we can monitor in case of any issues and the fee will be $15/night. Since we use independent cleaner and maintenance companies that make their own schedule, we can not guarantee an early check in or late check out. If you wish to request an early or late check in/out, please reach out the day of your arrival or departure. The fee for a 2-hour early check-in is $300, and the same applies for a 2-hour late check-out, if available, to coordinate with the cleaner and maintenance companies to adjust their schedules. We often have same day check in and out, so if you would like to secure an early check in or late check out in advance, it will require us to block and adjust the rate for an additional night. NO EVENT,S NO ADDITIONAL guests, NO SMOKING, NO LOUD NOISE< NO LATE NIGHTS< NO FIRE WORKS. We may require a community deposit for your stay to make sure the community regulations are followed and an additional pre check in form signed for check in. Check out Procedures include 1.
