Our home was build in 2021 specifically for becoming a Airbnb rental home. Designed for one or two families, each bedroom has its own large bath and views of the lake. Home offers amazing kitchen with every amenity including two dishwashers and two refrigerators. Two huge (1,500 sf) multilevel decks right above lake with eating areas, sitting areas, a hot tub, as well as a screened porch with hanging day beds.. Wood burning fireplace in family room, two washer/dryers and so much more. The space Truly amazing rental home built in 2021 directly on Tims Ford Lake with a private covered dock in a beautiful quiet cove. Our home was built to be the perfect vacation rental home for one (or multiple) families. Home offers three private master bedrooms (separated by common areas), all with king beds and each with its own large private bathroom. In addition, there is a bunk room with two twins and two doubles with its own private bathroom. Nice open family room with vaulted ceiling (wood burning fireplace) and dining area overlooking the lake. An amazing kitchen with every amenity, including two dishwashers and two refrigerators. Lower level has a huge bonus room with TV, foosball, pool table plus wet-bar with refrigerator. There is a utility room with washer/dryer on both levels. Two huge covered decks overlooking lake (1,500 sf). Upper deck offers a large gas grill, sitting area, dining table for 8, and a screen porch with hanging day bed and a 4-top dining table. Lower deck includes sitting area, dining table, corn hole set, and a 7-person hot tub (additional fee of $75 per stay applies to use hot tub for less than 7-day rentals). The view from both decks looks out over the cove. Across the cove is wooded TVA land with lots of wildlife (deer, racoons, eagles, herons, and more). Steps from the lower deck lead to steps to our dock. Approximately 30 steps lead to our large private dock with covered boat slip and uncovered area for hanging out. Plenty of room to tie up additional boats as well. We provide two kayaks, one paddleboard and a canoe for you to use (all with paddles). WE DO NOT PROVIDE LIFE JACKETS. PLEASE BRING YOUR OWN. TENNESSEE LAW REQUIRES YOU TO USE LIFE JACKETS. DO NOT USE OUR CRAFTS WITHOUT ONE. Dock has two small tables, 8-chairs, an umbrella, and a ladder. Our cove is very secluded and offers a great area to swim, fish and play. There is a public boat ramp 4 mi. away and trailer parking at our home. Several marinas in the area also rent boats. The neighborhood boat ramp is not available for guest use. Our home is conveniently located 10 minutes from Winchester, TN. Winchester offers grocery stores and a Walmart, along with several restaurant choices. We are close to Jack Daniels Distillery, Tims Ford Sate Park Golf, the Caverns , hiking and many other attractions. We do require a Short Term Rental Agreement to be signed for this property. Note - In winter months (November to early March) TVA lowers the lake to prepare for spring rain. Depending on water level, our dock ramp in front of the house may be steep to access dock and water too low for a boat. Our guests can use our personal dock which is up a path about 100 yds. It's in deeper water and ramp is less steep. Guest access This is a whole home rental. You will have use of entire home and dock. Hot tub included at no extra charge for 7+ day rentals. Less than 7 days will be a Hot Tub cleaning fee of $75. Other things to note A "Rules & Policies" Document (see below) will be sent to you prior to your stay. This document must be returned prior to receiving entry code. We know that you’re going to have a wonderful time at our home on Tims Ford Lake. Below you’ll find a number of best practices and important information that will help you enjoy your vacation from beginning to end. This agreement must be completed and returned in order to receive entry/access information. NON-LIABILITY OF THE OWNER: The Owner shall not be liable for any damage or injury to the Guest, Guest's family, invitees or agents or to any person entering the Premises or the building, surrounding property, lake, or dock. The Owner is not responsible for the loss of personal belongings or valuables. CHECK-IN AND CHECK-OUT: Check-in is 4:00 PM and Check-out is 10:00 AM. Owner has limited time for cleaning between guests. These times must be adhered to unless a change is agreed in writing by Owner. A check-out instruction list is provided (in Guest Manual) and Guest agrees to follow this list accordingly. Do not enter the property prior to check-in time without consent of owner. Late check-out may result in forfeiture of deposit. PETS: Up to two dogs are permitted on the property. We have a Pet Fee of $75 per dog, per stay. Pet Fee must be paid prior to check-in. Prior approval must be obtained in writing for more than two dogs. Dogs must be house trained and all local laws must be followed. The guest is fully responsible for their dogs at all time. Any and all damages from pet will be the guest’s responsibility. Absolutely no cats or other animals shall be permitted on the Property. In the event that a pet is discovered in violation of this Agreement, guest may be required to vacate property at that time. NO SMOKING: This is a non-smoking home. No smoking is permitted anywhere inside the rental property. Smoking outside is permitted as long as all trash is properly disposed of. SEPTIC SYSTEM: Our home is on a “pump” septic system. Please DO NOT flush anything other than toilet paper down the toilet. DO NOT pour grease or chemicals down any drains. The pump controls are located on the right side lower level of the home. The pump will not work during a power failure. In the event of a power failure, use water as conservatively as possible (very short showers, etc.). The emergency tank will hold a couple of days of waste water with conservative use. If the red light on the wall near the pump is blinking or beeping, please notify owner immediately. USE OF HOME: The Guest shall use the Property only as a private residence for not more than the maximum number of persons as indicated in the VRBO or AirBNB rental agreement. The Guest shall not allow the Property to be used for any unlawful purposes. There shall be no alterations of the Property. The Guest affirms to use all appliances and furniture for their intended uses only. The Guest affirms that he/she is over twenty-five (25) years of age and minors will not occupy the property unless an adult is present. Unreasonable noise or disturbance by the Guest may result in default of Agreement. There will be no refunds for unfavorable weather, early departure, or interruption of utilities (including internet, TV or WIFI). All renters are encouraged to purchase travel insurance. PARKING: Parking is available on the driveway for 3-4 vehicles. Street parking is also available. DO NOT pull a boat/trailer down drive without first inspecting and making sure you can maneuver as needed. Entry and exit recommended on paved portion of drive. Drive also offers a loop, but all-wheel drive recommended for non-paved portion of loop. Our neighborhood has a locked parking lot for your boat and trailer that you will have access to. There is also a boat ramp. Owner is not responsible for any theft or damage to Guest’s vehicles, boats and trailers, parked in our driveway, on the street, or in the neighborhood boat lot. END OF TERM: The Guest agrees to return the Property to the Owner at the expiration of this Agreement in as good condition as it was at the beginning of the Agreement term, except for normal wear caused by reasonable use. The Guest authorizes deduction for damages, or any other amounts due from the Guests, from the Damage Deposit (via AirBNB or VRBO). In the event the amounts due exceed the Damage Deposit, Guest is liable for said amounts. Any damages not reported to Owner by Guest at check-in shall not be considered valid prior damages. AMENITIES: Please refer to AirBNB for details. Details of all amenities and instructions for many features of the home are also located in our Guest Manual. ENTRY CODE/ACCESS: Owner will provide entry access code to the Guest prior to arrival. This document must be completed prior to receiving entry code. A key to the boat ramp and boat parking area will be hanging on wall in upstairs Utility Room. Loss of this key will result in a $50 fine. RULES AND REGULATIONS FOR NEIGHBORHOOD: Our home is located in a residential neighborhood. Noise levels should be kept to a minimum. All leash laws apply. Please observe all speed limits. There is a public boat ramp about 10 minutes from home. The neighborhood boat ramp is not available for guest use. LAKE & DOCK ITEMS: Our private dock is located down approximately 30 steps from our home. Guest may use our dock, chairs, tables, umbrella, kayaks, canoe, paddleboard and paddles during their stay. These items should be secured to dock when not in use in the event of wind or storms. Any loss of these items will be guest’s responsibility. WE DO NOT PROVIDE LIFE JACKETS. TENNESSEE LAW REQUIRES THE USE OF LIFE JACKETS WHEN USING CANOES, KAYAKS AND PADDLEBOARDS. DO NOT USE OUR CANOE, KAYAKS OR PADDLEBOARD WITHOUT A LIFE JACKET. Guests use dock and all items at their own risk. Guests assume all responsibility, and hold the Owners harmless from any and all claims and liability. We assume no responsibility for your boat(s) or other personal items on or attached to our dock. SWIM AT YOUR OWN RISK. WATER DEPTH MAY VARY AND CAN BE VERY DEEP OR VERY SHALLOW. Ramp to dock will vary in steepness based on level of water. Caution should be used on dock at all times. HOT TUB (SPA) RULES: Hot tub fee of $75.00 for stays less than 7-days, must be paid prior to use. Hot tub is cleaned and sanitized between guests but water is not replaced between guests. USE AT YOUR OWN RISK. Children under 12 must be supervised by an adult. Spa limited to 7-persons at a time. NO pets in spa. NO glass in or around spa. Please shower before use. NO diving or jumping in spa. Maximum temperature 104. Do not use spa if sick. Replace and lock cover when not in use. Do not add any chemicals. Text or call owner with any concerns. CAMERAS ON PROPERTY: Security cameras are present on the outside of the property and on dock. THERE ARE NO CAMERAS INSIDE HOME. Exterior camera locations are shown in our House Manual.
