Please be careful of the cinder blocks in the yard, as well as lawn sprinklers. **Please be respectful of the neighborhood.** Do not block traffic on street. No overnight parking on street. no boat, RV, or trailer parking. The Main house: There are 4 bedrooms included in this listing. **Do not open or use the sofa beds, they are no longer functional.* Master bedroom: King size regular bed, do not open pull out couch. Sleeps up to 2 adults. Bedroom 2: King size regular bed and portable mattresses in closet, do not open pull out couch. Sleeps up to 2 adults. Bedroom 3: Queen size regular bed. Sleeps up to 2 adults. Living room: Full size day bed with tuck under trundle bed and one regular couch. Sleeps up to 5 adults. 2 queen size foldable foam portable mattresses in closet that sleep 4, with sheets and pillows. This is a beautiful but unique and eccentric home, decorated with local artist work and furnished by the non-profit PEL, one of our favorite non profits. If you prefer simple, brand new, ultra modern spaces, this may not be the property for you. Main house maximum occupancy (2 per bed): 16 Using living room Couch: 17 Pool: Gorgeous salt water in ground pool (pool cage lost due to hurricane Ian). Not responsible for weather or unseasonably cold winters. There is no BBQ grill on the property. If you provide your own grill, it must be used only on grass away from any buildings, trees, fences or other structures and not on the pool deck. We make every effort to provide our guests with an excellent stay, therefore the pool is routinely tested, treated and cleaned. By choosing to book this home, you accept that: If the pool fails weekly safety testing - it may be temporarily closed for maintenance. The pool is available roughly for 99% of guests but not guaranteed for this reason. If you absolutely must have a pool, you may want to consider a hotel who has on site engineers and maintenance staff. This location has neither. Ask about adding one of our extra rooms for an additional fee. Mother in law suite: This cozy studio unit is by the front entrance. This unit has a Queen size bed and pull out couch with private bathroom, galley style kitchen and streaming TV. Cost: $100 per night for your entire stay. This room DOES have an extra bathroom. The game and bunk room: Sleeps 7 and has a ping pong table. Bed 1: Queen over queen bunk bed. Sleeps 4 Bed 2: twin over full futon bunk bed. Sleeps 3 Small Couch (small child might fit but we don’t count this in total sleeping arrangements) Cost: $100 per night for your entire stay. This room does NOT have an extra bathroom. Add on Bedroom 5: sleeps 4 Add on Mother in law suite: sleeps 4 Add on game and bunk room: sleeps 7 If you pay more to add on all upgrades, you can sleep 32! Children: Being a parent of 8 kids myself I’m always surprised when children are left unsupervised while on family vacations. This is a home easily damaged by an unsupervised child who wouldn’t know better. I’ve had grill fires, broken appliances, electrical shorts etc from guests children. If anything is broken or damaged during your stay, it will be your responsibility to replace or repair it. This home is not child proof, you are expected to keep a very close eye on your children and not leave them unsupervised. 1. Make sure they’re not in the pool area unsupervised. Keep pool doors locked when an adult is not present. 2. Be careful with cleaning chemicals in garage, kitchen or other areas of the house. This house is not child proof. 3. Small children must be kept away from outlets, appliances or the WiFi extenders. Do not let them press buttons on appliances or tamper with electronics. 4. Do not leave children unattended in any area of the property under any circumstances! Service Providers: I have regularly weekly service providers for pests, home cleaning, repairs, lawn or pool care. They have my express permission and full access to the property for regular service. If a service provider requires access to the interior, I will always coordinate with you unless it’s an emergency. At no time should you provide anyone access to the interior of the house if you have not received confirmation and instructions from me. Feel free to communicate with me to confirm their identity if someone requests to enter the property during your stay for any reason. Guest access Please let me know if you have any questions. WiFi: There are several networks with WiFi extenders due to the size of this location. You’ll find networks called Netgear83 available for guests. Doors: When you book this home you agree that you will take excellent care of it and that includes preventing excessive electric or environmental waste. Most doors have sensors on them that will alert me if left open for longer than a couple minutes. If that happens I will ask you to confirm these are closed, as the guest who booked the home, it is your responsibility to ensure your guests protect and care for the home properly by not wasting energy through an open door. Other things to note The upgrades are NOT available as separate rentals, nor are they booked to other guests during your stay. This is Florida, although the property is regularly treated for bugs, understand that some do find their way in occasionally. You may also see snakes, biting ants, spiders or other wildlife around the property so be careful where you step. Smoking is NOT allowed! There is a $250 charge for smoking. Cleaning: Guests are expected to clean up after themselves. This is not a hotel, you must treat the home with respect. You’ll be charged additional cleaning fees if you don’t follow the simple check out process as posted in the rooms and the guest book. WiFi: You’ll see several networks with the same name of but have different extensions. They all have the same password. Use whichever gives you best reception. Garbage and Recycling: Garbage goes in trash cans and is picked up every Monday and Thursday. Recycling goes in blue cart and is picked up on Thursday. Yard waste is picked up every Wednesday. DO NOT PUT GARBAGE IN BLUE BIN. **If your garbage doesn’t fit in the many cans provided, you must take it with you.** Studio apartment, and the upstairs of the house are off limits to guests unless you’ve paid for add on bedrooms.
