Book w/Confidence! Buy trip insurance. Ask for details. Our treasured Orcas Island home is set on the west side of Mt. Constitution, near Moran State park. Tucked away in the woods, enjoy gorgeous views of the deep forest. Sit on the deck & have coffee while deer come close. Lay in the hammock & watch eagles soar overhead. Eastsound, Cascade lake, & Rosario Resort are less than 10 minutes away. Pet fee $100 for 1 pet. $50 for 2nd pet. We require a signed rental agreement #00-18-0002 The space My heart is in this home. I lived here for six years before I moved to Seattle (to be closer to my family). I hope you like it too. I love color and can't live without it, I picked colors to make the space bright and beautiful. My kiddos picked the colors for their spaces (the bedrooms downstairs). There is a wood stove for heating as well as electric heating, cozy up to a fire during the winter and watch a movie with your loved ones. There are hardwood floors in downstairs and wool carpeting upstairs and in all bedrooms. The dining room table has two leaves and can seat 8-10 people and there is also a breakfast bar in the kitchen for hanging out. There are three bedrooms and an office. Upstairs there is the primary bedroom and a second bedroom with a queen and a twin bed. The primary bedroom has an ensuite bathroom and king size bed, and a gorgeous view into the forest. Downstairs there are two rooms, one with a twin bed and a desk to work at. The second bedroom has a queen bed. Bathrooms: There are two. The master has a ensuite bathroom with shower. The second bathroom, bath and shower, is downstairs between the two bedrooms. Outside: There is a fire pit and chairs to hang out in. A hammock and a picnic table. You are welcome to use whatever outside gear you find in the house, such as kids toys, lounging chairs, ect. Please put everything back where you found it. Your kids can play safely outside, the neighborhood is very safe and there is very little traffic. Behind the house, there are 4 acres of community forest to wander through. You can't get lost because the acreage is surrounded by a neighborhood road. We back up against Moran State Park. Follow deer trails and explore! In our garden, watch as dragonflies buzz around and butterflies go from flower to flower. My mom was an herbalist and I am a landscape designer so the garden has a lot of heart put into it, flowers galore! You are welcome to pick and take with mindfulness, make a little bouquet for your table! There are two apple trees, and two plums. Enjoy while you are there, but please pick only what you will eat during your stay. Internet and TV: Access to your own Netflix, Hulu and Amazon Prime accounts is available on the big screen. There is also a movie selection downstairs, and of course wifi to access the internet from your own devices. Please be aware that on the island internet can be a lot slower, especially up on the hill. The movie theater in town shows a movie once a week on Fridays and Saturdays. There are also places to rent movies on the island, such as Country Corner. Guest access The "purple room" must be requested, otherwise it will remain private. Please enjoy the garden! Entry is only available through the back gate. Remember to shut the gate to keep our beautiful garden from being eaten up by our plentiful island deer. They can devour the entire garden in a few hours! Other things to note We require a signed rental agreement Here is the agreement: Rental Agreement Mandala House: 655 Discovery Way, Eastsound, WA 98245 Jessica Souyoultzis, homeowner, and property manager Larry Bearg, TOT#3290N Rental Agreement This Short Term Rental Agreement (the “Agreement”) is made by and between Jessica Souyoultzis (“Homeowner”) and ________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property: This property is located at: 655 Discovery Way, Eastsound, WA 98245 The property is furnished and includes: kitchen pantry items, two French press, kettle, microwave oven, toaster, cook- and bakeware, blender, dishes, glassware, flatware, and wifi equipment. Bath towels, bed linens, Webber BBQ, indoor wood stove, children’s games and books, tv, Roku and Atari hook up, pack and play porta crib and high chair . Outdoor equipment, fire pit, camping chairs and lake floatation devices. The property has electric and wood stove heating. 2. Maximum Occupancy: The maximum number of guests is limited to 6 persons (excluding children under 3 years old) and is strictly enforced. If a violation of this rule occurs, an additional charge of $100 per extra person per night will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees and deposits. 4. Terms of the Lease: The lease begins at 4pm on ________________“Check-in Date”) and ends at 10am Date”). ________________(the “Check-out ) 5. Rental Rules: Guest agrees to abide by the Rental Rules, as set forth herein, at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. a) Guest acknowledges and understands that this property is located in a rural area. In such as setting, one may find local wildlife. Guest must keep doors (screen, wood, or glass) closed at all time to keep wildlife outside. b) Guest acknowledges and understands that the property also has neighbors. Guest agrees not to disturb the peace and enjoyment of neighbors and their guests. Quiet hours should be observed between 10:00 pm and 9:00 am. This includes but is not limited to excessive noise and/or music, as well as offensive language and/or behavior. c) Driveway speed limit is 5 mph. d) Outdoor Amplified sound is prohibited at all times. e) Pets are permitted on a case by case basis and upon approval by the property manager. An extra fee of $100 per pet will be added to the total rental fee. No more than two pets per party are allowed. Pets must never be left in the home alone. Pets are not allowed on any of the furniture. Pets should not be left along in the garden and any damage to the garden may result in a damage fee of up to $400. Renter agrees to pick up and dispose of pet waste. f) Guests must keep garden gates closed at all times. Guests will not pick more than their fare share from the garden (like picking excessively from fruit trees). Guest access to the garden may occur only from the top gate, from the backside deck. g) Smoking of any kind is NOT allowed in the house or on the property. h) Guest acknowledges and understands the house and property is located near a national state park. In such a setting, a single spark or ash can start a fire particularly during “high” danger times. Guests agree to use extreme caution when using the outdoor Webber grill and fire pit. Before using the fire pit, guests will check the Orcas Island Fire department website to see if campfires are currently permitted. Guests may NOT use the fire pit if fire danger is “high” and recreational campfires are “closed”. Guests agree to never leave the fire unattended and to be sure the fire is completely out before leaving the immediate area of the fire pit. Flammable personal equipment/items (candles, cigarettes, cigars, other smoking items, fire pit) prohibited on the property, including in the house. i) People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. If additional people visit during day and evening hours, there must not be more than 9 people. j) The homeowners and property managers are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities, including the use of the play structure, fire pit and floating devices. The Homeowners and property managers are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises and equipment or others whom they invite to use the premises. k) Keep the property and all furnishings in good order. l) A maximum of 4 vehicles are permitted at the property. m) Drinking Water: the water inside is monitored and tested by Washington Water Service Company and meets requirements set by Washington State. m) Events/Parties: Property use is not permitted for special events. This includes but is not limited to special events, outdoor events, lawn parties, weddings or similar activities. Furthermore, it is strictly prohibited to host any type of event or party of any size at the property. If a violation of this rule occurs, an additional charge of $1,000 will be assessed and all guests will be asked to vacate premises and will forfeit any rental fees or deposits. n) Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit any white towels to be taken from the premises, there is a basket of beach towels that can be used for day trips. o) Plumbing/Sewage System: DO NOT FLUSH anything other than the toilet paper we have provided. No feminine products should be flushed at any time. Tenant agrees not to be mindful of water usage. Over using the system is a tax on the septic. Running the laundry machine, dishwasher and having showers should be spaced out from each other. Tenant will not do more than two loads of laundry per day. 6. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. Trash collection: property maintenance staff will retrieve garbage after guests leave. Please sort garbage and recycling and can be left in the appropriate bins near the shed. 7. Rental Rate and Fees All rental fees including tax, cleaning fee, insurance fee and/or security deposit, pet fee, and nightly rental fee are due prior to check-in according to the payment requirements of the rental platform on which the reservation was made. 8. Pet Fee: We have a $100 non-refundable pet for a single pet. This is charged separately from the nightly fee, taxes, and cleaning fee. Additional pets may require an additional pet fee at the discretion of the owner/manager. Pet fee must be paid prior to check-in. If guests bring a pet without permission or paying the pet fee, the pet fee will be $200.00 billed to the guest. 9. Damage Deposit: If a damage deposit is made, it will be refunded in accordance with the service through which the reservation was made, provided no deductions are made due to: i. Damage to the property or furnishings ii. Dirt or other mess than requires excessive cleaning or iii. Any other cost incurred by the Homeowners due to the Guest’s stay beyond normal wear and tear. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. If Guest fails to do so within 24 hours or checkin, Guest will be responsible for all damages and excessive cleaning charges prior to their stay. 10. Cancellation Policy: If Guest wishes to cancel his/her reservation, all fees collected will be refunded as follows: 11. The host, Airbnb, and VRBO modify their cancellation policies from time to time. The policy in force at the time of the reservation will be the policy that will be honored if a guest should choose to cancel. If a guest has purchased trip insurance and can show proof of such purchase, and if the policy does NOT cover the entire cost of the reservation, then the host agrees to cover up to 100% of the uncovered portion of the nightly rate, but no more than 25% of the total nightly rate. If no trip insurance was purchased, no additional refund from the host will be paid. 12. If Airbnb applies its “Extenuating Circumstances” policy to the reservation, then neither a) nor b) will apply as the “Extenuating Circumstances” policy overrides all other cancellation policies. 13. We encourage all guests to purchase CFAR (cancel for any reason) trip insurance to protect the cost of their trip should they have to cancel. Generally, the most CFAR coverage available to purchase is 75% of the trip cost. The offer of a 25% refund of the nightly rate under the conditions specified above, gives the guest 100% coverage of the nightly fees for their reservation. 14. We encourage all guests to purchase CFAR (cancel for any reason) trip insurance to protect the cost of their trip should they have to cancel. The most coverage available to purchase is 75% of the trip cost. The offer of a 25% refund of the nightly fee under the conditions specified above, gives the guest 100% coverage of the nightly fees for their reservation. The parties agree to the terms of this Short Term Rental Agreement as evidenced by acknowledgement on the VRBO website or the Airbnb website and the signatures set forth below. All of the foregoing representations and agreements are made by Guest on behalf of himself or herself, and his or her party, and guests. In such a setting, one may find spiders, snails, geckos, snakes, frogs, and ticks (which have been known to cause Lyme Disease). Tenant assumes, and releases Jessica Souyoultzis (Homeowner) and Lawrence Bearg, Property Manager, from, all liability and responsibility of every kind, nature and description resulting from the use or misuse of the premises or the rural area surrounding the premises. Tenant holds Homeowners and property Manager, Lawrence Bearg, harmless and releases Homeowners and property Managers from all liability in the event that any injury or death to any person arising from the Tenant’s use of the premises, the property, the dwelling, outdoor structures, its recreational equipment, (including outdoor recreational equipment such as grill, fire pit, etc. Tenant agrees to the foregoing and acknowledges receipt of a copy of this addendum.
