A private gate by the garage provides easier access to the main road and village. Just a 15-minute walk brings you to the Saco River at the 1st bridge, where you’ll find a sandy beach and grassy area perfect for relaxing or playing. Home Features Spacious Layout – Accommodates up to 12 adults (note: lower-level bedroom is accessed through the open bunk room). Pet-Friendly (with approval) – Pets must be pre-approved and pet fee applies. Please message us in advance if bringing a pet. Cozy Gathering Spaces – Indoor propane fireplace and outdoor fire pit (bring or buy local firewood; burn permit required). Converted Garage Hangout – Shuffleboard table and partially heated lounge space. Fenced Side Yard – Great for pets or outdoor games (side yard only, not entire yard). Guest Policies Conway is considering regulations to limit “party homes,” so we ask all guests to respect our Good Neighbor Policy: No parties, events, or outside guests. Quiet hours observed to avoid loud late-night noise. Occupancy strictly limited to registered guests only. Additional Notes Check-Out Procedures – Guests are asked to strip beds, start laundry, wash dishes, and bring trash to the next-door dumpster. Check-Out Time – Summer (June 15–Labor Day): 10:00 AM. All other times: 11:00 AM. Rates & Stays – As a highly seasonal destination, we use dynamic pricing and may require minimum night stays (typically 3 nights for peak periods). Other things to note Please follow house rules and good neighbor policy. Check out requires stripping beds, starting laundry, and taking trash to the dumpster next door. Surveillance Cameras monitor exterior. Summer check out is 10AM, all other 11AM. Fines will be incurred for violations of policies and disturbances. Our property doesn’t have charging capabilities for electric vehicles however you may be able to use the outdoor outlet. Please make sure to get our approval prior so we can monitor in case of any issues and the fee will be $15/night. Since we use independent cleaner and maintenance companies that make their own schedule, we cannot guarantee an early check in or late check out. If you wish to request an early or late check in/out, please reach out the day of your arrival or departure. The fee for a 2-hour early check-in is $200, and the same applies for a 2-hour late check-out, if available, to coordinate with the cleaner and maintenance companies to adjust their schedules. We often have same day check in and out, so if you would like to secure an early check in or late check out in advance, it will require us to block and adjust the rate for an additional night. We may require a community deposit for your stay to make sure the community regulations are followed.
