This house is so incredibly comfortable you might not believe it's real. All our sheets have an eighteen hundred thread count. Our bath towels are all soft, plush, and new. Our showers are equipped with space age shower heads. There are Jacuzzi bathtubs and steam showers to help you relax. Our kitchen is equipped with every brand new high appliance (Ninja Blender, InstaPot, electric hot water kettle etc..), 2 ovens and 6 stove tops . There are multiple refrigerators, wine coolers, and sinks. If cooking isn't your thing, hire a team of professionals to prepare amazing food for you and your guests. Every bedroom has a large HD flat screen TV linked to a Premium Cable Package, includes all local Channels, the most popular cable channels plus Sports and Premium channels such as HBO, Showtime, Cinemax, Starz, NFL, NBA, MLB, NHL or MLS. The TV's are also linked to Netflix, we hope you enjoy the show! Outside in the garage there is a ping pong table, foosball, Double shot basketball game, Spike ball, Giant Jenga, MAGGFIT, Giant Connect 4, Dart Board, Beer Bong, Ring Toss, Yard Pong, Ladder Ball, and more for you to enjoy while staying with us. If you can think of it, we have put it in this house. If you can't find what you're looking for just ask and we will acquire it for you. All our sheets have an eighteen hundred thread count. Who Should Stay With Us: Our Mansion is the perfect place for a group of highly demanding people; a company coming for conferences and/or exhibitions; a tour group that wants ultimate Vegas fun and luxury without the extravagant presidential suite costs; a company running team building/high level meetings or board gatherings. Guest access While staying with us you will have private access to the entire property. We will only come onto the grounds if we contact you first or if you have asked us to. Other things to note This Vacation Rental Agreement (the "Agreement") is made and entered into by and between TD Associates TotalMax Homes LLC ("Owner/Manager") and the undersigned guest ("Renter"). By accepting this reservation electronically, Renter agrees to the terms and conditions set forth below. 1. ELECTRONIC SIGNATURE CONSENT By signing this agreement electronically, Renter acknowledges and agrees that their electronic signature has the same legal effect as a handwritten signature. Renter further agrees that the electronic signature is valid, enforceable, and admissible in a court of law. This consent applies to all provisions of this agreement, including but not limited to, authorization for charges to the credit card on file for damages, additional services, or policy violations. Renter waives any right to contest the validity or enforceability of this agreement solely based on its electronic form or delivery. 2. USE & OCCUPANCY RESTRICTIONS This property is intended for FAMILY or CORPORATE use. NO PARTIES, LARGE GATHERINGS, OR EVENTS ARE PERMITTED without express written consent. Quiet hours are from 9:00 PM to 10:00 AM. Violation of this policy may result in eviction without refund and additional fines. 24-Hour Noise Rules: • No loud music • No microphones or loudspeakers • No large gatherings without permission • No smoking inside the property 3. MINIMUM AGE REQUIREMENT The primary Renter must be at least 25 years old and must provide a valid ID. 4. RENTAL TERM & PAYMENT Check-in: 4:00 PM | Check-out: 11:00 AM Early check-in or late check-out, when available, requires an additional to cover the cost of extra cleaning staff needed to expedite home preparation. 5. SECURITY DEPOSIT & DAMAGE AUTHORIZATION Renter authorizes TD Associates TotalMax Homes LLC to charge the credit card on file for any damages, excessive cleaning, theft, or policy violations. Renter is responsible for maintaining the property in good condition. 6. CANCELLATION POLICY • Cancellation more than 30 days prior to arrival: Full refund. • Cancellation 0-30 days prior to arrival: No refund. 7. NON-SMOKING POLICY All properties are strictly non-smoking indoors. Violation will result in a fine of up to $1,000. Smoking is permitted outside only. Please clean up after yourself and properly dispose of cigarette butts and any other smoking-related goods. 8. PARKING POLICY Renter must park in designated areas. No street parking is allowed in front of neighboring homes. Violation may result in a fine of $200 and/or towing at Renter's expense. 9. EVENTS & GATHERINGS POLICY No DJs, loudspeakers, microphones, or unauthorized gatherings are permitted. If security is dispatched for a violation, a $1,000 emergency response fee will be charged. 10. LIABILITY RELEASE Renter and all guests agree to hold TD Associates TotalMax Homes LLC harmless for any injuries, damages, or losses occurring at the property. Use of any amenities, including swimming pool, spa, or hot tub, is at Renter’s own risk. 11. SECURITY MONITORING & FINES • Exterior security cameras are installed for monitoring traffic and security. • Noise monitoring sensors alert security if excessive noise is detected. • If security is dispatched due to a violation, a $1,000 fine will be charged. • Maximum occupancy: 10 cars, 34 guests. Exceeding this limit will result in a $1,000 fine and immediate eviction. 12. PROPERTY-SPECIFIC RULES • No motorcycles allowed on the property. • Exotic car restrictions: Revving engines or reckless driving may result in a $1,000 fine per incident and possible eviction. • Noise violations: Fines up to $1,000 per occurrence. 13. PAYMENT AUTHORIZATION Renter authorizes TD Associates TotalMax Homes LLC to charge the credit card on file for: • Rental fees, damages, and excessive cleaning charges • Additional services requested • Fines for violations of this Agreement 14. PHOTO & MEDIA RELEASE Renter grants TD Associates TotalMax Homes LLC permission to use photos taken with consent for marketing purposes. 15. LEGAL & JURISDICTION This Agreement is governed by the laws of the State of Nevada. Any disputes shall be resolved in Clark County, Nevada. The prevailing party in any legal dispute shall be entitled to recover attorney's fees..
