When you walk into the house, you enter an open concept first floor. The living room has a 70" UHD 4K TV and retro gaming console. Two large couches allow plenty of space to relax in the family room. Walking further into the house there is a separate dining table with additional seating at a large, 8' kitchen island. The kitchen is designed for the chef of your family. The kitchen is fully equipped to cook a large family meal at home. Going down one level, there are two queen beds on the lower level. A 65" 4K TV is on the lowest level, creating a great second area to watch TV or a movie. The lower level also contains a 14' shuffle board table perfect for a family game night. A full bathroom with rainforest shower head is on the lowest level. Heading up to the second floor, you will find 2 bedrooms, a full bathroom and a hallway closet with a washer dryer. The front bedroom has a juliet balcony, perfect for morning coffee or getting fresh air. Each bedroom has a Smart TV to stream your apps. The beds in each room are extremely comfortable and are perfect for a good nights sleep after a day of sight seeing or night out. Walking up to the top floor, you'll see a primary separated suite. On the left is the primary bedroom, with amazing city skyline views. A large balcony is off the master bedroom with a small chair and table to relax and enjoy the view. A 60" 4K UHD TV is in the master bedroom. Across the hall from the bedroom is a massive spa-like bathroom. 2 separate sinks make getting ready much easier. An extra large bathtub is perfect option to destress. The master shower is very large with a large bench and 3 shower heads. Continuing up the steps leads you to the rooftop deck with amazing, clear city views. The deck is a perfect place to hang out and enjoy a perfect view of Philadelphia. Rooftop deck usage is not permitted between 12:00am-6:00am. The house also has a small back patio with a grill available to use. The large 75" TV in the family room has Youtube TV for live tv streaming and the other TVs in the house rely on streaming your apps. To protect the heating/cooling equipment, heating temperatures are in the range of 60-74 degrees F and cooling temperatures are in the range of 69-80 degrees F. An initial supply of paper towels, toilet paper and water is provided. Additional guest fees apply after 8 guests as seen in pricing when booked. RENTAL RULES AGREEMENT Smoking is NOT allowed anywhere on the premise, including inside the house, patio area and rooftop deck. A minimum $500 cleaning fee is imposed for violation of this policy for professional ozone cleaning. The number of guests listed as the guest party is the maximum number of guests permitted in the house at any time, regardless of amount of time guests spend in the house. Unauthorized extra guests will be charged at a rate of $85/guest per night for the entire stay, regardless of the amount of time spent in the house. This fee will be taken out of the security deposit, through the resolution center or through the courts. Eviction may still occur for the violation of extra guests in addition to the extra guest penalty. The house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while in the house or on the property. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. External security cameras and doorbells monitor and record the entrances to the home. Guests acknowledge and consent to these security measures. Security cameras and doorbells can not be disabled, unplugged, intentionally blocked or tampered with. Keep the property and all furnishings in good order Only use appliances for their intended uses A maximum of 2 pets are permitted. Guests are responsible for any damage caused by their pets, including excessive cleaning. Pets must be disclosed and included with the booking. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. 9.Check in is at 4:00pm of the first day of the rental period and check out is at 11:00am on the last day of your rental period. Early check in or late check out may be available at a rate of $30/hour. All early check in or late check out must be approved before the start of the reservation. Unauthorized early check in or late check out will be charged at a rate of $90/hour, rounded to the next hour. This charge will be taken out of the security damage deposit, resolution center or through the courts. 10. Government ID (current (non-expired) driver’s license if a US resident or passport if international resident) must be provided for check in information to be provided. Keys or door code will not be provided without proper ID verification. First and last name on the government ID must match exactly with the first and last name on the Airbnb reservation.
