Hello. Please write something about yourself and your group. Thank you. Our beautiful 3 Bedroom year-round home is perfectly placed on the Great Sacandaga Lake. Directly on the lake, we face south w/plenty of sun. The 50' of sandy beach and dock are perfect compliments to the crystal clear water, Escape to The Abeling. Water levels fluctuate, especially in Spring and Early Summer. There may be no beach because of high-water levels. Please remember, Sacandaga is a reservoir. The space *** Note that the water level in the GSL is not the same all season long. The beach and water level are subject to Mother Nature and the regulating district, which controls the water in the GSL. Listing photos are from later summer 2023. April - usually no beach, high water. May - usually no beach, high water. June - usually little to no beach, water begins to drop. July - maybe some beach. More likely in the second half of the month. August - usually plenty of beach. Sept - plenty of beach, water dropping. Less deep water for boats. Oct - water level usually low, dock is pulled in. This is all beyond our control, but it is still beautiful.*** Hello. Welcome to our house. We call it The Abeling, after the Abeling's Mt. View House which was here nearly a century ago. Called a hidden gem, the lake is great for boating, fishing and swimming. We are located near the top of Sacandaga Lake, we face south down the neck of the lake. Our beautiful three(3) bedroom house with four(4) beds, large deck and sandy beach, is perfect for family and friends to enjoy the lake. Directly on the lake, there are no roads to cross to get to the beach. Simple buy food and drinks, then park the car. We have tried to fully stock our house with amenities. The kitchen has almost everything one will need. The gas grill is right outside the kitchen for convenience. If you're not the cook, relax at the kitchen island which seats four. Plenty of space to gather, sample, and taste. The main living room is just off the kitchen. With a vaulted ceiling, skylights, and ceiling fan this room is a breeze. The beautiful stone fireplace is perfect for those chilly nights off-season. Wall to wall windows facing out onto the lake and the deck below make the room easy to enjoy. The master bedroom also has the vaulted ceiling and fan, as well as large windows facing the lake . Additionally the master bedroom has a cozy sitting area to relax into and watch for our favorite neighbors- the bald eagles as well as a desk with high speed internet to work from. The second bedroom is next to the master, off the living room. It has a comfortable queen bed and large side window. The main bathroom has a tub and shower and is next to the second bedroom. Moving down the spiral staircase to the finished basement, one immediately notices the sun pouring in and the large deck accessed through four slider doors. A lovely sitting area in the Sunroom is just outside of the third bedroom. The third bedroom is downstairs. With a its own slider to the deck, pocket door, and walk-in closet and just steps from the kitchenette, this feels more like its own apartment. The kitchenette is the utility kitchen for the deck and downstairs guests. Nestled in, past the kitchenette and half bath is the den. Cozy and couch-filled, this room boasts an American Leather Queen Sleeper Sofa with gel mattress. A smartTv with cable, board games, books, card, and puzzles are here to enjoy. All of this pales in comparison to the lake. Relax and enjoy the lake from either deck. Dinner outside, drinks outside, everything outside! The large dinning table comfortably seats six (6) and a fire-table set that also seats four (4). The sun shines on the deck almost all day. But fear not! If the sun is not your friend, we have a lovely oversized swivel umbrella that will adjust to you. Sit still, make the shade move to you! Done relaxing up top? Head down near the water! Walk down the custom stone pathway to the lower deck. Table, stools and umbrella are here as well. Just a few more steps invites the lake. The dock begins here and it extends nearly 50 feet in a T, outstretched onto Sacandaga Lake. A couple of chairs fit perfectly out on the end of the dock for romantic nights or fishing on the clear water. The driveway is paved and easy to park and unload. We are off the main road, quiet and convenient. Guest access Renting our house grants access to all parts of the house except: the attic, garage, and two small closets. Guests also have full access to our beach, dock, and all grounds on the house property. Other things to note Pets are welcome. Please specify which and how many. A $50 Pet fee will apply. We provide keyless entry with touchscreen keypad. All linens provided - Sheets, towels, beach towels. We have a baby gate, Pack-N-Play, full-size crib, high-chair and a booster seat for a table. Various children toys and water gear. We have four (4) Kayaks & two(2) SUP boards for use on Sacandaga Lake. When boating, please have a life vest for all passengers (provided). Lake water level does vary with season and nature.
