THANK YOU VERY MUCH ALL booking is done on the Air BnB site LOCATION: Set in the upper Delaware Region of the Catskills, this historic, eclectic and, rustic Schoolhouse is the perfect place for a magical weekend. The property is located in a picturesque hamlet and is set on one acre of land. There are fences on all three sides of the property and it is secluded from the village by a border of trees on all sides. There is a large lawn area and two freshwater rushing streams bordering the property. We are only half a mile from the two branches of the Upper Delaware river where swimming, boating, rafting and fishing access is available. The property is also just one mile from Hancock where all grocery stores, shops, and services are available. The area is also home to many weekly farmers market where fresh local produce and homemade crafts are sold. DESCRIPTION OF HOUSE: The Historic Schoolhouse can host relaxing getaways or activity driven vacations with family and friends of up to 16 + people (maximum occupancy). Furnished in an vintage upcycled, shabby chic creative style, the house is expansive with plenty of room for a large group to spread out and enjoy separate activities in the large multipurpose rooms. There is a large lawn with a fire pit and gas or charcoal barbecue on the patio which is set up to accommodate al fresco summer dinners. And two small ponds where frogs and tadpoles reside. There is also a grassy lawn for badminton games and lounging around etc. . In the summer we keep a garden and on occasion offer some organic produce to the guests The rental consists of two floors with two suite like rooms on each floor, totaling 4 large lofty rooms. There is a bathroom on each floor and foyers/lobbies totaling about 5000 sq ft. Each loft is about 800 sq ft with 12 foot ceilings and has a unique style and function. All rooms have double function and can be made private for separate activities by closing the door. On the top floor, the northern room (Red room), encompasses a fully equipped kitchen, dining table, gathering area, suspended loft bed, and pull out sofa bed. The kitchen has been updated with stainless steel surfaces and a new gas cook stove. You will find all basic cooking necessities (oils, condiments, spices, and appliances) as well as cleaning supplies. The south top room (Blue room) is furnished with vintage sofas and doubles as a media room with a record collection and flat screen tv (with dvd and vhs plus HDMI inputs). This room has two single beds, one queen sized bed, and two sofas. Also, on the top floor is the "kids" room with 2 singles. In the top floor lobby we have a rich library with books on a wide range of topics of general and special interest including cooking, crafts, country living, music, dance, and art. (We also have a collection of games like Scrabble, chess, and backgammon) Downstairs, on the lower floor we have the “pool room”, which has a pool table and two full beds and the music room which has another full bed. The south lower room {music studio} is available for band rehearsal and jamming with a full drum kit and guitar amps, keyboards and PA. For serious music and recording booking, I provide full backline and set up of up to 16 channels through the vintage MCI console*** (Bands and artists bring their own DAW interface and computer. HEATING & COOLING Thanks to a grant from Delaware County Local Development Corp we have been able to install Mini splits and install interior double glazing panels in all the big rooms .So although we still do use wood for heating it is much easier to maintain cozy temps in the winter with the heat pumps and have great AC for the Summer rentals . All wood and lighting and safety instruction is provided for the wood stoves SURROUNDING AREA/ACTIVITIES: The area offers a bunch of fun activities for all types. For those seeking outdoor adventure, there are many local hiking trails with waterfalls and kayaking/rafting services on the Delaware river. Cat hollow state forest is just 20 minutes away and the area is also known for its great fly-fishing. There are 2 golf courses within 5 miles and skiing (Elk Resort) is just a 40 minutes drive from us. Recreational boating is also now allowed on the pristine Cannonsville reservoir just 6 miles away. For those looking for music and gastronomy there are many options. The town of Callicoon is about 20 miles away where you can find Rafters Tavern, The Great Western Hotel, and Seminary Hill Restaurant. Also, in Parksville a most unique bar/restaurant called Cabernet Frank’s. All of which feature live music by local artists including myself. Bethel Woods Performing Arts center is also about 30 miles south if you want to see a show! There are also many distilleries and breweries where you can tour and taste all of the delicious beers and spirits made right here in the Catskills. (Rock Valley Spirits, Do Good Spirits, Catskill Brewery, Forthright Cyder and Mead +many more!). There are also many local farms that offer tours and sell fresh produce (Mountain dell farms, Catskill Cattle company, Bialecki Farms). For the shoppers, there are many antique and craft stores in Walton (22 miles away). The schoolhouse is a great location for any family or friend gathering, band camp , music rehearsal ,photography shoot, music video, yoga group or retreat. We have good cell reception for all major providers and WiFi in all rooms. All linen and towels are included as well as basic kitchen and bathroom supplies.The basic nightly rate is for a group of 8 people for anything above that, there is a nightly surcharge of $30 for extra guests up to a MAXIMUM OF 16 PEOPLE. That being said, the property is a rambling 5000 sq ft that we heat with wood which also generates some dust and it is not practical to mop under every sofa and polish every knife and fork for every change over. Please bear this in mind if you write a review when it comes to the cleanliness assessment. It is NOT A HOTEL and some people may expect an unrealistic level of perfection. It is a large rustic, antique, museum-like, artistic and special place. Please help us by not giving a bad cleanliness assessment because you found a dust bunny when you were plugging in your phone charger .
