This bright and cozy garden-level bedroom with a private bathroom offers a serene escape about 20 minutes (10 miles) from downtown Boulder and 8 miles from Nederland. Perfect for solo travelers, adventurers, romantic getaways, or for a reset, this space is your ideal base for exploring Boulder and surrounding areas stunning landscapes. Property Highlights: • Private Bedroom & Bathroom: Enjoy a key-locking bedroom with southern light, breathtaking mountain views, and privacy blinds. Just 15 minutes from Wedgwood Weddings venue on Canyon Blvd. Guest Access: • Private entrance through a family room (no access to kitchen, laundry, or family room). • One reserved parking space at the top just off the gravel driveway; a short walk down driveway to stairs is required to reach the entrance. No trailers, campers, or street parking allowed. • 420-friendly outdoors only on patio; no tobacco products permitted on the property. Important Details: • Elevation & Climate: At 8,000 feet, nights are cooler (no AC; box and tabletop fans provided). Pack for variable weather and use provided robes/throws for comfort. Heat available spring/fall (please keep doors closed and turn off when not in use; no heat mid-June to mid-September). • Water Conservation: On well and septic; please limit showers to 10 minutes and avoid flushing feminine products, wipes, food, or hair. • Road & Vehicle: Paved roads lead to a 2/10-mile dirt road to the house. 2WD is fine in summer; 4WD recommended in fall, winter, or spring due to potential snow. Uphill traffic has right-of-way on our neighborhood roads. • Wildlife: Moose, elk, deer, wild turkeys, bobcats, bears, chipmunks, birds, and hummingbirds frequent the area. Lock vehicles and avoid leaving food inside. • NO PETS: we have a strict no pet policy due to extreme dog & cat allergies. Guest access You will have full access to the Private bedroom & adjacent private bathroom. Bathroom is fully stocked with towels and paper goods as well as spa shampoo & conditioner and body wash/ shower gel for your use. Access adjacent bathroom via a few steps from room it’s not adjoining. There is a mini fridge, microwave, Keurig coffee machine. There is no place for washing dishes. Trash is black can and white is for recycle. We have a variety of Kcups for morning coffee, tea with sweetener choices and creamer with a Keurig single serve coffee maker. You have Access to the outdoor space that has several seating options 2 chairs and a glider.1 lounge chair under the aspen trees. Currently our family room downstairs which you will not have access to during your stay. We respect your privacy we don't use family room while you are our guests. SOME HELPFUL INFO TO CONSIDER: >Please limit shower to 10 minutes or less. We are on a well and septic only toilet paper in toilet. >Must be able to carry or roll luggage down and up gravel driveway and steps or use wagon to bottom of driveway. >No driveway access with vehicle park in designated parking spot. During your stay We’re available anytime—whether in person or by text—whatever you’re most comfortable with. While we always respect your space and privacy, we also love meeting our guests when the opportunity arises and when it’s something you’re open to. Whether you prefer a completely private stay or a friendly chat and some local tips, we’re here to make your experience just right for you. Other things to note Important Information for Guests: If you encounter any issues or something isn’t working, please notify me immediately so I can assist or resolve the matter promptly. Access and Parking: Guests must be able to navigate our sloped gravel driveway and stairs to the entrance while carrying luggage, as there is no vehicle access to the entrance. A designated parking spot is provided at the top of the driveway. House Rules: • Please restrict use of the family room to entering and exiting your room only. • Always lock the entrance door with keypad/ deadbolt not handle lock and fully close the storm door. • Remove shoes upon entering to protect the home’s flooring. Local Attractions: • Rocky Mountain National Park is a scenic 45-minute drive via the Peak to Peak Highway. • Brainard Lake State Park, also along Peak to Peak, offers excellent hiking and stunning views. • Enjoy 360° views from Sugarloaf Mountain or explore rock climbing at Dream Canyon or Boulder Falls. Food and Safety Guidelines: • Do not leave food in your car, as bears are active in the area. Store food in the provided baskets, on shelves, or in the mini fridge. • A mini fridge, Keurig Kcups, teakettle and teas, paper plates, wooden utensils and cups are provided for your convenience. We recommend dining out for all meals. • No cooking is permitted, due to fire code. This includes camp stoves (inside or outside) or charcoal grills, due to fire bans and HOA regulations. • In case of spills, please notify me immediately to prevent staining the new wool carpet. Guest Visitors: We kindly request that you arrange to meet friends off-site. Smoking Policy: • No smoking of cigarettes, cigars, or tobacco pipes is allowed inside or outside the home. • Marijuana use (420) is permitted outside only. Water and Septic System: • As we are on a well and septic system, please conserve water by limiting showers to 10 minutes or less and avoiding baths. • Do not flush feminine hygiene products, facial tissues, wipes, hair, or food down the toilet.
