Our sunny, first-floor, one-room studio features high ceilings, a full kitchen and a cozy ambiance. During warmer months, enjoy a meal sitting under an umbrella in your private, fenced-in, porcelain tile patio. Studio is 300 square ft. Patio is 175 sq ft. Couples, solo travelers, LGBT and business travelers will find a home away from home. The space Spending days at our studio is not only about comfortable indoor living. You'll also enjoy the benefit of outdoor space. Read a book, eat a meal, or enjoy evening drinks and conversation on your own secluded, 175 square-foot patio. Whether indoors or outside, our whimsical decor has you in mind. Each tchotchke, wall hanging, and garden accent represents a personal story. Our studio apartment, also known as a studio flat or efficiency apartment, is a self-contained living space consisting of one single large room that serves as the living, dining, and sleeping area, with a separate, private bathroom adjacent to the kitchen, which is partially separated from the bedroom. Your 300 square-foot first-floor studio has no second floor above it, and there is no basement below it. There are no stairs. Avoid damp, musty basements, and stay with us. From the street where you park, it is a 100-foot walk along a concrete walkway to reach your studio. Your space is a completely private studio that is separate from the rest of our home. There is no access to your personal living quarters from the main part of our home. There is only one entrance to your studio through a walkway on the side of the house. The studio, which includes a fully equipped kitchen, a large closet with mirror doors, and a private full bathroom, is in a secluded corner of the property. The patio in front of the studio is for your personal use only. Your patio is completely fenced in by a six-foot-tall white fence. During warmer months, a table and chairs, potted plants, herbs, and garden accents adorn your patio. Our patio is 175 square feet. Our studio has one queen size bed that comfortably sleeps two adults. There is plenty of storage space in the draws of the bed's two end tables. For a third guest, we have a portable twin folding bed. This is only available upon request prior to checking-in. Our kitchen is stocked with pots, plates, silverware, utensils, glassware, and spices. The stove includes an oven. There is a toaster, a toaster oven, a blender, and a microwave. Deep-fried cooking is not permitted. *Kitchen and bath towels as well as pillows, bed sheets, blankets, and a comforter are included. Towels and bed linens are exchanged weekly. Guest access *LAUNDRY: Laundry service for your personal items is not available on our premises. However, there are several neighborhood laundromats and dry cleaners available for your convenience. Some laundromats offer drop-off service. *PARKING: Parking is allowed on the street 24/7. There is usually space on the street directly in front of our home, which is where guests should park when space there is available. Parking is not permitted in our driveway. Guests are required to provide their vehicle details prior to checking in: make/model/license plate #/state vehicle is registered in *HEAT THERMOSTAT: The thermostat is not in the studio and is therefore not accessible to or controlled by guests. Please communicate with your host regarding any need to adjust the thermostat. AIR CONDITIONING: Central air is vented into the studio during the summer months. Additionally, there is a window AC unit that is strictly controlled by guests. *AIRPORTS: Under moderate traffic conditions, we're 10 minutes away from JFK Airport and 20 minutes away from LaGuardia Airport. *HOSPITALS: Our home is centrally located near world-class medical centers: *We are 10 miles (15-minute car ride) from Long Island Jewish Medical Center *We are 6 miles (16-minute car ride) from Winthrop University Hospital *We are 4 miles (8-minute car ride) from Mercy Medical Center *We are 11 miles (16-minute car ride) from North Shore University Hospital *We are 5 miles (18-minute car ride) from South Nassau Communities Hospital *We are 11 miles (20-minute car ride) from Nassau University Medical Center Other things to note SECURITY CAMERAS: The entire front of our home, including the driveway, the sidewalk, and street in front of the house, are monitored by three Vivint security cameras. One is on the south side of he house above the living room window; another is above the garage door, and the third is in the doorbell. When you pass by a camera, you will hear a whistling sound. If you pass the camera that is on the doorbell of the front door, in addition to the whistling sound, a voice will state, " Camera recording." These security cameras are recording 24/7. There are no interior cameras or recording devices within the rental unit. *SMOKING: Smoking is not permitted anywhere on the premises. Neither is smoking permitted on your private patio or in our gardens. * Use of our studio is for booked guests only. Inviting family or friends on the premises is permissible only when your host gives prior written approval upon request by a guest under certain circumstances. Parties are not permitted anywhere on the premises. * Advance notice must be given when more than two guests will stay on the premises. The air mattress is not stored in the studio. Your host will set up your studio to accommodate an additional guest only when the request is made in advance when guests make their booking for an additional fee. DISCOUNTS: Substantial discounts apply to all week-long and month-long bookings. There are no discounts available for bookings of less than one week. LONG-TERM BOOKINGS: Guests who book long-term can have their towels exchanged on a weekly basis as an included service. Guests who book long-term are expected to maintain the cleanliness of our studio and to wash studio bed linens and shower curtains. Guests can request to have the studio cleaned and bed linens exchanged for additional fees. GARBAGE & RECYCLING: Please remove all your garbage and place it a pail that is behind the gate to the left of the white garage door. Recyclables go in the orange recycling bin that is also behind the gate. A sensor light is behind the gate for easy access at night. CANDLES: Lighting candles and burning incense are strictly prohibited inside our studio. PET POLICY: We are pet-friendly for house-trained, socialized dogs. Two dog limit.  Sorry, no cats. We have two golden retrievers, Penelope and Abigail. You might hear them in the yard or the house occasionally. While we love dogs , if yours suffers from separation anxiety or can become aggressive, please do not bring him/her. Please do not plan to leave your dog alone for several hours at a time.  You are 100% responsible for the behavior of your dog. If you are bringing a service animal, kindly notify your host prior to check-in as a courtesy.
