Built by actress Bette Davis in 1940, Butternut retains the character of that grand era while accommodating family and friends in contemporary style. Peace and privacy prevail on the 22 acre property overlooking the White Mountains. It is located on a quiet birch-lined road three miles from Sugar Hill and Franconia. The house is comfortably furnished with country antiques, accessories, and artworks. Contact host if you have questions about the house or area. The spacious main floor boasts beamed ceilings, random width pine floors, four picture windows including White Mountain views. Large back-to-back fireplaces highlight the living room & kitchen/dining areas. There is also a bar, an enclosed porch, a full bath, and laundry washer/dryer. Satellite TV, DVD, VCR, CD and DSL Internet access are provided. The kitchen is well equipped and a real delight for those who love to cook, with Jenn-Air cooktop/grill, self-cleaning oven, microwave/convection oven, refrigerator, dishwasher, two sinks, extensive counter space, appliances (mixers, blender, toaster, rotisserie/toaster-oven, coffee maker, coffee grinder, waffle iron, etc), china, glassware, stainless flatware, and a full complement of cookware. On the second floor, two bedrooms are reached by the main stairs; a separate stairway gives private access to the master bedroom suite. The suite features a large bedroom with sitting area, TV, and canopied queen bed, private bath with stall shower, dressing room, and enclosed furnished screened porch. Two other bedrooms (one with two double beds, one with two twin beds) share a second bathroom with whirlpool tub/shower, and an adjoining screened porch. All linens, blankets, and down comforters are provided. The unique 'silo' spiral stairway leads from the 1st floor bar to a sitting room adjacent to the master suite, and then up to a quiet 3rd floor retreat, all with stunning views. The attached garage accommodates one vehicle and provides convenient indoor access to firewood. Outdoor amenities include lawn furniture and hammock, grass terrace with seating area and large picnic table, stone barbecue fireplace, charcoal grill, and a lovely garden There is a standby generator to ensure that full house power is provided during local power outages. Local Activities/Attractions: Summer/Fall: 15 minute drive to Franconia Notch State Park (a scenic area including Echo Lake for swimming and boating, an aerial tramway to the top of 4,000 ft Cannon Mt, walking and biking trails, the Appalachian Trail and a network of other AMC hiking trails and camping huts). Also nearby are two golf courses, tennis facilities, lakes for fishing and boating, and riding stables. Winter: 15 minutes to Cannon Mountain Ski Area; 30-60 minutes to Loon Mtn, Attitash, Waterville Valley, Bretton Woods, Wildcat and other ski areas. Many well-maintained cross-country ski areas nearby. Anytime: Various local cultural activities include theater, concerts, arts, crafts, and antique shops. Excellent restaurants abound in nearby Franconia, Littleton, and Bethlehem areas. Butternut is in a rural/wooded area. A car is necessary to get around. Guests are required to sign a one page guest agreement that will be sent upon booking a reservation. Basic rental terms are as follows: The Owner will pay for utility and maintenance costs incurred during the rental period, including heating oil, electric, local telephone service, satellite TV service, broadband DSL Internet service, grounds-maintenance, and trash removal. Owner will provide firewood in two racks on the enclosed porch; no other firewood on the premises may be used by Renter. Upon Renter’s departure, Owner also will pay for housekeeping and laundry of bed/bath linens to a maximum of $200 (the usual service fee). Housekeeping charges incurred in excess of $200 to return the house to the condition in which it was found will be paid by the Renter. The Renter will pay for any long distance phone calls. The Owner and Renter agree to the following additional terms: 1. The Renter shall occupy the premises only as a private home for personal overnight use of not more than eight persons. The Renter shall not have more than fifteen guests on the premises at any one time without the written permission of the Owner. The Renter shall not sublet the premises to any other person. Renter shall not have pets without written permission of Owner. 2. The Renter shall keep the premises in good condition, and shall be responsible for any damage, breakage or loss which occurs as a result of actions by the Renter or Renter's guests during the rental period. 3. At the termination of the rental period, the Renter shall leave the premises in the same general condition as found upon entry. Furnishings will not be rearranged by the Renter. The Renter shall be responsible for any extra cleaning/maintenance charges beyond normal housekeeping and laundry expense incurred by the Owner to return the premises to said condition, 4. The Owner reserves the right at all times to visit and inspect the premises, personally or by agent, with reasonable advance notice to the Renter. 5. The Owner shall insure that the household appearance, furnishings and equipment are as represented in the description of the premises. 6. The Renter releases the Owner from any liability concerning claims for loss or injuries to Renter or Renter's guests which may occur on said premises during the rental period. 7. If the Renter defaults in regard to any item in this Agreement, the Renter agrees to vacate the premises upon five days notice, to forfeit the Security Deposit, and to be responsible for all legal costs and damages, should action be brought to regain possession or repair loss or damage.
