Meticulous, spacious 3 BR, 5 bed, 2.5 BA waterfront home sits 30' from water's edge. Lg. deck and patio/fire pit. Relax, swim, kayak, grill, play games, or enjoy many eateries and musical events in our revitalized community, all within 3/5 mi. Golf, polo, wineries, mansions, beaches, ferries to islands, and more. Visit Newport, Bristol, Providence, Cape Cod, the Vineyard, and more. Dog <35 lbs. considered with Pet Addendum/Vet Docs. No smoking/events. Please contact Host before booking. Enjoy panoramic waterfront views that impart a cruise-like atmosphere from the main living areas and bedrooms as well as from the large deck with its cushioned Adirondack chairs and dining nook. Enjoy the patio area with its cushioned settees, a 27" Solo fire pit, and nearby gas grill. A second set of deck stairs allows easy accessibility to deck hanging Kayak racks and the beach stairs/kayak ramp. The kitchen is fully equipped with stainless steel appliances, small appliances (12 cup coffee maker, blender, waffle maker, etc.), loads of dishes/eating utensils/serving items, an assortment of glasses for all occasions, and pots/pans including lobster pots/roaster. We provide a starter supply of spices, paper products, detergents/soaps, trash bags, cleaning supplies, and kitchen linens. We will try to accommodate a special request if given notice. The dining area has a large table with ample seating and beautiful waterfront views through the glass slider which opens to the deck. The living room is spacious with a flat screen TV, two sofas that each have two manually operated recliners at each end, and several occasional chairs. There is a separate seating alcove suitable for working from home. The dining area and living room have a mini-split A/C. All the bedrooms are on the second floor and have new mini-split ACs. The Prime bedroom contains a queen and a twin bed with his/her closets and attached 3/4 bath. Bedroom #2 contains a queen bed and a walk in closet. Bedroom #3 contains two double beds and a walk in closet. Each bedroom contains a area rug, desk/vanity with stool, dresser/bureau, two chairs, a flat screen TV, clock radio, charging station, and room darkening drapes/blinds. All linens are provided. We are obsessive about cleanliness and have three plus sheet/blanket/comforter/quilt sets for each bed ensuring top to bottom changes between guests. There is a spacious full bathroom upstairs that contains a full size washer/dryer behind folding doors. There is a second bathroom with shower, toilet, and vanity off the Primary bedroom. We provide an iron and ironing board, two hair dryers, non-slip mats, bath towels/hand towels/facecloths/bath mats, and basic starter supplies of shampoo, conditioner, body wash, liquid hand soap, clothes detergent, and toilet paper. The garage has been configured as a three-season room with a 6 ft. pool table and soccer ball table. There are many books, board and lawn games, beach equipment, and storage. Take out or eat in at nearby restaurants all within .6 miles: Graciano's 501 Café, Local Z, 15 Point Road (our favorite), Tremblay's Island Park Bar & Grill (beer garden), Blue Anchor (live music), Sunset Cove (live music), the famous take-out Flo's Seafood (seasonal), Schulzy's hamburgers/ice cream take-out (seasonal), Schooners (beer garden). Local Z, 15 Point Road, Flo's, Sunset Cove, and Schulzy's have seating areas that directly overlook the water. The sightseeing sites in RI are too numerous to list here. Many pamphlets and brochures are available at the home. The Newport Visitors Center is a great resource. Host will try to meet you upon arrival to review amenities unless you choose no-contact access. There is parking for3-4 cars in the driveway. Inside the front door is a foyer that leads into the kitchen/dining area/living room and stairs to the second floor. To the left are doors to a closet, stylish half bath, and garage. The garage has been converted to a three season game room with six foot pool table and a soccer table and it is perfect for storing bicycles, golf clubs, and other bulky items. There is a glass slider in the dining area that leads to the large deck with stairs leading to the patio and grill area and the edge of the seawall, which is 30 feet away. There are stairs to the waterfront with an attached ramp suitable for launching kayaks and small water craft. Kayaks, paddles, and life preservers provided with signed waivers. There are tides. Swimming is best mid to high tide. Guests have access to the entire yard and house except the attic which is locked and used for storage. Host makes every attempt to greet travelers upon arrival and is easily accessible in person or by phone. Alternative representatives are available when host is unavailable. The neighborhood consists of mostly year round homes. The nearby roads are pleasant for walking or bike riding. There is a children's playground within a few blocks and a boardwalk-like walking area along the seawall of a local beach with famous Flo's Seafood and Schultzy's, an ice cream/burger stop, across the street. Restaurants within .6 mi., some with live music, include LocalZ, 15 Point Road (my favorite), Graciano's 501, Sunset Cove, The Blue Anchor, and a sports bar, Tremblay's, a local favorite. Don't miss local Wine Tours, Portsmouth Polo on select Sat., a Casino in Tiverton, and local golf at Newport National, Montaup, and Green Valley. Children (and adults) will enjoy Roger Williams Park/Zoo, Edaville/Thomasland, and the Children's Museums of Providence and Fall River. There are many beaches to explore in Portsmouth, Middletown, and Newport and picnicking/kite flying is great at Colt State Park (also has a bike path) and Ocean Drive. There are historical societies, museums, mansions, boat excursions, waterfront shops, and great New England eateries. Venture to Boston (60 min.), Providence (30 min.), or Cape Cod (60 min.) with their innumerable attractions. A car is required. Guests are required to sign a Lease and return it by email or regular mail. There is a $ 750 security deposit refundable under the conditions of the Lease. No smoking or vaping. One small dog, 35 pounds maximum, considered with Pet Addendum and Vet documents. No parties or events. Minimum age of primary renter is 28.
