Guests love this sunny+light cottage with its beautiful front windows+outside living spaces for year-round enjoyment. It’s on a favorite block of quiet street; there’s a covered front porch too so you can sit in the warm winter sun. It’s has driveway as well as on street parking. Inside you’ll find original old creaky wood floors, comfortable leather furnishings, fast internet+ smart tv. There’s also a remote controlled gas fireplace with darling vintage mantle, nice kitchen+inside laundry too. The space This whole NON-SMOKING/NO POT AND NO PARTIES house (please READ ALL HOUSE RULES BEFORE REQUESTING and see extra fees/charges if violated below under “other things to note”) Newly renovated home on wonderful tree-lined street + great downtown location. 2bed / 1bath 1920's bungalow with tons of character; refinished original wood floors that are unfortunately on their last leg. And lots of new, energy-efficient windows and french doors. For now we’ve kept the original front windows that open in for a wonderful view and lovely cross-breeze. Darling just updated kitchen with quartz counter tops, subway tile backsplash, stainless appliances; breakfast or office table/area also. Inside laundry room with sink and small frontload washer/dryer tiled bath with tub/shower combo central heat and air; ceiling fans too. gas fireplace with remote and 1920's vintage mantle with built-in window seat/cabinets 2 sets of French doors lead out to large private back yard and covered back deck; sunny in the winter; shady in the summer; wonderful outside spaces. It’s a unique space; equipped with everything you need for a comfortable long or short stay. PLEASE NOTE: The back grassy yard is not available to dogs; we are trying to keep it nice and green and without urine spots but also it’s a neutral area providing privacy between all the units back there. Also the outside leather couch may covered either because of weather or bird poop! There’s always one under the back porch cover though. Tiny House is also back there but is completely private with its own entrance. Visiting Yosemite? It’s a perfect stop over; halfway between the Bay Area and the most amazing national park! Do our cleaning fees seem a bit high? If so, please know we pride ourselves in doing an extra thorough job; especially in light of the virus issues; we use bleach to wipe down every surface both for your protection and those guests who come after you:) BY BOOKING AND PAYING FOR A RESERVATION IN ANY OF MY HOMES, you are confirming you have read and are agreeing with EVERYTHING I have disclosed below. So if you allow your kids to eat+drink or your dogs up on the furniture or beds, I suggest you either bring your own sheets or blanket to cover and protect ours or just ask and I’d be happy to lend you some older imperfect ones. Most stains come out when laundered, however dirt from muddy paws, greasy foods and make-up usually doesn’t for some reason and the cost to replace them will be passed on to the guest. AND PLEASE DO NOT BATH YOUR DOG IN OUR TUB OR SHOWER; their hair is tough on our old plumbing. There’s a pet store in town where you can do that for free. LASTLY, YOUR DOG MAY NOT BE LEFT INSIDE OR OUTSIDE UNATTENDED. If you must leave them FOR A SHORT TIME, please bring a crate or ask as I am happy to provide one. SERVICE ANIMALS: As per Airbnb‘s terms of service we are happy to welcome your animal free of charge; we will just need you to agree in writing that you understand the animal cannot be left alone in the home. -Is the assistance animal required because of a disability? What work or task has the animal been trained to preform? We have strict guidelines for those who would like to bring an animal: -They are NOT ALLOWED TO BE LEFT UNATTENDED at any time; not even in a crate. You must take the animal with you anytime you leave the house. -The guest remains liable for any and all damages caused by their service animal. -You and your service animal will be asked to leave if we discover misrepresentation of a pet as a service animal. We will report fraudulent claims of service animals to government authorities and evict guest(s) without issuing refund. However, we proactively clean and vacuum any webs and use bait whenever possible but just a heads-up, you STILL may occasionally see these critters; especially super small black sugar ants; they seem to be everywhere in our beautiful valley. FREIGHT TRAINS: if you’re not familiar with Downtown Turlock (as well as most Central Valley towns) there are trains that run through day and night. Those that live here don’t even notice their warning whistles however others, especially out of town guests might. Some think it’s wonderfully nostalgic yet others may be startled by the unfamiliar noise. MINUT HAS BEEN INSTALLED on ceiling in each of our homes; it offers protection against break-ins but it doesn’t invade privacy. It also monitors, noise, humidity/mold risk, temperature and automatically sends notifications when any are excessive. Please do not tamper with the unit or an alarm will sound and notification sent. We also ask in a time of rolling brown and blackouts that you not lower air conditioner thermostat below 74 or set heater above 68 degrees. SECURITY CAMERAS with recording devices are installed outside in parking and entrance areas ONLY at all our properties. If they are disabled you will be asked to leave immediately and without refund. Crime is not a problem in our neighborhood unless you accidentally leave your vehicle unlocked with tools or valuables inside. Hopefully these cameras will continue to be a good deterrent to any dishonest or illegal activity. This place has a large cemented side yard with gravel patch under kitchen window where your dog can eliminate and play as long as he doesn’t pee on my newly planted geraniums:) I HAVE OTHER PLACES WITHOUT THIS RESTRICTION: CasaMagnolia, Cowboy, Coolest, Cozy, CuteTiny and soon Chic all have either fake turf, Bermuda grass or no grass at all; just cement and gravel. But all places have either a clean large deck, cement area/dog run and/or gravel provided for them to eliminate; they will just need your help keeping them off the lawns. If your dog won’t go on gravel or cement then you are welcome to take them for a walk when needed in our lovely tree-lined and very pet-friendly neighborhood. My places aren’t for everyone. ATTIC/WHOLE HOUSE FAN is installed in this house but it can only be turned in remotely. If you’d ever like fresh air just text me and I will make sure you have windows farthest away from fan open and then turn it on without having to disturb you.
