Nestled into the neighbourhood, this red tin roofed gem is a 5 minute walk to the centre of town and a delightful 15 minute walk to the beach of Lake Michigan. The neighbourhood is quaint and quiet, the town is a wonderful town to bike in, for car traffic is minimal. 1. The property is furnished and includes a fully equipped kitchen, beds for 10 people, linens and towels                                                                                        2.  Maximum Occupancy: The maximum number of guests is limited to 10 persons. An additional charge or $50 per person/night for guests in addition to 10 will be assessed.  4.  Term of the Lease.  The lease begins at 3 p.m. on the “Check-in Date” and ends at 11 a.m. on the “Checkout Date”.    5.  Minimum Stay:  This property requires a  2 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 3 days, the guest will be charged the per night rate.   6.  Rental Rules:  Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.   7.  Access:  Guest shall allow Homeowner access to the property for purposes of repair and inspection.  Homeowner shall exercise this right of access in a reasonable manner.   8.  Rental Rate and Fees   a.       Deposit:  A security deposit of  $500 is due at least 60 days prior to the Check-In Date.    Option A: The deposit is for security and shall be refunded within 30 days of the Checkout Date provided no deductions are made due to:  i.      damage to the property or furnishings; ii.      dirt or other mess requiring cleaning in excess of the aforementioned $150 cleaning fee; or      iii.      any other cost incurred by Homeowner due to Guest’s stay.    When you arrive, please inspect the house for cleanliness. If ANYTHING is not acceptable, do not hesitate to call the  property manager at 978-505-9257   b.      Rental Rate.  Payment in full of the following fees shall be due within 30 days of the Check-in Date: c.      there is an additional fee of $50 for early check in or late check out d.      there is an additional fee of $50 for any returned checks         9.  Cancellation Policy:  If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:   50% if cancelled 30days prior to the Check-in Date if property can be rented in this time, will provide a further refund    10.  Insurance:  We encourage all renters to purchase traveler insurance.
