The space Our house sits atop a small grade overlooking a typically peaceful portion of Arovista Park* (see Special Note below) You'll enjoy plenty of privacy in your area of our home and, on many mornings, will be treated to a nice sunrise over the park trees. Afternoons are usually pleasant on the back balcony after the sun has moved to the front of the house. All rooms are provided with day/night cellular shades -- your choice of light filtering or room-darkening and everything in-between. Two-mini-splits provide air and heat with complete control within your space. Both rooms include a ceiling fan and the Retreat room features an electric fireplace that can be used to provide cozy heat or simply a calming warm firelight glow. Additionally, we have provided a personal floor heater and floor fan, if desired. The queen bed (sleeps two) is located in the main bedroom; the twin loveseat sleeper (fold-out sleeper - sleeps one) is located in the Retreat room. Coffee, tea, hot chocolate, water bottles and assorted snacks are provided as a courtesy and if there is anything else you need to help make your stay more enjoyable, just ask! We do our best to provide you with a relaxing and comfortable experience! Access to our shared main floor deck, patio table, fire pit, hammock, and outdoor ping pong table are available upon request at no additional charge - just ask! We enjoy the time we spend in our back yard and on our deck overlooking the park and hope you can as well! **Special Note on Park Construction [Updated December 2025]: The city is still in the process of renovating the eastern portion of the park behind our property (this section is not immediately adjacent to us but certainly within view and earshot of your suite and balcony). There has been construction noise sporadically during daytime hours through the renovation time and we have no schedule of what will be taking place nor when the project will be completed. If you feel this may negatively impact the enjoyment of your stay, we certainly understand and hope you will consider us for a future stay. **Special Note for June 5-June 7 in 2026: The annual Brea Summerfest is a free-admission community carnival with rides, food, and music happening on the other side of the park behind our house. From your balcony or our backyard, you'll be able to see the lighted ferris-wheel and any tall attractions they set up. You'll also be able to hear the music and other sounds of the event. This is not the typical weekend here and if you think this event may impact the enjoyment of your stay, please consider staying with us on another date. Guest access You'll have complete and private access to your entire space which includes the main queen bedroom (with refrigerator, sink, microwave, Keurig, drip coffeemaker, coffee bean grinder, toaster, electric kettle), the second Retreat room (with twin loveseat sleeper and fireplace), your own full bath with a tub/shower combination, and the small, private hallway adjoining both rooms and the bath. Access to the suite is via an outside stairway and balcony immediately beyond our home's driveway. You'll be able to come and go as you please with your own, unique key code for your private entrance. The hallway adjoining your space connects to the main house, however, a door at the end of the hallway will remain closed and locked during your stay in order to provide you with privacy. Other things to note We can only provide parking for one guest vehicle on our driveway - overnight street parking near our house with our neighbors is at a premium and requires a permit from the city - if you will be needing to bring two vehicles here, please do not book but instead search for another listing that can accommodate you. EV Charging (Level 2) Available for an additional fee: Level 2 EV charging is available on our driveway in your parking space — billed additionally for the amount of power you use at our current Tier 2 electricity rate from Southern California Edison (as of September 2025, 41 cents per kwh). Although your rooms and bath are connected to our main house via your private hallway, the door between your space and ours will remain closed and locked during your stay. You will NOT have access to our main house, kitchen, laundry, etc. Although you have a microwave, sink, toaster, and refrigerator, there are no additional cooking facilities available during your stay. Special Note on Cooking: There is no cooking allowed in the suite unless it can be done in the microwave, toaster, or with the electric water kettle. The use of any cooking appliances (portable stoves, air fryers, etc.) that we have not supplied is not allowed -- this is primarily a bedroom/living space and is not set up to adequately vent the smells of cooking foods, particularly those cooked with any type of oil. As a consideration for others, if you are needing a place to stay that allows cooking, please search for a listing that includes a full kitchen. There is a maximum of two guests per stay - no additional guests or visitors are allowed - this includes infants and children. This space is superb for two sharing the queen bed, or, one guest on the queen and one on the sofa sleeper in the second room. An additional fee, equivalent to the full daily rate, will be charged each day for any and every unauthorized person staying in our home. If you need space for more than two people, please look for a place that can support and welcome larger parties. We appreciate your understanding!
