Guest access The property is entirely private for guest use only. Other things to note **Important Information** **Noise Monitoring & Party Policy** ☆ We have Minut Smart Home noise management devices installed to prevent parties and manage noise levels. These devices *do not* record or transmit audio but only monitor noise levels. If noise exceeds 80db for more than 5 minutes after 10 PM, or if the number of guests on-site exceeds the booking total, we will be alerted and contact the primary guest immediately. - You will receive one warning to reduce the noise, sent via SMS or through your booking provider’s messaging system. - Guests must respond within 30 minutes to confirm they’ve received the message and addressed the issue. - Failure to reduce noise or respond may result in the immediate termination of the booking, and security may escort you from the property with no exceptions. Strict **no-party policy** – any breach will likely result in the termination of your booking without refund. Guests are prohibited from tampering with or removing the noise monitoring devices. If the device is touched, removed, or covered, an alarm will notify us, and this may also result in the termination of your booking due to a breach of house rules. **Cancellation Policy** Please be aware that we follow the property owner’s cancellation policy without exceptions. We advise all guests to review and understand the terms of the cancellation policy before booking. We strongly recommend that all guests ensure they have sufficient travel insurance coverage for any unforeseen circumstances beyond the control of the host, guest, or Airbnb. **Check-In Requirements & Additional Information** This is a meet-and-greet check-in. The primary guest must present a government-issued ID upon check-in, and we reserve the right to request identification from other guests. - The primary guest (the person who made the booking) must be present at check-in. Third-party bookings/check-ins are against Airbnb policy and violate our insurance terms, so no exceptions can be made unless arranged with us in advance. **Linen & Inclusions** - Bedroom 2 can be made up with two single beds if requested. Please notify us at least 4 days in advance so we can arrange the necessary linen. - One bath towel per registered guest is provided. Extra towels can be pre-ordered for an additional fee. Beach towels are not provided. - We offer a one-time essentials kit (shampoo, soap, toilet paper) and tea/coffee upon arrival. For stays longer than one night, guests will need to purchase additional supplies as required. - Luggage storage is not available. - Guests must use their own accounts for Netflix, YouTube, and Stan. **Fees** - **Early Check-In:** $45/$90 (Subject to availability). Please request at least 48 hours in advance to arrange with our cleaning team. - **Late Check-In after 5 PM/9 PM:** $70 9pm to 12 midnight $90 - **Late Check-Out Fee:** $100 - $300 (subject to availability) - **Lost Keys:** $250 plus any additional service charges (e.g., locksmith if needed) - **Lock-Out Fee:** $60 (9 AM to 9 PM) / $100 (9 PM to 1 AM) As we manage multiple properties, we allow 30 minutes on-site to greet each guest for check-in. Please be punctual. If unforeseen delays occur, we can return, but a return fee of $35 will apply to cover staff and travel costs.
