Our award-winning, federation-style homestead comfortably sleeps up to 21 guests (additional cost above 12 guests, please get in touch if group is more than 16) in 6 bedrooms. 3 of the bedrooms have direct access to the verandah and outside and 2 are extra-large enabling entire families of 4 or 5 to have a space on their own. You will be amazed at the sense of space you will feel. In many ways, Sutherland Downs is set up a bit like a motel. The design means everyone spreads out effortlessly. Our beautiful homestead, nestled on 28 acres, offers breathtaking views of Wallis Lake and an array of activities to suit any occasion. We are proud to be almost entirely 'off grid' with harvested rainwater, solar and battery power in use. We of course have mains / grid backup. Spacious Living: The versatile floor plan includes a captivating cathedral ceiling in the main living, kitchen, and dining area. Relax, unwind, and enjoy the vast, open spaces. Gourmet Kitchen: Our kitchen is a chef's dream, featuring integrated appliances, 2 fridge / freezers, coffee station and a walk-in pantry. You can even pre-order your groceries from Forster using Woolworths' online service. The Bunkhouse is a semi-attached studio apartment with various sleeping options and beautiful views. Guest access Access is simply via a coded lock box and there is plenty of parking adjacent to the house. Getting to the property: Sutherland Downs is located approximately 3.5 hours north of Sydney, and thanks to the recently opened Bulahdelah Bypass, the trip is a very simple one. Driving from the south (Sydney / Newcastle) Take the M1 Motorway north out of Sydney, continue to the end and turn right at the roundabout. Then follow the signs towards the Pacific Highway, heading north over the Hexam Bridge. Stay on the Pacific Highway until approximately 2 kms north of BULAHDELAH where you turn RIGHT off onto THE LAKES WAY, where a large sign indicates SEAL ROCKS, SMITHS LAKE and PACIFIC PALMS. This section of the trip takes approximately 30 minutes passing through beautiful forests and lakes on your way. You will pass through Bungwahl, and past the turn offs to Seal Rocks and then Smiths Lake before turning LEFT onto COOMBA ROAD. Follow this road for 14kms. The property is on the left-hand side (look for the sign), and turn left through the gates, up the long driveway towards the house. Driving from the north (Brisbane / Taree) Drive south on the Pacific Highway past Taree and continue on to the turn off to Forster and The Lakes Way. Pass through Tuncurry and over the bridge to Forster. Continue on this main two-lane road past Forster Shopping Village on your left, through the roundabout into the one lane, and continue for approx 20 mins, before turning right onto Coomba Road. Follow this road for 14kms. The property is on the left-hand side (look for the sign), and turn in through the gates, up the long driveway towards the house. Other things to note Please be aware that there are dams on the property. Although the house paddock (front yard) is fenced (some of the fences are electric), you must always supervise children. Interaction with the farm animals is done so at your own risk (despite them being friendly, they are animals). **IMPORTANT** During your stay, we ask that you please respect your neighbours and our community. We unfortunately are experiencing an increase in noise complaints and anti-social behaviour, so please be aware that the following items from your terms and conditions of booking may be enforced. $500 Penalty applies for noise complaints and/or anti-social behaviour. $1000 per offence Strict No Party Policy if there is, or evidence of, a party or function at the property without pre arranging with management. Properties are for Guests only. No extra Guests are permitted on the premises. The number of occupants must not exceed the number of persons shown on your confirmation. If any neighbouring residents report excessive noise or unruly behaviour, we may have to evict you from the property without refund of rent or bond. We reserve the right to evict any guests or visitors from the property who refuse to abide by our terms and conditions. Excessive noise, parties or functions are NOT permitted. Guest must not engage in anti-social behaviour or create offensive noise at any time of the day. NO FIREWORKS ON ANY OCCASION! Noise audible outside the property is prohibited between 10pm and 8am. Our neighbourhood is important to us and most of the residents live here full time. Please be sure to respect the community and try to keep noise levels to a minimum.
