We offer 3 bedrooms with a king size beds , 3 Bedrooms with Quinn beds and 1 bedroom with 2 single beds . out of this 7 Bedroom , 3 VIP Class. 6 of them have AC in the room and own balconies with a Brilliant views The space Total living space of this Wow Villa is 465 sq.m. House has Alarm system , Central heating wich keeps our Insulated house really warm in a winter time a cool in the summer time . Land in which the house was built is 1200 sq.m.. 3 VIP rooms , one of which has own kitchen unit and access.to the back yard . The other two have a sharing Terrace with a magnificent view over the city and you can see the Caucasus mountains too . both with Bathes , Shower and AC. on the second floor there are 4 standard Bedrooms with a french beds and own balconies . 2 of them with a city view and 2 with a village view . Out door swimming pool ( 10x4m) is another added bonus to this Manor house. In the summer time a Cocktail bartender can be employed at additional charge if requested . All season BBQ place is also at your service at no extra cost. Indoor car park accommodates 3 cars but more car parking is available at the gate free of charge again. Truly impressive Wine cellar will make your evenings unforgettable. wood for the fireplace is included in the booking price. I can arrange a breakfast chef for you for extra cost but please inform us about it in advance . We Guarantee you saying a Big WOW when you walk in . This Brilliant castle will leave an impression on you lasting a lifetime. Please note , this house is not for a wild house parties . This is Adult only place . No kids under 14 Y/o please unless you leave a Guarantee deposit . We are Parents of 5 y/o Hooligan boy and that's where we are coming from . Our furniture and fireplaces are very expensive and Valuable so we don't want to take a Risk of damage. Hope it's understandable. Guest access Guests will have Access to the outdoor Swimming pool ( available from May to mid Sept ). Living room , Grand Piano and Piano in the cellar , Wine cellar / Dining place and fully equipped Kitchen, Poolhouse ( More useful during the warm seasons ) which has Sauna, WC with Shower, big Dining table for 16 pax, Cooker stove and Brick BBQ. Also a breakfast Chef and classic musicians also ( like Classic Duet - Piano & Violin) can also be arranged at extra cost . In addition we can organise for you Georgian food making mastercasses and Wine tasting too. Other things to note Please note this house is not for a wild parties . Also house has no Elevator , so to those guests who might have any walking difficulties or leg pains , it might not be suitable. Kids must be supervised at all times . Our stairs are natural marble and please do keep them under Supervision not to be running up and down on the stairs . Also please remember that while you are staying with us , we have your security deposit and we really would like to return it in fully and we don't want to deduct any of your money for the damage that kids might cause to the furniture and decor . our check out time is 12:00 noon but on the day of the check out our cleaners start work at 11:00 am starting with bedrooms . guests can remain till 12:00 ( or whenever possible till 13:00/14:00) in the cellar floor , Poolhouse or living room or in the garden whenever whether permitting.
