Very warm & spacious apartment in a quiet, homely, modern development - offering quick access to world-famous attractions and rapid transport links. Located close to the city centre, the apartment is only a 10-15min walk to the train station, the new St James Centre (shopping & restaurants) and the Royal Mile/Holyrood Palace. The room has plenty of storage, your own bathroom & shared access to a kitchen, living room & balcony. A free off-road car park space is available. The space For a 1-2 person booking, the master guest room has a King-size bed with Posturepedic mattress, built-in wardrobe & vanity table. Located at the rear of the property, the room is extremely quiet & has black-out blinds for an undisturbed sleep. You'll have exclusive access to your own bathroom and shared access to the living room, balcony & kitchen - equipped with all the expected luxury mod-cons. Only recently-built, the apartment comes with all the features, security & warmth of a new home - double glazing and zoned central heating makes it perfect for the 'milder' Scottish weather. There are smart-home features including Nest Thermostats, Philips Hue lighting and Alexa-enabled smart speakers …the Smart-home features will be ‘off’ by default, but can be enabled to your preference. Finally, please be aware we have 2 little dogs on the property - both pugs: a 10 year-old called 'Toby' & a 3 year-old called 'Reggie' They both enjoy attention (typical pugs) & while Toby usually stays in bed, Reggie usually meets guests enthusiastically ...before re-joining Toby back in their bed. Guest access Guests have private access to their bedroom and to the main bathroom - with a bath & well-pressured shower. You will have free use of the kitchen & laundry facilities - gas cooker, micro/oven, air fryer, dishwasher, washer/dryer, fridge/freezer etc. In the living room, there is a very comfy sofa with good entertainment options on the home cinema including Netflix, AppleTV & Disney+. A balcony off the living room is a great place to chill out on a warm day/evening. Finally, I can reserve you a dedicated parking space and/or also provide a key to a secure bike storage room. During your stay On occasion, one of us/ both continue work from home. Guests may also work from the living room, or kitchen. Happy to hang out with guests as much or as little as they like. Also very happy to advise on places to visit around the city & Scotland in general. Other things to note In your room/bathroom, you will find fresh towels, a hairdryer, travel adaptors & shower toiletries.
