Great, very comfortable apartment, on the top floor with a great and wide view, well equipped. Split in the living room and bedroom. 400mg internet, ideal for home office. SmartTV in the living room, with Box TV channels. Private parking space in the garage (space measurements: 4.65 m long X 2.40 m wide). Vehicles that exceed these measurements will not be able to use the private space. In this case, a space in the rotating parking lot may be used, subject to availability. Condominium with great infrastructure and elevator. The space Condominium with complete infrastructure, outdoor pools, heated indoor pools, Jacuzzi, game room, playground, kiosk with barbecue. Guest access Access to the Condominium will be via Remote Concierge, through a QR code available on your mobile phone. To do so, we will need your data and that of your companions: full name, cell phone number, CPF, email. Our Condominium has permanent camera monitoring in the common areas, including the Pools (outdoor, heated, jacuzzi), Game room, access doors, corridors, parking lots and garages. How to access the Condominium? • Main Reception Door and Access Door to the rotating parking lot (both blocks): Facial Scanner • Game Room, Laundry, Elevator in the garage, Heated pool, stairs through the garage: QR Code • Pedestrian gate access to Rua das Gaivotas: Facial Scanner • Vehicle gate: QR Code In high season, it is mandatory to use identification wristbands to enter the Pools and the Games Room. (We will notify you and deliver the wristbands when necessary) For use of the Pools: • The use of slippers around the pool is mandatory; • No sunscreen or tanning lotion; • Use the shower before entering the pools or the jacuzzi; • Consumption of beverages, chimarrão or food in and around the pools is not allowed; • Children's Pools (outdoor and heated) are intended for the exclusive use of children, and are not allowed for adults; • Every user must carry a towel for personal use when using the pool; • Children under 12 must be accompanied by guardians; • Speakers and the like are not allowed in the pools; • Hours: 10 a.m. to 10 p.m. - on Monday mornings the pools are cleaned. • Access to the thermal pool and jacuzzi area is via QR code or TAG. • Pay attention to the information signs fixed in the space where the heated pool and the jacuzzi are located: For use of the Kiosks: The condominium has 5 kiosks with barbecue, 2 skewers, tables, chairs, refrigerator, sink, trash cans. Use only with reservation. Hours: 11 a.m. to 4 p.m. or 5 p.m. to 10 p.m. • Reservations are required. Ask your Host. Do not use without reservation. • The booking app always opens availability 24 hours in advance of the next day. Whenever you wish to use it, inform the Host of the date and time 48 hours in advance. • Confirmation upon availability. • Maximum number of people in the Kiosk/Barbecue: 15 • Guests may only access the Condominium upon prior notice to the Host. Registration is required. Check the procedure with your host. • Guests will not be able to use the pools and game room. • Listening to music is allowed, but at a moderate volume, remember that next door there are other families also enjoying the space. • The space must be delivered clean and organized, this includes floor, skewers, sink, tables, chairs, barbecue and garbage collection. • At the end of use, look for a Condominium employee to check the cleaning. • Enter the name of the employee who performed the inspection in the apartment group. • Do not vacate the kiosk without this inspection. • Cancellation must be requested two hours in advance of the scheduled time. Reservations not canceled may result in a fee being charged • If the space is not delivered clean and organized, the Condominium notifies the owner, who will pay a fine. This amount is passed on to the guest: R$200.00. To locate the Concierge more easily, the Condominium provides a Walk Talk radio to call them. In Block 1: next to the mural, in front of the elevator. In Block 2: at the reception, next to the sofa The Concierge room (Janitorial) is located on the ground floor of Block 2 (Brown), next to the Market. We have a 24-hour Concierge in the condominium. Grocery Store and Laundry: • Grocery store: located on the ground floor of Block 2 (Brown). It works on a self-service system, payment by debit card, credit card or pix. A little bit of everything: water, ice, charcoal, ice cream, beer, soda, hygiene, etc. Open: 24 hours. Any problem or difficulty in payment, contact the administration of the Grocery Store (there is a sign with the contact number on site) • The condominium has an OMO Shared Laundry, located on the ground floor of Block 1. Fully automated. To use, download the “OMO Laundry” APP. Instructions in the Laundry itself. Payment by credit card (registered in the APP) or PIX. It costs R$15.00 each cycle with OMO products included. Game Room (located on the ground floor of Block 1 – Green) • In high season, it is mandatory to wear an identification wristband. • Hours: 10 a.m. to 10 p.m. • Use your QR code or Tag to enter. • No need to schedule. Shared use. • Smoking and bringing any kind of food and/or beverages into this space, including chimarrão, is not allowed. GENERAL CONDOMINIUM RULES: • Do not grant access to the condominium to strangers, or leave the doors, even the internal ones, open. • Do not throw paper, tissues or any other material in the toilet; • Do not dispose of fats in the sinks; • In the Condominium we separate the garbage: Organic and Recyclable. The trash cans are identified, located in the garage, right in front of the elevator, and next to the rotating parking lot. There is also a brown trash can, where used cooking oil should be placed and disposed of in a PET bottle. • Do not leave trash in the hallways and stairs. In garages and rotating parking lots there are appropriate garbage containers; • Do not enter the elevator with a wet body and/or sand; • Respect quiet hours between 10 p.m. and 8 a.m.; • Keep your pet on a leash, if it messes something up, clean it up immediately; • It is not allowed to play ball, skateboard, bicycle, scooter and the like in the condominium's common areas. This includes corridors, garages, barbecue areas, swimming pools and parking lots. • It is forbidden to hang clothes, towels or sarongs on the balcony outside. It is also not allowed to hang clothes on ropes or places visible from outside the building. Always use the floor clothesline. Drying clothes on the terraces located on the 5th floor is not allowed. • The use of a portable, electric or even charcoal grill is prohibited inside the apartment or on the balcony. Failure to comply with the Condominium Rules will result in the collection of fines by the Condominium Administration, and passed on to the guest. We are available to answer all your questions. Other things to note - Game Room: 10 a.m. to 10 p.m. It is not allowed to bring drinks and/or food to this space. - Rules for using the pools: outdoor and heated. • No scheduling required; * Use is shared. • The use of slippers around the pools is mandatory; • Use the shower before entering the pool or jacuzzi; • No outside food or beverages allowed in these spaces; • Every user must carry a personal towel when using the pool; • Access with QR code or Tag The above rules may be changed at any time. - Rules for using the barbecue grills: *Reservations must be made with your Host, and will be allowed for the current day and current day+1). *Restricted to a maximum of 15 people per kiosk. * Space must be returned clean and tidy. If cleaning is not done properly, the unit is fined. The guest will be charged. At the end of your schedule, look for a condominium employee to check the space. The above rules may be changed at any time. - Rules for pets in the condominium *Dogs should only walk with a collar and guide through the condominium; *Walking pets in the garden, pool area, reception, and condominium garage is not allowed; *When you are with your pet in the elevator, always give preference to those who are not comfortable with the dog's presence. In such cases, let the person take the elevator alone; *Pets must not circulate alone in the corridors, reception, patio or garages. *We believe your pet will be alone in the apartment when you go to the beach, sightseeing, dining, etc. Make sure it is comfortable and that it will not whine or bark inside the apartment. * Make sure your pet does not urinate or defecate on the Condominium premises, but if it does, pick up the feces. If it is pee, seek help from the cleaning staff so that they can provide you with products to clean, dry, and sanitize the area.
