The condominium has 2 swimming pools (children's and adults') and a forest that borders the river, great for a morning and late afternoon walk. Guest access Pool Other things to note Important: HOUSE RULES 1. We do not offer bed and bath linens. 2. Only guests registered on the Airbnb platform will be able to enjoy the home and the condominium. Identification of all guests in the reservation (CNH and/or RG) of the Main Guest (responsible for the Reservation) and their guests, as well as data of the vehicle(s) for registration on the Airbnb Platform and later in the condominium administration, is mandatory. The absence of submission of documents for registration will lead to the cancellation of your reservation, as there will be no means to complete the guest's entry into the condominium. 2.1. The house has accommodation for only 1 baby. No more babies allowed. In case of non-compliance, subject to a fine of 1 night. 3. No visitors allowed. There is a fine of 1 night each day of stay by each Unauthorized Additional Person on the reservation through the Airbnb platform. 4. No changes to booking dates are allowed. Observe the Cancellation policy. 5. Respect the quiet hours of the condominium from 22h until 9am. Subject to a fine of 1 daily per day corresponding to the days that the rule was violated. 6. Loud sound is not allowed in the common areas of the condominium. Subject to a fine of 1 daily per day corresponding to the days that the rule was violated. 7. Available 2 TVs smart ( Living room and in the Home office space - mezzanine) for access to Streaming through the guest's personal subscription. 8. For guest safety There are EXTERNAL security cameras at the entrance of the house and in the condominium spaces. 9. Keep the environment clean and organized. Eventual, trash inside the house, dishes in the sink and excessive clutter generates an additional cleaning fee. 10. Dos Pet ́s 10.1. Only 1 (one) small PET is allowed. 10.2. The pet's stay will only be authorized upon inclusion of the animal in the reservation, with due payment of the PET fee, which must be added on the Airbnb platform. Failure to comply with this rule subjects the lessee to a fine. 10.3. Tutor's Responsibility a) The pet must always be accompanied by its owner, and the animal is prohibited from remaining alone in the property. b) The guardian is fully responsible for any damage, loss or inconvenience caused by their pet to the property, the condominium or third parties. 10.4 Circulation and Permitted Areas a) Walking with the pet is allowed exclusively in the outdoor area of the condominium (garden), and the use of a guide is mandatory. b) Leaving the pet unattended or unaccompanied in the condominium's outdoor areas is prohibited. c) The pet must remain only in the outdoor areas of the house. 10.5 Cleaning and Hygiene a) It is mandatory to immediately collect the pet's feces during walks in the condominium garden and in the house garden. b) It is strictly forbidden for the pet to relieve itself (feces or urine) inside the house. c) Failure to comply with hygiene rules will result in an additional cleaning charge of 1 night's stay. 10.6. Restrictions on Use a) Pets are not allowed to sleep on beds, sofas or any furniture intended for guests. b) Pets are not allowed in the pool. 10.7 Conduct and Quiet The pet owner must ensure that the animal's behavior is appropriate, not causing discomfort, excessive noise or disturbance to the neighbors. 10.8. Penalties and Fines a) Failure to comply with any rule may result in a fine imposed by the condominium, which is the sole responsibility of the lessee. b) A fine equivalent to the daily rate will be applied, per day of stay, for each PET not authorized or not included in the reservation on the Airbnb platform. b.1.) In these cases, an additional cleaning fee of R$300.00 will be charged for laundry and deep cleaning services. 10.9. Property Damage a) Any damage caused by the pet will be assessed by the host. b) The tutor agrees to bear all costs necessary to repair or replace damaged items. 10.11. Acceptance of Rules Upon confirming the reservation, the guardian declares to be aware of and fully agrees with all the rules, committing to comply with them throughout the stay. These rules are intended to ensure the safety, well-being of guests, the pet and the preservation of the property, as well as compliance with condominium rules. Everyone's cooperation is essential for a smooth and enjoyable experience. 11. There is no safety net on the upper floor windows. Cuidem das crianças keeping the windows closed. 12. The use of the house socket to charge electric vehicle is not allowed. THERE is no project covering the assessment of loads, with appropriate protection systems and cables. High risk of damage to the house system may lead to fire and loss of electrical equipment. The noncompliance will result in a fine of 1 daily per day corresponding to the period of the stay, combined with any damages caused to the house that will be reported to the Airbnb platform and duly charged. 13. We are not responsible for the absence of third-party services such as: internet, electricity and water. Companies will be activated in the event of lack of services. Our commitment is fully focused on the bed (overnight). 14. It is FORBIDDEN to use the facilities for any illegal activity. Subject to the penalties described in the Brazilian Penal Code. 15. Glasses and glass bottles are not allowed in the pool. Subject to a fine of 1 daily per day corresponding to the days on which the rule was violated. 16. The use of the swimming pool is exclusive to guests who are registered on the Airbnb platform during the reservation. 17. *Garage Space* You have *2 private parking spaces available* in front of the house for your use. * Parking is not allowed outside the garage space * (on the circulation streets inside the condominium or outside the space). Subject to a fine of 1 daily per day corresponding to the days that the rule was violated. 18. Our house can only accommodate 1 baby. We have a portable (mountable) crib that is only assembled upon prior notice from the guest who will come with a baby. FAILURE to comply will result in a fine of 1 daily rate per day for the additional guest (baby). 19. The mongoose, a relative of the Gambá and often mistaken for a rat, is an animal that helps control pests, but can appear behind food. Leave the barbecue area clean and free of trash, so we can avoid the presence of vultures.
