🏡🛋️🛏️🍽️🌳🌸👶🏻 A charming three-room apartment with delicate colors where you can spend pleasant moments of tranquility, embellished with a romantic, simple and well-kept garden. A kitchen with everything you need to enjoy a dinner with friends, a living area for reading or watching TV, a double bedroom, a smaller one and a bathroom with shower. The space 🛋️🛏️🍳🛁 Very nice apartment, well-kept, functional and comfortable. On the ground floor, without steps. The photos perfectly convey the size and proportions. 🏡🌳🌸 The garden is wonderful in summer and becomes a corner of paradise, especially in the silence of the evening for an outdoor dinner. The balcony on the bedrooms is large and covered, with a small table and two chairs for a little relaxation. 👶🏻👧🏼🧒🏾 We have thought of everything a family with small children might need and we have available, upon request, a folding crib, high chair, high chair, bathtub, changing table, plastic cutlery and glasses and other things so that our guests don't have to worry about anything but enjoying their vacation! 💼📶 There is a small study/work corner in the living room and Wi-Fi is available. 🫧 Out of order sorry The washing machine is located in a small laundry/service room adjacent to the apartment, to which the property also has access in case of maintenance and gardening to use the electrical outlet. 📹 At the entrance, outside the apartment, there is a video surveillance camera. 🏠📏 Information on the spaces: open space living room about 30 sqm, double bedroom about 15 sqm, single bedroom about 10 sqm, hallway about 2.5 sqm, bathroom about 5 sqm. 🏃🏻♀️🏃🏻🌲🌳🛝🎾 A 5-minute drive away you can relax at the Parco degli Aironi, where you can run, walk or play tennis; there is a play area for children and a bar restaurant. ⛔️ Access allowed in all rooms listed in the listing except the basement floor -1 (for security reasons, the property will not be liable for any damage). Guest access Access is allowed in all rooms indicated and described in the listing. The garden has a separate entrance, which is also useful for the gardener to maintain it, who will eventually notify you of his arrival. For security reasons, access to the basement -1 connected with the spiral staircase in the living room is not allowed; this space is used to store materials for maintenance and linen changes for the exclusive use of the property. The apartment is on the ground floor (no stairs). Other things to note 🏡🛋️🛏️🍽️ This apartment is a TOURIST RENTAL (not B&B or other type) regularly registered through CIR (regional identification code), mandatory according to current legislation. 🧑💻👩💻 The guest must have their own Airbnb account from which they made the reservation. Guests booked by third parties who are not present will not be accepted. ❗️📑🪪 IMPORTANT: At check-in, each guest will be required to show their ID to allow for the communications required by law: for registration with the State Police (Art. 109 T.U.L.P.S.) and the Regional Tourism Statistics Office (Art. 7 Legislative Decree 322/1989). PLEASE NOTE: By confirming your reservation, you authorize the host to ask to see your documents for the purposes described above. ❄️ There is air conditioning for the summer season with a split in the anteroom serving the bedrooms and a split in the living room. In consideration of the costs of electricity, the use of air conditioning is allowed only in the summer season, always in compliance with current regulations regarding the difference in temperature between outside and inside, and in any case with a temperature not lower than 24 degrees Celsius. Please turn off the air conditioning when you are not inside the apartment. Operation is monitored by a Wi-Fi system. ☀️ The heating is condominium and works in the winter season in compliance with current regulations and based on the boiler programming. Other additional heating methods such as electric hot air fans cannot be used. 📶 Wi-Fi is available through a modem and SIM card with excellent connection; all information will be communicated before booking or upon arrival. 🧖🏻♀️🧖🚿🧺 For weekly stays or less, a change of linens will be provided for each guest (three towels, sheets, kitchen textiles); an extra change is available upon request and will be calculated separately for a value of €15.00 for each guest… which, don't worry, I have always given away ☺️ For stays longer than 7 nights, a change of linen will be provided for each week, or part of a week, for each guest and the use of the washing machine will be allowed for their own clothes (not for washing the linen that will be collected and washed professionally). 🅿️♿️🚗 You can park your car right outside the building entrance. Parking is free without time restrictions except for two mornings each month (the second and fourth Thursday of the month, from 9 a.m. to 10 a.m.) for street cleaning. There are parking lots reserved for people with limited mobility. 🧼🫧 Out of order, sorry The use of the washing machine for stays of less than 7 nights must be authorized via Wi-Fi and will be charged separately at a cost of €5.00 for each wash including detergent. 🗑️♻️ Legislation in this country provides for the separate collection of waste. We therefore ask you to separate and bring the waste to the appropriate condominium room where the bins and directions to follow are present. All the details will be explained during check-in and/or by message; otherwise❗️, leaving the trash cans in the apartment will incur an extra cost of €30.00. 💸 Responsible consumption of resources such as water, electricity and heating is required. 👶🏻🧸 Additional services for young children are available upon request (crib with camping-type sides, high chair, booster chair, children's dishes, changing table, baby bath, toys, books), for a fee depending on the length of stay (free from the third night of stay). 🛏️ A cot (Sandvika Ikea model) and on request a mattress topper (Tussöy Ikea) are available for any exceptional need for a fourth guest, or for the third guest if the double bed is for single use. Ask me for any information about it. 🪟↕️ The only electric shutter is the large one in the living room, which can be operated with the button on the right. All other shutters work manually. 💧🍀 In the spring and summer months, the garden irrigation system will be operational. 👨🏼🌾🌱🌸 The gardener will have access to the garden (independent entrance) for maintenance, usually every two weeks for lawn mowing, pruning, and any other work. PLEASE NOTE: By confirming your reservation, you authorize us to let him into the garden, subject to prior arrangements. 👩🏻🧴🚽🪣 Our maid will take care of the maintenance of the bathroom and kitchen cleaning every two weeks for stays longer than 15 days. The sometimes low score is related to the location and we are very sorry about this because the house is rightly described in the place where it is located and it is not improvable for us… we ask for this reason to evaluate if the town of Uboldo is a possibility to your liking before booking.
