Description

Pepper Cottage is a stylish yet traditional workman's cottage with a modern garden room extension situated on Church Street, about 5-10mins walk into the centre of Matlock. It is ideal for dog-owners as it has a fenced garden and easy access to the High & Pic Tor for walks with fantastic views across Matlock & down to Matlock Bath. The front of the cottage looks up to Riber Castle. There is a lockable garden shed for bikes. Ideal for couples & families with older children. The space Pepper Cottage is accessed via several stone steps leading up from the street. Please understand that there is no designated parking at the cottage although there is plenty on Church Street & The Shortlands just around the corner. The downstairs is fairly open-plan with the front door leading directly into the living room. Here are two sofas, a log-burner (we will leave logs, kindling, matches sufficient for at least 3 fires), small desk & lamp for home working, a smart TV, Alexa speaker, DVDs, puzzles, boardgames & fiction/ walks books for all ages. The understairs store houses the luxury deep mattressed Z-bed for the 5th person in your group to sleep downstairs in comfort. The living room leads into the U-shaped kitchen with range cooker & amenities including filter coffee machine, sandwich toaster & slow cooker to add to the usual facilities. We aim to leave herbs, spices, oils, teabags, sugar & coffee & cleaning materials for your convenience. The (fairly steep) stairs are accessed from the kitchen, with a staircase door enabling our furry friends to stay downstairs (please do not allow dogs upstairs). The modern extension leads from the kitchen towards the back garden, with a fully fitted utility room with separate back door access, underfloor heating, washing machine, tumble dryer & dishwasher & allows space to remove muddy boots & clean muddy paws as well as hanging space for coats etc. From the back hallway, the beautiful garden dining room is up 6 steps. This has a 6 seater dining table, monk's bench & rocking chair with underfloor heating so you can enjoy your morning coffee whilst watching the garden birds feeding at the bird table. There are bifold doors leading out onto the patio with a table & chairs for 4 people & Weber Charcoal BBQ & fire pit on the raised decking. Although the garden is completely fenced off, please note that the fence is approx 4ft high so may not be suitable for dogs who like to escape. The alley way next to the cottage is a right of access for our lovely neighbours to access their own separate gardens which lie beyond the back of ours. On the first floor is the main bedroom, with king sized bed with luxury, pashmina handsprung mattress with a memory foam topper, 3 fitted wardrobes, chest of drawers & hairdryer. The view from the sash window is out onto Church Street with Riber Castle on the hill beyond. The bathroom with over-bath power shower & two heated towel rails is just opposite. The second bedroom provides privacy as it is accessed from a second ballustraded staircase (with door onto the landing) & has two luxury twin beds, with chest of drawers and 3 velux windows. Please note that the velux windows open out fully for an emergency exit & therefore are not lockable. If you feel that your children may try to climb out, then this bedroom would not be appropriate. It is lovely in the evenings & early morning to hear the bells from St Giles Church just down the hill. Guest access It is important for potential guests to understand that there is no designated parking at Pepper Cottage. We have owned the property since September 2021 & have never had any problems parking on Church Street or The Shortlands just around the corner, however the vehicle would not be in view of the cottage. Unloading of supplies & luggage for your stay can be done directly outside the property before parking your vehicle elsewhere. Supermarkets deliver online orders direct to the cottage. Matlock town centre is a few minutes walk away & boasts lots of amenities. Church street leads up towards Starkholmes and after a couple of miles to Cromford, which is where the UNESCO World Heritage Site of Cromford Mills is situated. Matlock is a gateway to all that the Peak District has to offer. Other things to note We have an excellent rapport with our immediate neighbours & it is important to us that this continues. We are confident that with considerate behaviour our guests will find our neighbours to be friendly & welcoming. If you are planning to bring up to 2 dogs please tick the box. There is a £25 fee per stay which will include a welcome pack for your dog(s) including a dog towel, microfibre mat, natural treats, toy, poo bags & bowls plus 10% discount at Riber Petshop in Matlock which includes their self service dog wash & luxury pet spa.
