The space The home sits on 400' of waterfront on the Colorado River. It's the same river that runs through Austin and out to the Gulf of Mexico. There's a gravel ramp on the riverbank that provides easy access in and out of the river. Guests can enjoy kayaking and fishing during the day (there's a locally renown fishing area within a few feet of our boat ramp). You'll have full access to a fleet kayaks. This home sleeps 12 people: - 2 in the master king bedroom - 2 in the queen bedroom - 3 in the full/twin bunk bedroom - 2 in each of the 2 full futons in the living room (4 total) - 1 in the cot that can be set up in any room Guest access Our guests have private and exclusive access to the 1.5 acre property, including the entire home, yard, pool, and riverfront. The home is equipped with: - 3 bedrooms (including 1 master bedroom) - 2 bathrooms (including the master en suite) - ample closet space - living room with 2 futons, 1 couch, end tables, lamps, and TV with Roku, USB and HDMI ports, and DVD player - dining table and chairs - kitchen stocked with cooking essentials, gas stove, microwave, refrigerator, blender, drip coffee maker (and filters), and a dishwasher - clothes washer and dryer (in the master bathroom) - air conditioning and heating - WiFi internet access Outdoor amenities include: - large, in-ground swimming pool with tanning ledge, pool volleyball setup, waterfall, which is surrounded by a cement patio - hot tub that seats 8 - fleet of kayaks with oars and life jackets (3 sit-in style and 10 sit-on style) - riverside fire pit (perfect for s'mores) - gravel boat ramp that provides easy access in and out of the river - plenty of outdoor seating, including an outdoor dining table, lounge chairs, and adirondack chairs - 15 x 15' covered gazebo on a 15 x 45' foot deck that overlooks the river - BBQ smoker and charcoal grill (you’ll need to bring charcoal) We provide all of the amenities you'd find at a typical hotel suite, including: - bed linens - bath towels - beach towels - kitchen supplies for cooking and dining - WiFi internet access - we typically don't provide bath soap, shampoo, and personal products because product preferences vary, but let us know if you forgot something and we'll try to help if we can Other things to note No more than 12 people are permitted at the property at one time (this includes people who don’t stay the night). We do not host events/parties of more than 12 people. Birthday parties, showers, bachelor(ette), etc gatherings of 12 or fewer people are welcome. Smoking is not permitted inside the home, but you may smoke on the covered porch or outdoors. We ask that you dispose of your butts responsibly. We do not host large events or larger groups (greater than 12 people). We live next door and will know if you are hosting a large event and we reserve the right to cancel your reservation on the spot if you attempt to do so. For the safety of all guests, no glass dishes or bottles are permitted near the pool. Plastic cups are provided for use during your stay. Guests will be charged for emptying, cleaning and refilling the pool if broken glass is found in or near the pool area. The front and back doors have numeric keypad deadbolt locks, so you won't need a key. We'll send you the current key code before you check-in. We offer flexible check-in and check-out times as long as no one is arriving/departing immediately before/after you. If there will be guests checking in and out on the same day we ask for an 11am checkout and 3pm check-in time so we have enough time to clean between guests. We'll try to accommodate your group as best we can in these situations. You are welcome to decorate for your event. All decorations should be removed and disposed of prior your departure. Please do not attach decorations with anything that could damage surfaces (i.e. push pins, thumb tacks, masking tape, cellophane tape, etc.). You are responsible for costs associated with repairing damage caused by decorations. Past guests have used painters tape and Command hooks to hang decor without damaging walls and surfaces. Confetti is not permitted (including glitter, paper and mylar confetti, rice, feathers, and other materials that are difficult to clean up ); guests will be charged extra $100 cleaning fee if they leave such debris. The coffee maker is the traditional drip style. We provide coffee filters. The grill uses charcoal, and you’ll need to bring charcoal if you plan to grill. It has an attached smoker. If you plan to use the kayaks we recommend you bring shoes that strap or tie to your feet that you don't mind getting wet or muddy. Water bottles, a lightweight cooler, snacks, and sun protection are also useful.
