Our home has recently been renovated and would be ideal for 2 couples looking to enjoy the water, outdoor spaces or a nearby weekend wedding. HOUSE RULES: * Our home is NOT a venue. Hosting any parties are strictly forbidden. * No more 4 overnight guests are allowed. * Absolutely NO SMOKING/VAPING allowed on the home premises. * No loud noise between 10pm and 8am. * No wedding parties allowed under any circumstances. We do not allow wedding parties to use the property as a venue to get ready, meet, photograph, or prepare in any format. * Our home is not suitable for children under 12. * As much as we love four-legged friends we do not allow pets under any circumstances. ABOUT THE RENTAL: - We have a well-equipped kitchen with new appliances and gas range. We have a 2-zone beer/wine fridge, peninsula breakfast bar that seats 4 and large dining room table. -Our spa-like bathroom includes double vanities, walk-in shower with double shower heads, as well as bathtub, and private toilet room. Both bedrooms and the bathroom are located on the second floor. -Enjoy your morning coffee on the front porch that overlooks the sunrise on the water or enjoy an evening in the backyard with custom fire pit, lounge chairs, gas grill, and outdoor shower. Small shed in backyard contains yard games like corn hole, bocce ball, etc. - Master Bedroom: 1 queen bed with views of Narragansett Bay. 1 closet available, his and her dresser and nightstands. There are blackout curtains if desired or wake up to the beautiful sunrise. Guest room: 1 full bed with office chair, power adjustable desk, closet, and blackout curtains. - While the house does not have central air, there are AC units in each bedroom, bathroom, kitchen and living room that cools the house perfectly if needed on hot summer days. Each bedroom and the bathroom also have ceiling fans. - Bath and beach towels, hair dryer, iron, and linens are included. - The living room has a 65" Smart TV with local stations, Netflix, Amazon Prime, and a DVD player. Our kitchen has a smaller TV mounted above the breakfast bar with local stations and Apple TV. The house is also equipped with WiFi through out the entire house and yard with 100GB Fios service. - There is parking for 2 cars in our driveway as well as street parking. As a guest you will not have access to the garage, room above the garage and only the laundry room in the cellar. - We are always available by text or phone and willing to answer any questions or provide recommendations. Typically we are staying local in Rhode Island and can be at the house within an hour should there be any issues that arise, but otherwise respect your privacy. Please treat our home with respect. - Our neighborhood is extremely safe and very quiet. - Enjoy going for runs or riding our bikes through Rocky Point Park's walking trails or going for a swim at Sandy Beach. - Enjoy Harbor Lights Country Club's golf course, restaurant, tiki bar and infinity pool (available to the public for a daily fee). - If you have a small boat or jet ski, there is a public ramp 2 short blocks away. - There are plenty of local restaurants nearby, Dunkin Donuts at the top of the neighborhood, and local grocery store and gas station 5-7 min away. - We are on a corner lot and our neighbors are friendly and courteous. We ask that you respect them by not being too loud or parking in front of their homes. - At the top of our street, there is a park with basketball courts, softball field, and playground. -Only a drive from hot spots like Newport, Providence, East Greenwich, Pawtuxet Village, Boston, Cape Cod, and more! - Nearest Commercial Airport: Theodore Francis Green Memorial State Airport - 2000 Post Rd, Warwick, RI 02886, (~ 5 miles away) New 5G Wifi installed.
