Recently redecorated, with a sofa bed + Smart TV + desk! (Pics coming soon!) This lovely one bedroom apartment is located in the bustling and popular Rockridge neighborhood. The unit provides a quiet night sleep only steps from the dining, drinking, shopping and transportation options of College Ave. The apartment is a 1 min walk to Rockridge BART, Acre Restaurant, Cactus Taqueria, Ben & Nick's, High Wire Coffee. The apartment is suitable for couples, solo adventurers, and business travelers. The space All the features of an urban home with full kitchen, small dining area, separate vanity area and plenty of relaxed seating. The apartment is comfortable and thoughtfully-organized, perfect for traveling couples, friends and relatives. Though the apartment is freshly painted and furnished, the building was built in 1933. Its age shows in a few places such as vintage bathroom tile and cracks in the exterior stucco. (Some would call it character ;) BEDROOM -comfortable and cozy, yet stylish and charming -super clean -queen bed -2 chest of drawers and 1 closet LIVING ROOM & DINING -3-seat couch w/ chaise + converts to bed -Smart TV -dining table and seating for 2 WORKSPACE (in living room) -large desk -comfortable chair KITCHEN -small gas range + oven -full fridge + freezer -microwave -sink and storage space -pots, pans and cooking utensils -facilities to make tea or coffee -tea + coffee BATHROOM -small and a little dated, but clean + functional -shower with low flow shower head -clean towels -shampoo+ conditioner+ shower gel provided Guest access The apartment is on the 2nd floor of a 16 unit building. Guests will be provided a code to enter the front door of the building and a code for the key to the apartment door. Guests have access to the backyard and coin operated laundry facilities. Other things to note IMPORTANT NOTICE: As of March 2025, there may be construction taking place in the building. CONSTRUCTION DETAILS: Not much has changed about this charming building since 1933, but we're now slowly renovating each apartment and other parts of the building to provide better amenities for our guests. Construction hours are normally anywhere from 7am-4pm, mostly during the work week, however there is the occasional weekend job. If you are sensitive to noise or hoping to work from the apartment all day, you might not enjoy your stay. We do have noise-cancelling headphones available by request. QUIET HOURS: Please respect our quiet hours from 10pm to 7am. There are 16 apartments in this building; you may encounter your neighbors in the building, some of whom are permanent residents and others who are also Airbnb guests. The neighbors are respectful and quiet. We ask the same of you. The unit is fairly quiet, but you may occasionally hear the neighboring residents (as is usually the case in apartments). We do have noise-cancelling headphones available by request. Per Airbnb policy, no parties nor disruptive events allowed. PARKING: The building does not have parking, but residents often find free street parking nearby. Just be sure to check the parking signs for regulations, including street cleaning days and times. Free parking is also available in the BART parking lot one half block away from 3pm on Friday until 4am Monday morning. PLEASE BE SAFE! Don’t leave anything visible in your car. This is Oakland, and items left in cars are easy marks for thieves. DIRECTIONS FROM AIRPORTS: From San Francisco Airport: take BART (Pittsburgh Bay Point Train - Yellow Line) directly to Rockridge Station and walk the one block to the apartment. From Oakland Airport: catch the tram for short ride from airport to Coliseum BART Station. Take Richmond Train and ride to MacArthur Station. There you'll transfer to Pittsburgh Bay Point Train and go one stop to Rockridge Station. Walk the one block to the apartment. PUBLIC TRANSIT: We are one block from the Rockridge BART station. SF is only a 20 minute train ride from the station. Getting to Downtown Oakland or Berkeley takes only 10 minutes. Also, you can walk one block to the #51 bus, which goes directly to the UC Berkeley campus. EXTRA GUESTS: Only the guests on the confirmed Airbnb reservation are allowed to stay the night. Extra guests must be approved by owners in advance of the reservation and are subject to additional fees. GOOD TO KNOW: You may stay up to 28 days with us. We can provide you with fresh towels and bedding, soap, coffee, etc. upon request. No smoking allowed on any part of the property, including in the backyard and in front of the building. For your safety and the safety of our permanent residents, there are security cameras in common areas of the property, such as the hallways and outdoor areas. EXERCISE EQUIPMENT LIABILITY WAIVER AND RELEASE We prioritize the safety and well-being of our guests. Please read the following carefully before booking with us. --> By booking this unit, I acknowledge that I have read and agree to this Liability Waiver and Release. I fully understand its terms and conditions, and understand that I am giving up my right to sue the owner of the building, the hosts who manage the rentals, any other employees or contractors of the owners, and all related parties (hereinafter collectively referred to as “Owner/Agent”). My electronic acceptance serves as my signature and voluntary agreement to these terms. I intend my signature to be a complete and unconditional release of liability to the greatest extent allowable by law. 1.) I understand that there is an inherent risk of injury when using any exercise/yoga equipment. Use of exercise/yoga equipment may challenge my cardio-respiratory and musculoskeletal systems associated with; the aerobic, anaerobic, strength, power, agility, flexibility and breathing components of exercise/yoga. I understand and am aware that the components of exercise/yoga are potentially hazardous activities and may cause injury. 2.) I agree to abide by the rules, policies, and guidelines established by the Owner/Agent. 3.) When using this exercise/yoga equipment, I will take responsibility for knowing my own limitations, and I take responsibility for my movement choices. 4.) I acknowledge that I have either had a physical examination and/or have been given permission from my physician to participate in exercise/yoga or that I have decided to participate in exercise/yoga voluntarily and without the approval of my physician and do hereby assume all responsibility for my use of the exercise/yoga equipment provided by the Owner/Agent. 5.) I certify that I am physically well and suffering from no medical problems, conditions, impairments, diseases, or any other illness that would increase my risk of injury and/or illness as a result of using the exercise/yoga equipment. 6.) If I am signing on behalf of a minor, I certify that I am the legal guardian or parent of the participant and agree to all terms outlined in this Liability Waiver and Release on their behalf. I accept full responsibility for any risks, injuries, or damages associated with their use of the exercise/yoga equipment. 7.) I, my heirs, or legal representatives, do hereby waive and release and agree not to sue the Owner/Agent of any and all liability and responsibility from injury, accident, illness, death, legal and medical fees sustained now or in the future resulting from my participation in exercise/yoga activity on the property and/or use of exercise/yoga equipment. 8.) I agree to indemnify and defend the Owner/Agent against all claims, causes of action, damages, judgments, costs or expenses, including attorney fees and other litigation costs, which may in any way arise from my use of the property and equipment. I agree to pay for all damages to the property caused by my negligent, reckless or willful actions. 9.) Any legal or equitable claim that may arise from using the exercise/yoga equipment provided by the Owner/Agent shall be resolved under the laws of the State of California and I agree that all legal proceedings relating to any dispute or claim arising out of this Waiver shall take place only in Oakland, California.
