Spacious 2 Bedroom Courtyard Cottage in Village

Pear Tree Cottage is a bright, south-facing recently renovated detached former barn located in the heart of the friendly village of Barby. Barby is a rural village just 5 minutes from Rugby, 25 minutes from Leamington Spa and with good access to the M1, M6 and A14. Pear Tree Cottage is a separate annex set across a courtyard from our family home. Both properties benefit from being setback from the road and surrounded by well-kept gardens and mature trees offering peace and privacy. The space Pear Tree Cottage is a converted cowshed mainly set across one floor with the king sized bedroom upstairs. The entrance hall has space for coats and boots, off which is a downstairs loo. The sitting room is at one end of the property facing the village, looking out at the fenced paddock which guests have sole use of. The kitchen-diner is at the centre of the property with a dining table that seats six. Along from the kitchen is the bathroom with underfloor heating and a separate bath and electric shower. Myddfai luxury toiletries are provided through out the property. Myddfai is a social enterprise based in Wales selling luxury toiletries and gifts with a social conscience. The double bedroom on the ground floor has French doors onto the Courtyard. The other bedroom is upstairs. Both bedrooms have space for clothes storage, room for a cot and are supplied with White Company hypo-allergenic bedding and pillows - one soft and one medium firm per person. There is no step up into the entrance hall. The sitting room, entrance hall, downstairs loo and kitchen are all on one level. There are two shallow steps up to the bathroom and downstairs bedroom. A travel cot, high chair, fire guard, children's crockery and games are all available on request. Guest access There is off street parking with room for 2 cars to park at the front of the property. While access to the courtyard is shared with us, you have your own entrance to the cottage. Other things to note Please note that as well as sharing the courtyard with our family, it is also shared by two very friendly dogs! They are well behaved but do spend much of the day roaming around. If you are not comfortable around dogs, please let me know when you make your booking. We have provided access to the paddock at the front of the property as this is a dog free zone! However, if you would like to explore more of the area we can suggest a variety of walks. The village has a post office/ well stocked shop and a children's playground. Our pub was completely refurbished at the end of 2022 and now offers a warm welcome and good well-priced meals that definitely hit the spot with the village. There are other pubs in nearby villages to tempt you so please do get in touch if you want any recommendations to book before you arrive. Just a note to say that while the property does have wifi and phone signal, we are at the mercy of BT so we cannot guarantee the speed all the time.
