This is a private apartment available for monthly terms. It is a 1 bedroom apt with an extra bed in the common area; a curtain that can be used to add some privacy to the extra sleeping quarters. I may have conflicts that are not reflected in my calendar and might be forced to reject any reservations I did not clear beforehand. The space PLEASE NOTE, this place has just been repainted and the fixtures have been remodeled a bit. The pictures don't yet reflect the updates, however the place looks great and everything feel new and clean. PLEASE NOTE, that we are currently discounting this property for January and February. Discounts shown are reflecting reservations for those months. There is a preference for someone looking to take January and February together, however we are also offering a small discount for January. This place is currently available for the new years holiday. We may be able to make a deal with you for that time period. PLEASE NOTE, while this is a 1 bedroom home, guests can use the curtain in the living room to separate part of the living room into a separate semi-private bedroom. We have left this up to the guests so that they can adjust the place in a way that best suites them. So for those looking for a 2 bedroom apartment, this place may work for you as well. We are generally taking only monthly reservations, however we may consider short term reservations to fill in holes in the calendar on the rare occasion. Due to landlord rules, local residents may have additional requirements and we reserve the right to decline any reservations from locals. If a pet is allowed, an extra pet and cleaning fee may be asked for. PLEASE NOTE. Linens and towels are provided from our supply. We however can provide new sets of linens and towels if you so desire at an extra price to cover their costs. If you would like to inquire as to what we can do in this regard, please contact us and we can work something out. We do update the furniture from time to time as needed or to remodel. The pictures are from some months ago and there might be changes in furnishings or in how they are arranged. However, the place should generally be the same. We reserve the right to make any adjustments to the furniture as we feel is necessary for the place. If you have any questions as to the furnishings feel free to ask. PLEASE NOTE. On occasion, we may have to show out the apartment to other potential tenants during your stay. Most of our tenants come through here, so there usually isn't a need to show out the place. However, we reserve this right just in case we need to. If any such showings were to occur, we would of course minimize their number as much as possible and minimize any disruption to you during your stay. We will also strive to provide as much reasonable notice as we can and work with you in scheduling where possible. On a multi-month stay, showings, if any, are most likely to occur during the last month of your stay. Due to previous abuses by others, you cannot insist on being present for all showings, although we will do our best to accommodate such requests when reasonable. I am assisting the owner of this home with this unit. The unit is located in a legal structure for short term rentals, however its being rented for 30 days or more in order to prevent any issues or confusion. PLEASE NOTE, requirements may be different for NYC residents and we may ask for extra documentation from locals as they are usually checked out as regular tenants are. We may request the signing of a lease for the reservation term upon the guests arrival. Early cancellations are not allowed without our approval and in the event of an early cancellation we reserve the right to claim the entire original reservation fee as liquidated damages. Airbnb changed the way we can set pricing on our listings. We have a set monthly rate for each month and do not charge by the number of days. This is actually in your interest as in general the pricing will be slightly cheaper on the corrected preapproval. Please note, that we normally charge by the month and do not prorate months.
