Other things to note **HOUSE RULES** We want to ensure that your stay is enjoyable and respectful to our property. Please take a moment to review our house rules: 1. **Extended Stays Only:** We welcome guests staying for 31+ days to book our property due to City regulations. 2. **Respectful Environment:** Our neighborhood is peaceful, and we kindly ask all guests to respect our neighbors. No loud parties or events are allowed. Small gatherings of fewer than 12 people are permitted. For larger events, the clubhouse is available for rental. Please contact us for clubhouse rental inquiries. 3. **Security Deposit:** A $500 additional refundable deposit is required for each small family gathering. 4. **Drug-Free Zone:** We have a zero-tolerance policy for recreational drugs. 5. **Smoke-Free Property:** Our property is non-smoking. A minimum penalty charge of $200 will be collected for violations of this rule. 6. **Identity Verification:** Prior to check-in, we require identity verification for all guests. 7. **Deposit Payment:** To avoid non-refundable cancellations, the deposit must be paid before check-in. 8. **Cleaning and Damages:** The cleaning fee covers basic cleaning and disinfection services. Guests will be responsible for any extra cleaning, damages, or complaints from neighbors, with a minimum penalty charge of $1000. 9. **Accurate Guest Count:** The number of guests in your reservation must be accurate at check-in and during your stay to avoid non-refundable cancellations and extra charges. 10. **Maximum Occupancy:** The maximum number of guests allowed in the house is 12. A $100 penalty fee per day will apply for each guest exceeding this limit. 11. **Key and Remote Charges:** Missing key: $150, missing garage remote: $200, missing TV remote: $50, missing curtain remote: $300, missing fireplace illuminating light remote: $200. Please ensure all items are returned at checkout. 12. **Early Check-in/Late Checkout:** An additional fee of $30 per hour applies for approved early check-in and late checkout requests. 13. **Environmental Responsibility:** Excessive use of water and electricity is not permitted. Guests will be responsible for utility costs exceeding the average monthly billing amount. 14. **HOA Compliance:** All guests must comply with HOA rules to avoid penalty costs to the owners. Examples include parking in designated areas, returning trash bins by Wednesday noon, and keeping the garage door closed. 15. **Pet Policy:** A fee of $200 per pet per month is applicable for pets staying at the property. Please inform your host of the number of pets and the duration of their stay before the check-in date. Any damages caused by pets will be deducted from the deposit based on repair quotes. We will provide 2 wee wee pads to welcome your furry companions. 16. **Safety Precautions:** For your safety, exercise caution when using appliances such as stoves, propane grills, fireplaces, hot water, bathtubs, electronic devices, and sharp objects like knives. 17. **Child Safety:** Infants, toddlers, and young children must always be accompanied by adults. Please never leave young children unsupervised. 18. **Trash Disposal:** Trash pickup occurs every Tuesday. Please place the trash bins outside on Monday night and return them to the side yard by Wednesday noon to avoid HOA violation charges. 19. **Waste Disposal Instructions:** Ensure all trash is placed in the green bins located at the side yard before checkout. Please use trash bags for liquid and food waste to prevent leaks. In case of excess trash beyond bin capacity, additional trash pickup may incur a charge ranging from $250 to $580, depending on the volume. 20. **Additional Amenities:** Travel cribs and high chairs are available upon request to enhance your stay.
