Noosa main beac and Hastings Street cafes, restaurants and boutiques are only a 5 min drive or bus ride, or a easy 15 min bike ride away. **The property is suitable for a maximum of 2 guests. Please note in order to comply with Noosa Council's code of conduct, our building has a very strict no party / excess rules. Please kindly ensure you are familiar with the information in "other details to note section" in this listing ** THE SPACE: This modern architecturally designed large penthouse apartment is located on the top level with wide ocean views. The space features an open plan kitchen, dining and living area, powder room and second lounge area for quiet reading or retreat. The apartment is surrounded by spacious balconies and offers ocean views and sea breezes. Stairs lead to the private roof top terrace. The kitchen is well-appointed with modern SMEG appliances, dishwasher, Nespresso machine with some basic pantry items, and tea and coffee items to get you started. Dine alfresco on balcony off the main living area or on the private roof top terrace, or inside which also has ocean views. The dining room has bi-fold stacking doors which fully open to wide balconies which have an outdoor dining table, and sitting area. The spacious light-filled lounge room with its comfy sofas also has ocean views and sea breezes and offers a peaceful respite. Smart TV, ceiling fans and air conditioning. The Master bedroom has a King size bed, ensuite and walk-in wardrobe, air conditioning and ceiling fan. The ensuite has a double vanity and walk-in shower. The master bedroom is also located on the same level as the main living areas. Atop of the apartment is a large private rooftop terrace with magnesium salt water plunge pool and incredible 360-degree ocean and hinterland views. You will also find sun lounges and an outdoor dining table and separate seating area. Please note the plunge pool is not heated or used as a spa * A fully equipped private laundry with front-loading washing machine, dryer and ironing facilities. Drying racks are also provided. Entry is via a small courtyard on the ground level. A single car space in garage is provided. OTHER: The apartment is professionally cleaned before and after each stay. Cleaning is also available during your stay should you require it, at an additional cost. There are multiple surfboard, bike and scooter hire outlets in the area. If you require further information on this please let us know. If you require baby equipment we can arrange this to be hired and delivered to the property on your behalf (please give us one weeks notice to arrange this thank you) Guest access You will have full private access to the whole top floor apartment, rooftop terrace, and plunge pool. Other things to note Maximum occupancy is 2 guests. Under no circumstances can any more guests be accommodated (infants in cots are accepted). Pets: Due to our Body Corporate bylaws, pets are not permitted for Short Term Accommodation. ** Important Note ** Noosa Council Local Laws & Noise Restrictions Our local council have passed new laws for all holiday accommodation properties in the Shire from the 1st of February 2022. Noosa Council Requirements: As per the new code of conduct Noosa Council have passed from the 1st of February we require the below for every guest over 18 years that will be staying / visiting the property: First and last names of all guests staying in the property Ages of adults and children Mobile number of each adult staying Reason for your stay The laws are mostly in regards to any type of excessive noise that will disturb our residential neighbours at any time but especially after 10pm at night. Excessive noise is deemed as loud talking, laughing or singing as well as loud music or screaming and shouting. Council have a 24/7 complaints hotline for residents of Noosa and a security team member will need to respond to complaints with 30 minutes, either via phone call to you or a visit to the property. If this occurs during your stay the charge for the call / callout will be submitted for payment to the main guest. Please remember these are not our individual host rules but are Council laws which we must respect to keep our holiday management rights for the property. These are reviewed annually and will be declined if complaints are made. We kindly ask you not to take your frustration out on our team. These laws also include lights being left on at night, excessive car parking (or parking on front of neighbours properties) and use of other residents' bins. Please ensure that you are aware of these laws as they have been agreed to in our terms and conditions. Due to the strict Noosa Council code of conduct we ask our guests to refrain from using the balcony and roof top deck after 9pm. Any type of noise travels down to our sleeping residents in the apartment block behind the townhouses. The living areas and bedrooms are air conditioned. Please be mindful of not leaving windows and doors open when the air conditioning is on. Swimming Pool & Roof Top Gardener Our trusted pool technician Pierre attends to the roof top plunge pool once a week. Sebastian our gardener also attends to the roof top garden every Wednesday. Due to their location he will have to enter the property to gain access to the roof top deck. Pierre normally attends near the end of the week (Thursday or Friday) but this can change due to circumstances. For bookings for 10 days or more we can organise a mid stay clean and linen change. Please let us know prior to your arrival (please note this will be at a cost to the you as the guest). (Average winter temps are between 20 - 25 degrees during the day). Kindly hose off sandy feet prior to entering the apartment. There is an outdoor shower at the end of the garage area
