Only an hour from downtown Burlington, and 40 minutes from Sugarbush, this post & beam tiny house sits on a x-country ski/snow shoe trail, where it crosses French Settlement Rd. in the mountain town of Lincoln. Built in 2021 for guests, friends & family, this cozy cottage has all the amenities one appreciates, when living in the deep north country. After a day of outdoor recreation or local touring, kindle a wood fire in the wood stove, settle in with a good book or chill with a bottle of wine. The space The cottage sits amongst a little compound of buildings that includes our house and music studio, & our garage. You'll hear the sounds of daily life here, which fluctuate with the seasons. We are near the end of a dead end road, altitude around 1800 feet, but neighbors are close by, and recreational visitors are the norm: biking, skiing, snow shoeing and hiking, where the path continues up the mountain here, all the way to Lincoln Gap. Most days it's quiet, and you'll feel comfortably secluded in the cottage, but other days you'll likely hear mild activity in the yard. For people who want to be away from all human activity and be totally remote, this is probably not for you. Yurt campers may tromp by on snow shoes, neighbors come & go, trucks pull in and out of the driveway, and deliveries arrive. The home business here has visitors, though not many at a time. We intentionally designed our buildings to have no windows facing the cottage, so in that way, we hope to give you more privacy, despite the moderate activity our home life requires. This spring our new woodshed and deck will be under construction for a few weeks, so please check with us first if you are hoping to avoid any type of construction noise. Our carpenters are considerate and friendly, so we don't expect a racket, but we know from experience that guests are different in how they perceive their surroundings. Our land comprises 12 acres of field and woods, but spends a lot of time being wet from mountain springs so we don't recommend it for rambling. We advise hiking on the road and on designated trails, that for the most part are navigable with the right kind of gear for the season. Again, check with us for local conditions, because they can change on a dime, and cause you to rethink your activities. Inside the cottage will take you back to old school Vermont, when buildings were made from hand hewn beams, sawn, notched and pegged from native trees. Our friend Lance Ballard cut the frame for us down at his shop in S. Woodstock, VT a couple winters ago, then come spring, hoisted the timbers into place with a crane, and pounded them into place, on the foundation we had poured. Local craftsman John Dickason finished off the inside, with fresh shiplap lumber & his carpentry know-how, making good use of every nook and cranny as small house builders must do. The result is charming, and simple. We didn't do much else, but equip it with furniture, appliances, and a cast iron tub. The building heats easily, using the automatic propane wall heater, and, if you want to, the wood stove, with firewood provided. The instant hot water heater is reliable, and the water out of the tap drinkable, and delicious! You'll find a fairly good selection of pots, pans & utensils to cook with. The fridge has a freezer, and coffee making supplies such as a grinder, drip carafe and filters are provided, along with a basic offering of teas, olive oil, balsamic vinegar, salt, pepper, sugar and a few spices. Guest access The cottage is totally yours while you're here, and locks with a key. The parking lot is shared.
