Hobbit House- Close to Ellicottville & skiing

Amazing scenery surrounds this cottage in the woods. About 3 miles up the back road is the top of Holiday Valley with a beautiful lake for summer fun. Not to mention the state park with thousands of acres. In the winter you are 8 miles from Holiday Valley ski resort which offers skiing for the beginner or advanced skier. Holimont ski resort is also next door and is open to the public during the week. After a day of skiing enjoy some food or drinks in the quaint village of Ellicottville. The space Great access to skiing, snowboarding, cross country trails, snowmobiling, and hunting. We also have a pack n play and a toddler and twin blow up mattress for little ones. The futon can be made into a bed, and please let us know ahead of your stay if you require this for your accommodations. No tenting, and sleeping outside is allowed. Guest access Access to entire house, porch with BBQ, yard and woods. Lot is 2 acres, partially wooded. Private driveway for ample parking. Other things to note NO pets allowed and no smoking on the property. Ages 21 and over only, except for families booking with children. We do not allow parties of over 8 people due to the well and septic capacity. Fully equipped kitchen. A fridge, stove, microwave, Keurig, utensils, pots/pans, etc are available for your convenience. We keep an Amazon Firestick and Alexa for use at the house. Wi-fi is provided. There is a DVD player and the TV has a USB port (right side) should you want to bring a USB stick with movies / TV shows (if you have .MKV files, rename them to .AVI or .MP4 and usually they will work).
