The apartment is located in Williamsburg, one of the more trendy neighborhood in Brooklyn. It's just one block away from the subway, Grand on the L train and minutes from Union Square. You can stay in the neighborhood and enjoy a huge variety of restaurant and bar (I'd be happy to give you more tips) The space The space is a clean, bright & well-taken care of a large 1 bedroom apartment+ a big living room with a queen sofa bed. The kitchen is stocked with practically everything you need. The king size bed is extremely hotel-quality comfy. Plus, living room's TV is setup with complimentary Netflix-HULU-HBO. Additionally, you'll be provided with other quality basics along with some thoughtful extras. Guest access Private entrance with personal door code. Guest access Entire apartment Other things to note I love to party but this is not a party pad. :) Max 4 guests to sleep. Please indicate how many people will be staying in unit as pricing will be reflective of this. Please be conscious of neighbors and guests in downstairs unit with respect to loud music/TV playing after 10pm. Also, I ask that guests keep shoes off once upstairs to protect the hardwood floors, rugs etc and to keep the overall apartment as hygienic as possible. Additional rules: • The house is professionally cleaned, but please make sure your dishes are cleaned and that everything is in the general place that you found it on arrival. This helps keep the cleaning fee low. • When checking out, please make sure all doors and windows are shut and locked. • Guests You are not permitted to have any guests on the property beyond those included in your rental agreement unless you request and receive written permission. That includes day guests and over night guests. There is a $500 fine if discovered you have brought other guests that exceeds the rental agreement. • If you're interested in doing a photoshoot or filming at the house, please contact me for pricing. Photography or filming done on the premises are subject to additional fines up to $1000 and will forfeit their rental agreement. • Please enjoy the house and all the fun things I've included here! I've put a lot of time and energy into making this a beautiful and relaxing place to stay. Please be respectful of all of the furniture and accessories that I've collected. Everything in the house is very special. Additional rules VACATION RENTAL AGREEMENT - (THIS IS NOT A LEASE) This is a vacation rental agreement for a temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to these Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property. [1.] The number of people who may be at the property at any one time is the same number of renters stated on the reservation confirmation. In other words – no non-renting guests are permitted. If you would like to invite guests over for drinks or dinner you must receive written permission ahead of time from the owner and/or property management. [2.] The vacation rental agreement begins at 1 p.m. on the check-in date and ends at 11 a.m. on the check-out date (unless other times are approved in writing by the owner). [3.] Dogs may be allowed but the renter must first contact the owner for a discussion. We understand that many people do not want to leave their dogs behind when they go on vacation. There is a $50 dog fee per dog (2 max) for their stay to cover the cost of extra cleanings needed. We are open to having dogs stay so long as their owners are sensitive to and understand some basic issues. Cats are not allowed and if it has been discovered there has been a cat, there is a $300 fee for the deep cleaning that will be needed. Finally dog owners should understand that we will not hesitate to deduct as needed from their house deposit to cover any cleaning or repairs necessitated by the presence of their pets. 4.] An illegal or abusive use of the Internet access is not allowed. [5.] No professional photo shoots allowed without written permission from the owner. If you're interested in having a photo shoot please contact us first for a discussion. [6.] The guest shall allow the owner (or his designee) access to the property for purposes of repairs and inspection if required. The owner shall exercise this right of access in a reasonable manner. [7.] If for any reason beyond the control of the owner the house is unavailable the owner may cancel the rental agreement and a full refund of all fees paid will be made to the guest. [8.] The owner may withhold all or part of the deposit if any of the house rules are broken. Cause for withholding deposit funds include, but are not limited to, the following: • Damage to the premises or contents • Missing items requiring replacement (including keys) • Excessive cleaning required • Not complying fully with the "before you depart" checklist • Charges for mailing personal items left behind • Evidence of more persons using the property than were authorized • Evidence of a dog or any pet that wasn't authorized • Unauthorized late check out • excessive loud noise after the quiet times. • if a noise citation is delivered to us, you the guest will be responsible to pay for the fine but an additional $200 penalty for the breaking the noise ordinance.
