Littlefield -Private self-contained annex,sleeps 4

A countryside retreat (ideal for families, couples & those with mobility impairments) at our self-contained annex comprising of private entrance, double bedroom, kitchen/lounge (with new double sofa bed) & wet room. Ample off-road parking & EV charger outside the door. Surrounded by beautiful river walks and situated in Dartmoor National Park. Many beaches within 25 minutes drive. Local shops include: Co-Op, antiques, butcher & chemist, 5 minutes walk out of the lane! Close to Totnes &Ashburton. The space Littlefield annex is situated towards the end of a pretty lane on the edge of a thriving village. The accommodation is a completely self-contained annex with some adaptations made for those with mobility impairments (please see photos, feel free to message with measurement queries etc). The apartment has it's own private entrance, double bedroom with sprung mattress, optional bed rail if required for anyone with mobility needs, kitchen/lounge, wet room (with optional free-standing shower chair for anyone requiring it) and ample off-road parking. There is a sofa bed (full double - great for two children or two adults) in the lounge, living room for up to four guests in total. There is also room if you wish to bring a travel cot or similar in the bedroom or lounge. The bedroom looks out onto our back garden and the property is separated by a passageway leading from it's own (lockable) back door to our dining room, giving you total privacy for your stay. We generally do not use the passageway when guests are staying. We live in the house attached to the annex and can usually be easily reached to help with any queries and questions although occasionally we are away, during which time we can be reached by phone/message and a local friend is available for emergencies. We are a family of three with one cat, who does not have access to the annex. To the front of the property there is a large driveway giving ample space for parking and turning. We are just 5 minutes walk from the local co-op (open 7am-11pm every day) and from the nearest pub although you'll feel like you're very much tucked away in the countryside as you arrive via the country lane. EV charger:- Please note that we cannot advise on compatibility between your car and our EV charger, the details of which are here:- Zappi EV charger 7kw tethered Payment for EV charging is charged at 40p/kwh. We will send screenshots showing how much electricity has been used via the EV charger and then send a request for payment via the airbnb app on the day of check out, to be paid within 12 hours of departure please. Guest access You have complete and private use of the self-contained space - bedroom, kitchen/lounge (with double sofa bed), wet room, entrance porch and front patio area. There's plenty of parking at the front for up to 3 guest vehicles. The bedroom looks out onto the back garden but access to this is restricted. Other things to note *PLEASE USE OUR DIRECTIONS TO FIND LITTLEFIELD!* Access is down a short but narrow Devon lane. Children welcome. Provided for your use is an Ikea highchair, baby/toddler toys, a footstool and children's plastic cutlery and crockery. Should you require anything else for young children, we may be able to help with prior arrangement. The area is perfect for little and big children with streams to wade and paddle in, a great nearby park and beautiful woods perfect for playing hide and seek in! Cats live at this property. We have two friendly cats who you may see in the garden. Please do not allow them to enter the annex should they show an interest, or leave the door open so that they may slip in. No dogs on the property please, the cats got here first. Please note that there is no washing machine in the annex. We do not charge a cleaning fee. We hope that people look after the property and leave it as they find it, as per Airbnb rules. Please do let us know if you require bedding for the sofa bed or any of the following:- bed rail, shower stool, shower chair or back door key for easier wheelchair access into the annex.
