Sparrow Bend River Retreat features RV spots, camp sites and 2 house rentals. The space RV NOT PROVIDED RV Slot 2 is ready for any sized rig. Complete with full 30 and 50 amp electric, water, and septic. All utilities included in price. A restroom facility with hot water shower and toilet is available for your use. Shared with other campers on site. Slots 2 is situated the right of the main house (Casa Topo, also on Airbnb) but with enough distance so as to provide a private experience for all. Option to rent both Slot 1 and 2 is available for more privacy. Reach out for details. Please see map in listing photos for reference. Slot 2 is the slot closest to the house. You will enjoy dining out on the provided picnic table under the array of cafe lights. Roast some marshmallows over the fire pit and custom chairs. Layback at night under a dazzling canopy of stars, and wake in the morning to the sounds of deer grazing just a few feet from your site. Direct river access with floats and tubes available for use. Breakout the yard games and family sports on the acre plus lush lawn, just yards from the waters edge for a refreshing dip after a fierce game of bocce ball. The property is private and gated. Sparrow Bend River Retreat features RV spots, camp sites and 2 house rentals Guest access Your booking is for RV Slot 2: Slots 1 and 2 will be to your immediate right (the closest to the gate is a back-in with plenty of room in front of it to maneuver. The second, just beyond that first small tree is a pull thru, again with plenty of room. The electric boxes are marked with the slot number. Both slots have clean outs close to their electric boxes. Water for the slot 1 is from a spigot near that box and water for slot two comes from right off the maid house. Let us know if you need a hose to reach. Please try to set up away from the house so as to maximize the privacy. Both slots share that cafe lights/picnic table area and the metal fire ring overlooking the river. We did build a smaller separate firepit near slot 2 though in case seperate parties want their own fire. You have access to the camper bathroom facility, with 2 outdoor showers, 2 air conditioned restroom stalls, a sink, a phone charging station and an electric grill. This is on the other side of the main house, near the firewood and camper parking. Look for the “Camp+RV Restroom” sign and the picnic table. Other things to note We seek to provide a 5 star experience for each guest and a major part of that is full transparency into what you're booking. -This is slot to bring your own RV or camper to. No RV is provided. -The property has multiple campsites, rv slots and vacation rentals. Each is intentionally spaced to provide maximum privacy but be aware there may be other groups on the property during your stay. -We do everything in our power to ensure a peaceful and relaxing environment at Sparrow Bend, and it is just that 99% of the time, but there are occasionally factors outside our control such as neighbor's music or neighborhood dogs barking. -On occasion, folks along the river will play music and it can be a nuisance. If you happen to be there on one of those days, please let us know as soon as possible so we can reach out to resolve the situation as best we can. At the end of the day it is a river/lake property, as well as outside an city ordinances, so our hands are tied to a certain degree, but we will do everything in our power to resolve the issue. -There is firewood available for sale. 7$ per bundle (1 cb ft or ~5-6 medium sized pieces).
