There are three entirely separate Airbnb rental units in this three family house/townhome. This apartment is on the second floor and offers a private entrance and balcony deck with picturesque views of the yard. The bedroom has a premium coil spring and gel hybrid queen bed and oh so cozy bedding and plush pillows (sleeps 2 people). Also has 2 trifold queen mattresses to stack for extra comfort. Each plant, every piece of furniture and bedding have been carefully curated to ensure your comfort and tranquility. Experience the magic of this creative haven while enjoying all the Hudson Valley/Catskills region has to offer (see our guidebook for hikes, restaurants, grocery stores, tours, and wineries) Guest access Enjoy exclusive access to the entire second-floor private apartment, affectionately known as 'The Loft', boasting a bright and airy ambiance. Step onto your private second-floor deck, complete with a two-person bistro set and patio seating for four. Additionally, guests have shared access to the expansive yard, outdoor dining area, barbecue, wood-burning fire pit, charming garden spaces, and ample parking with two designated spaces. You have your own hot tub. Your apartment has a 30 gallon hot water tank and you have access to use that water as you choose (showers, dishwashing, etc). We recommend showers over baths as well as doing laundry in cold or cool cycles. It takes about 1 hour for the hot water to heat back up if it gets drained through a bath, multiple showers etc. 😊☀️ As a house rule, we kindly request that guests refrain from arriving on the property before the 3:00 PM check-in time and ensure checkout by 11:00 AM. This allows our cleaning team sufficient time to complete their tasks thoroughly and without interruption between guests. Unfortunately, we are unable to accommodate early or late check-in/out times without additional cleaning staff. However, we may be able to arrange early check-in or late check-out for an additional fee of $40 per hour, provided arrangements are made well in advance. If you have not arranged and paid for late check out ahead of time please be out on time or the late checkout fees will apply at $80 for each hour. For reservations exceeding 28 days booked through Airbnb, please note that they are considered short-term stays. By confirming your booking, you agree that we will briefly access and retain full ownership of the unit before each 28-day period, which will then be returned to you. This process ensures that your stay remains short-term, preventing any tenant rights from being established as each short-term stay is briefly concluded before the 28-day mark, followed by the start of a new short-term stay Below this unit, there is another short-term rental apartment which can be booked separately. It has a similar configuration and also has its own hot tub on a different side of the house. It’s ideal for accommodating additional friends or guests who may wish to book it separately. Please make sure to include all guests who will be on property in your reservation. If you do not want to add people who will just be ‘stopping by’ or ‘here just for a meal’ to your reservation, please look at our guidebook for some great places to meet up with them off property and thank you. There is a $300 penalty per person per day if you have more people than your actual reservation on property Please note that we have to provide this waiver below for our insurance company; this is provided prior to booking in Guest Access section as well as in the House Manual in the Arrival Guide: Hot Tub Use Waiver: By booking this property, you and your guests acknowledge and agree to the following terms regarding the use of the hot tub: 1. Assumption of Risk: The use of the hot tub is at your own risk. The property owner is not liable for any injury, illness, or death resulting from the use of the hot tub. 2. Health Precautions: Guests with health concerns, including but not limited to heart conditions, respiratory problems, or pregnancy, should consult a physician before using the hot tub. Use of the hot tub is not recommended for individuals under the influence of alcohol or drugs. 3. Supervision: Children under the age of 18 must be supervised by an adult at all times while using the hot tub. The hot tub cover must be secured when not in use to ensure the safety of children and pets. 4. Proper Use: Guests are responsible for following all posted instructions and guidelines regarding the hot tub. No glass containers are permitted in or near the hot tub. Misuse of the hot tub may result in additional charges for damages or cleaning. 5. Maintenance & Cleanliness: The hot tub is regularly cleaned and maintained. If you notice any issues or malfunctions, please notify the property owner immediately. Do not attempt to adjust or tamper with any equipment. 6. Liability Waiver: By using the hot tub, you release the property owner from any and all claims, damages, or expenses that may arise from the use of the hot tub. Other things to note There is no smoking/vaping/e-cigarettes inside the unit and also not allowed outside the unit anywhere on property so please do not book if you or your guests smoke/vape/use e-cigarettes as this would be a bad fit for both of us. We welcome well behaved pets who are used to traveling, so please let us know who your furry companions will be and what your daily plan is for them. It is very important to put the hot tub cover back on as soon as you are done using it, to turn the air flow to as low as possible (grey knob), and to turn the jets off when done and to return the temperature back to 104 if you had turned it down. Thanks !!! We have outside plugs where you may plug in your own Level 1 EV charger at no additional cost to you. We do not have any Level 2 EV charging available. Please note that this is surrounded by 3 acres of woods. We clean and always inspect for insects; that said insects can come in through open doors, windows and on the groceries you bring in. Please note that the window AC unit is installed for summertime use and removed from the window for cooler seasons. Please note that that our property is supplied by well water, a natural and renewable resource. Well water often contains a variety of naturally occurring, harmless minerals, and as a result, there may be occasional natural variations in taste, scent, and appearance. This is normal and common with well water, especially compared to highly treated city water. If you notice a slight scent, letting the water run for a few minutes up to a half hour can help bring new water through the pipes. We’ve hosted hundreds of guests who have enjoyed their stay with no issues, but we want to ensure everyone is aware ahead of time that these natural variations are part of the experience of staying in a home with fresh well water. We provide the fire pit as well as a grill and to keep your stay as economical as possible and for insurance reasons guests can bring their own starters/fuel, wood, and/or charcoal); they are available at local stores and are not provided. Use of grills and fire pits (any outdoor burning) are always subject to local burn bans which can be declared at the state, county and/or town levels when conditions are dangerous to have fires. These are out of our control. Washer and dryer may be used. Please bring your preferred supplies and use the detergent only in the washer.
