Modern and contemporary home over 2 levels (master suite on 1st floor). 3 double bedrooms and 2 bathrooms. Stunning designer gardens, sun loungers, BBQ and dining. Off-street parking for 3 cars. Chic open plan German kitchen-diner with doors to garden. Children’s toys, highchair and travel cot. Dogs welcome. Kitchen / dining room - French doors to the garden and outdoor dining with BBQ patio. Open plan modern interior that’s fully equipped with Neff appliances, Nespresso coffee machine, washer/ dryer, iron, dining table for 6 people and highchair. Baby high chair, board games and puzzles for all the family. Welcome pack - bottle of wine, loaf of bread, pint of milk, 6 coffee pods and tea bags, biscuits, Tiptree mini jam/ honey/ ketchup/ brown sauce, Essex crisps, washing up liquid and dishwasher tablets, sugar, ice, shower gel, shampoo/ conditioner, laundry gel, BBQ gas, tin foil/ cellophane. Living room - A bright and cosy room. Log burner, Freeview smart tv and dvd player with over 300 DVD's to watch, sofa seats for 6 people, children’s toy box. Ground floor bathroom - separate shower and free standing bath in a large family bathroom. Bath and beach towels provided. Pls note there are no hand rails and the bathroom is not suitable for disabled use. Hallway - bright and airy open plan hallway with views from the front door across to the back garden. Library with books and dvd’s for guests to use during their stay. Beach kit - beach towels, buckets and spades, crab net, sun shelter, beach matt, wind break, bat and ball. Underfloor heating for the colder months. Master suite (first floor) - upstairs suite with dressing area, en suite (shower, toilet and sink) and king size bed with double aspect vaulted ceiling, Freeview smart tv, plenty of space for the travel cot, baby stair gate. Bedroom 2 (ground floor) - king size bed, back garden views, Freeview smart tv, double wardrobe, chest of drawers. Bedroom 3 (ground floor) - zip and link bed for king size as standard (children's twin available upon request) and a single wardrobe. Pls note the twin beds are child width, so will be narrow for adults. Gardens and access - front garden has off-street parking for 3 cars with further street parking. 2 shallow steps to the front door. Back garden has some steps (2) and shingle pathways, bbq, large dining table with 6 chairs, twin sun loungers and multiple patios, along with a beautiful designer garden (occasionally open to the National Garden Scheme) - please note this garden is secure for dogs and children but is not suitable for ball games and does not have grass for play (there is a recreation ground 200metres away). Dogs - food/ drink bowls, dry towel, treats, toy, sofa blankets, poo bags. Garden is unsuitable for ball games, but Eastcliff playing fields are just a 5 minute walk towards the beach. Sign-marked beaches available for dogs all year round. Safe waters for swimming. Pls notify upon booking if one small dog is coming. Kids - highchair, travel cot with mattress (bottom sheet linen provided), toy box, baby stair gate. Pls notify upon booking if baby kit is required - high chair, travel cot with mattress. Games - Trivial Pursuit, cards, kids games, Jenga, ball toss, connect 4 , puzzles, etc. Christmas decorations and tree put up. 400 metres from the beach. Promenade for winter walks and easy access, plenty of kiosks and cafes along the beach, lots of toilets and free parking. Beautiful soft sandy beaches in coves throughout holland on sea. Entertainment locally - plenty to do all year round for all the family, come rain or shine. Clacton Pier and Pavilion are excellent for children of all ages with rides, mini golf, food and tenpin bowling. Watersport hire/teaching (kite surfing, jet skiing, sailing, paddle boarding, hydrofoil) - search online for local providers. Curve Aqua Park in St Osyth. Hasty’s mini farm and petting zoo in Clacton, along with Colchester Zoo. Pleasure flights at Clacton airfield - the annual Clacton Airshow is superb. Pony rides at Monty’s Equestrian Centre in Holland on sea. Pay to play golf and driving range in Clacton at Miller’s Barn. Tennis/ pickleball/ squash with lessons and heated outdoor swimming pool at Frinton Tennis Club (non members welcome). Frinton cricket club welcomes non members. Restaurants for super eating out at all budgets. Superb salt-marsh bird watching at our various nature reserves and excellent photography. The property is a 1950’s semi-detached bungalow in a quiet residential area. There are 2 steps into the property and while it is mostly on the ground floor it is not designed for wheelchairs. There are no bathroom handles rails but there are anti-slip mats for the showers. Other things to note Pls notify upon booking if bedroom 3 twin bed set-up for children is required as only available by request - it’s normally set up as a king for adults. The twin beds are child width, so will be somewhat narrow for adults. Pls notify upon booking if baby kit is required - high chair, travel cot, etc. Baby mattress provided with bottom sheet, but other linens/ pillows are excluded. Pls notify if one small dog is coming.
